A landlord needs to be sure the tenants are moved in correctly, utilities are transferred and deposits secured. Choosing the Tenants Making the right decision is key. Choosing the best tenants for a property is a skill. Whilst we are keen to make sure your property is let quickly, choosing a bad tenant can be costly and time consuming. We take all the necessary references and make sure the tenants can afford the rent. A good reference from a previous landlord and employer is worth a lot. Financial references are about affordability. It is vital to be ready to reject a tenant as well as accept one. A poor reference is an indicator. Whilst a guarantor s document is sufficient to cover rent for a student or young person, it is generally not considered to be acceptable for a tenant in work who simply cannot afford to rent.
