The leases are handed over newly-built and designed by closer agreement, based on the internal design description guidelines. Leases are available from 4,000m² to 43,000 m². The leases must be used as offices, trade and service companies, including research and laboratories, education and public office purposes. A minimum of one parking space is available per 100 m² office, and possibility to establish underground parking facilities. From DKK 965 per m²- depending on the final layout etc. In addition to the rent, taxes, duties, operational and heating charges are also payable. Estimate DKK 250 per m². Estimate DKK 80 per m². The rent is regulated annually according to the consumer price index, minimum 3%. 10 years for the for lessee and 20 years for the lessor. 12 for both lessee and lessor. 7 INTERNAL DESIGN DESCRIPTION GUIDELINES All leases are designed together by the lessee and lessor, so the lease is customised to the lessee s specific requirements. Implementation of the design is based on the following description: Floors Walls Installation Will be of good quality carpet. There is also the possibility for wooden flooring by closer agreement. Smooth wall surfaces supplemented with glass partitions to allow maximum light. Regular basic lighting. Regular electric supply, including relating to each work space based on a layout with an area of m² per work space. The leases will be designed with ventilation in accordance to regulatory requirements. Cooling can be established at a supplementary charge. Alternatively, natural ventilation can be established if practically possible. Perimeter protection is supplied by the lessor. Protection of the individual lease is the lessor s responsibility. IT and telecom cables are not included, but the necessary cable trays will be established for feeding. Canteen Sanitation The lease can make an agreement to be supplied with a service kitchen. Special agreements can also be made to be equipped with a hot food kitchen. Will be of good quality and will usually be equipped with a shower.
