4 CORE PERFORMANCE FEATURES STRUCTURE & EXTERIOR Foundation wrapped with air gap membrane to help channel ground water into drainage system. Poured concrete front sidewalk included with all homes. Engineered floor joist and roof truss system for strength and performance. Optional low maintenance decks/verandas with treated wood construction and aluminum railing. Vinyl siding and engineered exterior trim for low maintenance and durability. 35 year laminated asphalt shingles. Maintenance free aluminum soffit, fascia and eavestrough. 8 Fascia for a bolder look. ENERGY EFFICIENCY Triple Pane windows with Low E glass and argon fill for superior efficiency and comfort. Navien tankless water heater with recirculation lines provides energy efficiency, saves space, and water. Rough-in for future solar panel system includes teck and ground wires from mechanical room to attic. Heat Recovery Ventilator (HRV) saves energy and provides fresh air. 96% High efficiency furnace with 2 stages and 2 speed fan. Provides energy savings and greater comfort. Programmable smart thermostat saves energy and connects to home automation packages. Light fixture package with LED and CFL bulbs for electricity savings and less maintenance. Motion sensor light switches (3 per home) for convenience and electricity savings. Fiberglass wall insulation package with spray foam at rim-joists and cantilevers. Fiberglass front and rear doors are durable, thermally efficient, and easy to paint. All homes are built to BuiltGreen Canada standards and include an EnerGuide rating. All homes are third party blower door tested to verify actual air tightness.

5 WATER SAVING FEATURES Plumbing faucets and fixtures meet WaterSense guidelines to save water without sacrificing performance. Water saving toilets in all homes save water and reduce utility costs. INDOOR AIR QUALITY Drip humidifier in all homes for indoor air quality and comfort. Pleated furnace filter and 3 extra filters supplied with each home. All furnace ducting is power vacuumed before occupancy. CONVENIENCE Emergency waterline shut-offs at all toilets and sinks. Recessed dryer vent box included with all finished laundry rooms for easy vent installation. Rough-in ceiling fan in master bedroom for future convenience and comfort. Soffit plug and switch for decorative exterior lighting and Christmas lights. Garage door opener included for homes with a garage. Three CAT5E telephone and three RG6 cable outlets with all homes. Lighting package is contemporary style with track lighting in kitchen area including LED bulbs. High ceiling fixtures include LED bulbs and all other fixtures include CFL bulbs. Kitchen ceiling lighting upgraded to 5 recessed pot lights with Par 30 LED bulbs. Kitchen area includes 5 recessed pot lights with LED bulbs plus lighting package upgraded to choice of River or Rue collection. Add garage door keypad on garage door jamb (as applicable). Add rough-in security. Add garburator rough-in wiring and switch. Add rough-in future doorbell chime to basement. Add 1 extra CAT5E telephone outlet in kitchen. Add central vacuum rough-in.

Baseboards are 3-1/4 MDF available in contemporary or traditional style. Upgraded baseboards to 3-7/8 MDF available in various styles. Interior passage doors are smooth finished and available in three styles. Upgraded interior passage door style selection (Winslow, Carrera, or Cheyenne). Bifold closet doors in bedrooms and foyers or swing type in walk-ins (as per plan). All closet doors upgraded to swing type passage doors. Schlage lever style door handle sets for all interior passage doors (Torino, Seville, or Solstice). Upgraded interior passage door lever set selection. (Schlage Merano, Manhattan, or Lattitude). Exterior doors come with Schlage Grade 1 security deadbolt and separate lever handle in satin nickel finish. Chrome bathroom hardware with a straight shower rod for all 5 tub surrounds.
