7 Benchmarking Energy Benchmarking Energy benchmarking means tracking a building s energy and water use and using a standard metric to compare the building s performance against past performance and its peers nationwide. These comparisons have been shown to drive energy efficiency upgrades and increase occupancy rates and property values.

8 Benchmarking Energy represents a significant portion of operating budgets for buildings across the nation. You can t manage what you don t measure? EPA? Consultant? Or, do it yourself?

9 What is Energy Star? Joint program of the U.S. Environmental Protection Agency (EPA) and the U.S. Department of Energy (DOE) Helps people and businesses save money and protect the environment through the use energy efficient products and practices. First introduced in 1992 by the EPA as a method to identify and promote energy efficient products (mostly appliances). Program extended to include new homes and buildings, labeled through the EPA s online benchmarking tool Portfolio Manager.

12 Preliminary Analysis Analyze historic utility use and cost. Develop the Energy Utilization Index (EUI) of the building. Compare the building EUI to similar buildings to determine if further engineering study and analysis are likely to produce significant energy savings. Preliminary Energy Use Analysis Start Auditing

13 What is an Energy Audit? An energy audit is a high-level definition of energy system optimization opportunities and outline of applicable utility incentive programs.

14 What is identified in an Energy Audit? The facility type being audited Some examples include the following: Commercial Building Retail Establishment Manufacturing Hospital or Healthcare Analysis of each Energy Source including : Energy Allocation to end use ( HVAC, Lighting, Plug loads etc.) Energy Consumption and Demand Energy Costs

15 What is an Energy Audit? ASHRAE ASHRAE Procedures for Energy Three (3) Levels of Energy Audits ASHRAE Level I Walk-through Analysis ASHRAE Level II Energy Survey & Analysis ASHRAE Level III Detailed Analysis of Capital Intensive Modifications

16 ASHRAE Level 1 Level I Walk-Through Analysis Assess a building s energy cost and efficiency by analyzing energy bills and conducting a brief onsite survey of the building. A Level I energy analysis will identify and provide a savings and cost analysis of low-cost/no-cost measures. It will also provide a listing of potential capital improvements that merit further consideration, and an initial judgment of potential costs and savings.

17 ASHRAE Level 2 Level II Energy Survey and Analysis This includes a more detailed building survey and energy analysis. A breakdown of the energy use within the building is provided. A Level II energy analysis will identify and provide the savings and cost analysis of all practical measures that meet the owner s constraints and economic criteria, along with a discussion of any changes to operation and maintenance procedures. It may also provide a listing of potential capital-intensive improvements that require more thorough data collection and engineering analysis, and a judgment of potential costs and savings. This level of analysis will be adequate for most buildings and measures.

18 ASHRAE Level 3 Level III Detailed Analysis of Capital-Intensive Modifications (IGA) This level of engineering analysis focuses on potential capital-intensive projects identified during the Level II analysis and involves more detailed field data gathering as well as a more rigorous engineering analysis. It provides detailed project cost and savings calculations with a high level of confidence sufficient for major capital investment decisions.

19 What is identified in an Energy Audit? Energy Conservation Measures: Operational modifications (low/no cost) Equipment or infrastructure replacement/upgrade (capital intensive) Opportunities to reduce energy costs: Tariff changes; third party supply agreements; meter consolidation, etc. Feasibility of identified measures: Will implementing any of these measures affect the operation or impact the occupant experience, negatively? Financial incentives to help buy down the cost of capitalbased projects.

22 What are Energy Assessments? An Energy Assessment is the process of documenting/analyzing energy and water use in a building to develop operational, behavioral and equipment modifications that will reduce the energy use and/or cost of operating the facility

23 Why Benchmark? Assess whole building energy and water consumption Track changes in energy, water, greenhouse gas emissions, and costs over time Track green power purchases Obtain facility s Energy Performance Score (available for certain building types), which rates a building on a scale of relative to its peers. A score of 75 or higher qualifies a building to earn EPA s ENERGY STAR Label

24 The LIPA Audit & Assessment Program for Small C&I Customers Types of Facility Evaluations: Energy Consultation (Assessment) Energy Audit Advanced ECM assessments on an as needed basis

25 Energy Consultations Cursory assessment of the potential electric opportunities in a facility, provided to customers in newer spaces, in cases where they are deemed relatively efficient, or customer looking for general information about efficiency (i.e., lighting is state-of-the-art; HVAC has high EER/SEER; peak demand is low). One site visit needed, review findings as this takes place. Overview of opportunities Guides toward the applicable rebates/incentives May recommend customer have an audit performed

26 LIPA Energy Audit A LIPA energy audit is the process of documenting/analyzing energy and water use in a building with the intent to develop operational and equipment modifications that will reduce the electric use and peak electric demand while identifying potential program incentives. Customer focused Qualified and approved auditors Comprehensive ASHRAE Level 1 essentially
