Land might be unsuitable (perhaps marshland). Slightly sloping downhill from East to West. No real constraints visible. Site has existing access from neighbouring estate. Drainage ditch running along the southern edge. Gas line? 1970s development of 18 houses to South of site. Ty Nant dwelling to the North-West. 1970s dwellings on opposite side of road to the South-East. Impact on village setting if developed? The natural extension of the existing estate would have minimal impact on the settlement. The site also falls within the existing development boundary. Opportunity for extension / infill Very logical infill site.

We agree only with DBR-GF-A If a need for further development is required within Groesffordd this site would be preferential. Justification of removal of mature trees would need to be set out prior to any development. INCLUDE site as a possible affordable housing exception site.

Connectivity Via hedgerows, trees and Nant Brynych Recommendations Retain hedgerows and mature trees; maintain a darkened corridor along the Nant Brynych, as well as a 10m exclusion zone landward of the riverbank, to permit scrub to develop. Brecon Beacons Park Society Ty Nant, Groesfordd. Only local needs affordable housing should be permitted in this small hamlet. If open market housing is permitted in what is in effect open countryside the primary purpose of the National Park, to conserve and enhance its natural beauty, wildlife and cultural heritage, will not be met. It would also conflict with PPW, which in section 4.5.4, states Countryside must be conserved and enhanced for the sake of its ecological and agricultural value and for its landscape and natural resources. (C1, C2, C4). Deliverability Assessment Is the site deliverable? Yes No insurmountable constraints.
