2 Subject Premises The premises lie on the southern side of Westbourne Grove, in the midst of a terrace of commercial properties between Ledbury Road to the west and Westbourne Grove Mews to the east. No. s 171 to 205 (odds) within this parade have retail or other A Class uses at ground floor level with three floors of accommodation on the upper floors (residential and/or offices). The ground floor units have varied shop fronts, most with separate entrance doors to the upper parts. Some of the shop fronts, such as that currently existing at the application premises are fully glazed; others have low level stall risers. The shop fronts and signage are fairly simple in their design, painted a variety of colours but predominantly white and shades of grey. The signage includes a variety of projecting hanging/box signs. Existing Signage There are two elements to the existing signage a fascia sign positioned centrally above the shop front and a projecting sign. These were approved in 2012 (LPA Ref: CA/12/01561). They involved silver grey letters on a white background. Proposed Signage The proposed signage is similar in its nature. The main differences are that rather than being silver grey lettering on white background they involve black lettering on the white background. The name of the incoming occupier, American Vintage, is proposed to be positioned towards the left hand side of the fascia. The size of the lettering will be proportionate to the fascia. The lettering will be matt black painted wood, 180cm in total width, 37cm in total height and with a depth/projection of 8mm. Above this a discreet white profile LED light is proposed (152cm in width, 1cm in height and 3cm deep). Details of this LED light are attached. The proposed projecting sign will be in the same position on the building as the existing projecting sign. It will be a discreet projecting box with a white background to match the shop front and black lettering to match the fascia signage. Full details are shown on Drwg No.14. The sign is as small as it can be to accommodate the name of the shop. If the same style of lettering were to be used as on the fascia sign a larger box would be required. Policy Assessment The signage is simple in terms of both its content (merely referring to the name of the occupier) and its design (involving black lettering on a white background). Size of lettering is in keeping with the shop front and the fascia as well as neighbouring properties.

3 The projecting sign is also limited to the name of the shop. As the guidance requires there is only one projecting sign and it will be located below the level of the first floor window cill. The projecting sign co-ordinates with the colour scheme of the overall shop front design. The illumination of the fascia sign is external and very discreet with a neat appearance, appropriate to the simplicity of the shop front itself and the street scene. The intensity of illumination will allow the sign to be read but will be low level and not cause any distracting glare.
