1 Project Description The proposed conditional use is an addition to the existing campus and seeks to align the campus development towards the east side of the property and north of Campus 2. The proposed project consists of six buildings: five office buildings and a below grade parking structure. The parking structure was approved in a previous submittal in May of The primary activity of these facilities will be software development offices. The five office buildings will consist of three above grade floors of approximately 33,000 sf each, for a total above grade square footage of approximately 100,000 sf. One building will have a below grade mechanical room (20,000 sf) that serves the two, westernmost, buildings. A centrally located, below grade, mechanical room (42,000 sf) north of the parking structure will serve the building on top of the parking ramp and the two easternmost buildings. Several features have been incorporated to reduce impacts to adjoining properties. They include, but are not limited to, the primary building construction to be set back from adjoining property lines, the massing will be horizontal in nature, parking is provided below grade, and a landscaped berm to be located between the proposed development and Northern Lights Road. This facility is designed to live in harmony with the previous Epic Campuses. Its use and impacts have been studied and the design solution crafted to minimize impacts to the natural environment. We believe this campus adheres to and exceeds the overall intentions of typical office development. It reflects the owner s desire to build environmentally sound structures with quality materials while providing a comfortable, user-friendly work environment.
