1 COMPETITION BRIEF A. Introduction About Plus Properties Plus Properties is a pioneer in Real Estate Sales & Marketing in Lebanon and the region. Plus Properties offers a diverse selection of luxury projects, ranging from residential buildings to mixed-use towers and gated communities. Its portfolio of projects includes today, Plus Towers (Downtown Beirut), Tilal Bhersaf (Bhersaf Metn), Yarze Gardens (Baabda), Yarze 76 (Baabda) and Monteverde 81 (Metn). Plus Properties believes in the Lebanese talents that have proven to compete with regional and worldwide standards. This belief in the creativity and know-how of architects drove Plus Properties to launch a yearly competition that aims to support and promote Lebanese emerging talents that will graduate in a year or so from renowned Universities, majoring in Architecture and Landscaping. This competition addresses undergraduates students (including seniors presenting their thesis) enrolled mainly in one of the following universities: - American University of Beirut - Balamand University (ALBA) - Lebanese American University - Notre Dame University - Université Saint Esprit - Kaslik - Université Libanaise *Other universities are also accepted Created in an academic framework, Plus Properties is working hand in hand with representatives of the professorial body in each University as well as renowned professionals from the industry who have brilliantly carried the Lebanese flag abroad. The competition This competition targets the architecture departments in the 6 above-mentioned universities within the context of a Real Project Design for TILAL BHERSAF gated community. The competition will comprise two categories: - Interior Design and - Landscaping

2 Tilal Bhersaf Tilal Bhersaf is located in Metn, between Broumana and Bekfaya, at an altitude of 900m. The area, Bhersaf, is renowned for its year-round mild and healthy climate, and is only 25Km away from the capital Beirut. Procedural Rules, Submissions and Conditions Required Items OPTIONAL but recommended LANDSCAPING competition Garden Floor at Tilal Bhersaf Applicant (s) is required to present a Zoning Plan (with a subdivision of designated areas & materials used) taking into consideration spacial & surrounding analysis. ( The building itself and its relation with its environment ; type of plants & trees to be used in relation with the site ) Applicant (s) is required to present a Rendered plan showing levels and color harmony Applicant (s) is required to present One Interesting Section - Elevation of his/her choice Applicant (s) is required to present two rendered views (preferably worked in 3D max) Support describing text of the chosen conceptual design (material, mood board, etc...) Applicant (s) can present one special design of a comfort zone (Pergola, Barbecue, etc ) INTERIOR ARCHITECTURE competition Duplex at Tilal Bhersaf Applicant (s) is required to present a Furnished plan with its modifications if needed ( demolitions and partitions ) taking into consideration a proper analysis of the site & the existing architecture to establish an appropriate design Applicant (s) is required to present a Rendered plan showing tiling material and ambiance Applicant (s) is required to present One Interesting Section - Elevation of his/her choice Applicant (s) is required to present two rendered Views (preferably worked in 3D max) Support describing text of the chosen conceptual design (material, mood board, etc...) Applicant (s) can present one special designed item (Table - Wall unit - etc ) Note: Applicant (s) shall strictly respect borders of building and surrounding taking into consideration a maximal fence height of 2.5 m for the landscaping design and exterior building façade for Interior Duplex design Presentation Format: All submitted documents are to be presented in A0 Format All submitted documents are to be presented as PDF

Eligibility This is a limited competition, not open for any admissions unless following below rules: Applicant (s) must be Lebanese citizens Applicant (s) must be registered undergraduates student in one of the following universities: LAU, AUB, NDU, USEK, ALBA, UL (or other acknowledged universities) Applicant (s) must be majoring in Interior Design or specializing in Landscaping design (other related majors are also accepted, ex: Architecture) Applicant (s) must have secured enough credits from their curriculum Applicant (s) must have a Facebook account (considering 40% of the competition will be held on Facebook) and the applicants can lobby with friends and families to get exposure of their project D. Universities Role The participating universities will, individually, coordinate with Plus Properties and support the competition in terms of registration process and promotion of the competition: -University to send s to all Interior Design and Landscaping design applicant (s), (in their seniors years) informing them about the competition. -University to assign one focal person in charge of coordinating with Plus Properties in terms of the Applicant (s) registrations, namely for the Sign off of agreement, receiving filled Registrations, supporting with Applicant (s) ID -University to allow Plus Properties to have Roll Up banners on campus in order to promote the competition to students. -University to post the competition advertisement - provided by Plus Properties - on the official website of the university if any- and on the Facebook official page. Notes: *This competition is considered outside of the academic curriculum; therefore the Faculty has no obligation towards the contestants, however any guidance/advisory from the faculty will give an added value for the designs presented by applicant(s) increasing their chance to win. *No Financial claims from Universities are at stake, only the cooperation and support of the university are demanded. In return, the university will: -Get exposure, its Logo will be featured on Roll up banners and Social Media communications. The participation of the University in the competition will be announced in all the media publications (Press, Magazines, TV, and Radio) Be represented in the Professional Panel with one person of their choice, preferably Dean F. Selections The Selection process will follow several stages, illustrated as following: Stage I- Pre-selection A pre-selection will be made internally by Plus Properties Management filtering valid projects answering Hypothesis and requirements and deadlines. Stage II-Social Media mass voting Plus Properties will create a Facebook voting application whereas all approved designs will be uploaded for the public opinion and assessment. Voting grades will be considered 40% out of the total score. The highest grade will be given to the highest ranking votes as the example below:

We will include in jury members of Academia, professional experts and representatives of Plus Properties. ACADEMIA - One representative from each university (to be assigned by the university s management and agreed upon with Plus Properties) THE PROFESSIONAL EXPERTS - The renowned Architect Elie Gebrayel, CEO of ERGA group. - The renowned Architect Designer Dori Hitti, partner at Le Cercle Hitti. - The renowned professional in the landscaping business Mr. Etienne Debbaneh, chairman and CEO of Exotica PLUS PROPERTIES - Mr. Georges Chehwane, Chairman of Plus Properties. - Mrs. Carole Zakhour Chehwane Plus Properties - Dr. Maher Tamim, Head of PMD (Project and Management Development) The Jury's assignment will be to evaluate the presented designs of each of the participants in the competition and to award prizes and distinctions to the best competitors. -While the Competition is in progress, the Jurors should refrain from expressing their opinions in public about the competitors and the results of particular stages. -The deliberations of the Jury are confidential. The assessments of the Jurors will be treated as confidential until the announcement of the Competition results.

7 Grading system I. Judging the eligibility of participants to the Competition in terms of fitting the criteria of 'Applicant (s)', as described in article C- Eligibility. II. Applicant (s) will get the chance to present their designs in front of the Panel for 15 minutes Jury will have the opportunity to interact with Applicant (s). III. The points system involves the evaluation on a scale from 1 to 20 (no fractions allowed), with 1 as the lowest mark and 20 as the highest. IV. Jury s votes will be considered 60% out of the total score (the 40% remaining result goes to the social media voting). V. Each category of this professional panel will assess the designs presented following to a points system on a scale from 0 to 5 considering: -0 as a disqualifying grade -3 as fair -4 as good -5 as excellent Dealing with 4 main criteria that are: -Space Layout (Elements, circulation) -Choice of materials/color harmony - Conceptual approach/creation - Presentation (Visual and verbal) VI. 1 combined vote for the Experts (Mr. Gebrayel, Mr. Hitti and Mr. Debbaneh) 1 combined vote for Faculty corps (6 professionals each representing one University) 1 combined vote Plus Properties (Represented by its chairman and the head of PMD) VII. A typical scoring sheet will look like the following template. 8 Final provisions VIII. Results will be presented to the Applicant (s) with full details in order to avoid any false presumptions of inducement.. G. Awards and Payment to Competitors Plus Properties s.a.l will be offering 3000 USD in cash for the best interior design and 3000 USD in cash for the best landscaping design. H. Competition Schedule Launching Date: 21 st of May 2012 Registration Deadline (flexible): End of June 2012 Submission of Designs Deadline: Mid-August Announcement Pre-selection of designs: End of August Facebook Competition starts: 1 st of September 2012 Facebook Competition ends: 30 th of September 2012 Jury selection Date: 3 rd of October 2012 (with a pre-announced schedule according to alphabetical order of Applicant (s) names) I. 9 Registration Agreement Whereas, Plus Properties s.a.l, is organizing a competition for Architecture University Applicant (s) addressed to undergraduates Applicant (s) enrolled in one of the following universities: LAU, AUB, NDU, USEK, ALBA, UL, the Applicant(s), Whereas, the Applicant(s) has read and understood the competition brief provided by Plus Properties and attached to the present Agreement, the Brief The Applicant(s) hereby agrees to be bound by the provisions of the Brief and by the following terms and conditions: - Plus Properties s.a.l reserves the right at any time to cancel the competition and cancel the Agreement without any liabilities. - All information disclosed and provided by Plus Properties s.a.l to the Applicant(s) such as Auto CAD files, sales kit, and project overview shall be treated as confidential and shall remain the property of Plus Properties s.a.l. - Applicant(s) must submit materials on time and Plus Properties s.a.l shall have the right to reject and not consider any design submitted outside the specified deadline and outside the specified requirement and hypothesis. - Plus Properties s.a.l shall not be liable in any way whatsoever toward third parties for any design presented by any Applicant(s) and not the property of the latter. Such applicant(s) shall take full responsibility for steeling and/or copying the design. In the case the applicant is a winner, he will commit to return the winning prize to Plus Properties and the next in line will win the prize. - Plus Properties s.a.l reserves the right to utilize and make use of any proposed design. - The Agreement shall be governed and construed in accordance with the laws of Lebanon. All disputes which may arise between the parties shall, if they cannot be amicably settled, be settled by the Beirut courts. - The Agreement to be executed on one original copy to be kept with Plus Properties s.a.l.
