2 Description: Day Wildlife Recreation Area (DWRA) is a 3,959 mixed timber tract. DWRA is made up of approximately 1,932 acres of pine plantation, 1,020 acres hardwood/pine mixed timber, 493 acres of hardwood timber, 496 acres of Gravel pits/reclaim areas, and 59 acres of roads and a gas line. The property is an outstanding deer and turkey hunting tract; additionally, the diversely managed wildlife habitats produce a variety of wildlife species including bobwhite quail, dove, rabbits, squirrels, and waterfowl. Since 1983 the property has been intensely managed for deer hunting using Quality Deer Management Association (QDMA) guidelines, which extensive wildlife surveys has shown to have strengthened the deer antler and body size. The property boasts excellent turkey hunting as the mix between pine, hardwoods, and open food plots provides excellent turkey habitat. The location on the Tennessee/Tombigbee flyway has great potential for waterfowl hunting. DWRA has a water control structure capable of flooding hardwood bottoms as well as many naturally formed cypress and tupelo gum sloughs that hold wintering ducks. Due to many upland food plot areas the property can be managed for good dove and bobwhite quail hunting opportunities. Sand and gravel mining are no longer practiced on the property but were an integral part of the land use the last 50 years, these operations have resulted in the production of a number of high quality fishing impoundments that provide excellent bass, bream, catfish, and crappie fishing. Location: Acreage: Improvements: Price: The tract is located in south central Lowndes County Mississippi, 11 miles south of Columbus and 11 miles northeast of Black Prairie Wildlife Management Area. The property is bordered on the north, south, and east sides by the Tombigbee Waterway and Old Macon Road to the West. The property has an ideal location as it is less than 4 miles from the Weyerhauser timber plant as well as having good access by Old Macon Road. The property is very accessible due to an excellent system of mill gravel roads as well as quality sandy/dirt roads acres DWRA has a 2093 sq ft elevated, woodframed, and fully furnished hunting lodge with a bedroom, kitchen, and living room. $8,000,000 or $2, per acre Taxes: $8, Timber: DWRA has been managed as commercial timber operation for generations. It once consisted of nearly all large hardwood timber, but over the years much of
3 the hardwood timber has been harvested and re-planted to pine plantations. According to information provided by the owner, there are 2,768 acres in commercial timber stands. The pine area consists of 1,812 acres of various aged timber plantations. Additionally, there are an estimated 956 acres of natural pines and mixed hardwoods. Below is a table showing the various stands, date planted, acreage and whether it has been thinned. The timber was appraised in September 2014 for $3,935,300.
