1 Tracker Plus BREEAM / Comparison Report Low Energy Building Design Created by Group E, 01 May

2 1.0 Introduction to the Tracker Plus BREEAM / Comparator The Tracker Plus BREEAM / comparator tool has been produced to assist assessors and design teams in evaluating the impact of assessing their project under the new BREEAM scheme rather than the current BREEAM scheme. Questions this tool aims to answer are: 1) What should my BREEAM design / specification under BREEAM? 2) What additional BREEAM credits will we need to achieve to attain our target rating under BREEAM? In order to generate the likely s under BREEAM the user must undertake the following: 1) Select the appropriate building type (eg ice) and other relevant features (eg location type (Other Buildings only), presence of lifts, irrigation systems etc). This sets the appropriate credit list. 2) Select the credits targeted / assumed achievable under BREEAM. This information is used to calculate the equivalent BREEAM. 3) Select any additional credits that may be targeted / assumed achievable under BREEAM in order to attain the desired BREEAM. Comparator Results Project name Building details User defined BREEAM Calculated equivalent BREEAM Final BREEAM Report downloaded by Company name Low Energy Building Design ice Type Lifts / escalators present: Yes Non-regulated water use present: No Group E Group E Download date 01 May BREEAM Rating Score Pass < 25% Good 40-55% Very Good 55-70% Excellent 70-85% Outstanding > 85% The assumptions made in this calculator are generally conservative and are stated in the comments in Section 5.0 for information. As such the 'equivalent BREEAM ' should be considered the lowest that the building is likely to achieve under the new version of BREEAM. It should also be noted that that the comparator does not include a minimum standards check and so the user should ensure that they check the minimum required s have been achieved in order to achieve the target rating regardless of overall. 3 2.0 BREEAM New Construction Draft guidance for BREEAM New Construction scheme was released on 10th February. The draft technical manual can be downloaded from the BREEAM website at: A summary of the key changes between the and version of BREEAM is available on the Tracker Plus blog at: The new () scheme is scheduled to go live on 27th May and registrations for the current () version of BREEAM will close on 30th June. 3.0 About Tracker Plus This report has been produced by Tracker Plus, a comprehensive, end-to-end management system for BREEAM assessments. Tracker Plus BREEAM provides a complete assessment project management and submission environment for use by project teams working together to achieve BREEAM certification. The first software product to receive a 'BREEAM Badge of Recognition', Tracker Plus brings major time savings by effectively administering assessments while ensuring that team members have access to all of the information on credit requirements and evidence that should be submitted. Once all the required information has been collected and checked by the assessor, submissions can be made directly to the BRE for certification. For more information on Tracker Plus go to: Disclaimer & copyright The scoring contained within this comparison tool is based on a preliminary appraisal of the draft BREEAM manual released by BRE on 10th February and without access to the BREEAM Scoring & Reporting tool. As such neither Tracker Plus nor Southfacing Services Ltd (the owners of Tracker Plus) accept any liability for the accuracy of the scoring comparison or this output report and the comparator tool should be used for indicative pupose only. 4 5.0 BREEAM / credit scoring The table below summarises the predicted BREEAM scoring based on BREEAM input data and additional targeted BREEAM credits targeted by the user. BREEAM issues with minimum standard requirements are shown in blue and it is the user's responsibility to check that the minimum standards required for the specified BREEAM rating are achievable. BREEAM BREEAM Management 1 - Project brief/decision making (roles, responsibility & training) 1 1 Man 01 - Project brief and design 1 - Stakeholder consultation (project delivery) The requirement of this credit now goes slightly beyond BREEAM Man 01 (1st in that there is a requirement to demonstrate how the consultation process influenced the project brief. However, for the purposes of the comparator, it is felt likely that this would be achieved if the appropriate consultation has been undertaken. 2 - BREEAM AP (RIBA Stage B appointment) 1 1 Man 01 - Project brief and design 2 - Stakeholder consultation (third party) Slightly simplified version of BREEAM Man 04 (1st 3 - BREEAM AP (to RIBA Stage E) 1 1 Man 01 - Project brief and design 3 - Sustainability Champion (design) As BREEAM Man 01 (2nd 4 - BREEAM AP (to RIBA Stage L) 1 1 Man 01 - Project brief and design 4 - Sustainability Champion (monitoring progress) As BREEAM Man 01 (3rd 5 - Thermographic survey 1 1 Man 02 - Life cycle cost and service life planning 1 - Elemental life cycle cost (LCC) Broadly as BREEAM Man 05 (1st - RIBA stages updated to new Plan of Work Stage Design/construction commissioning 1 1 Man 02 - Life cycle cost and service life planning 7 - Seasonal commissioning 1 1 Man 02 - Life cycle cost and service life planning 2 - Component level LCC plan Broadly as BREEAM Man 05 (2nd - RIBA stages updated to new Plan of Work Stage Capital cost reporting New credit for provision of capital cost information on project. 8 - Data collection & aftercare support 1 1 Man 03 - Responsible construction practices 1 - Environmental management Requirements of BREEAM Man 03 (4th & 5th credits) merged Man 02 - Responsible Construction Practices 1 - Considerate Constructors Scheme (or equivalent) 2 2 Man 03 - Responsible construction practices 2 - Sustainability Champion (construction) As BREEAM Man 01 (4th Man 03 - Construction Site Impacts 1 - Energy consumption 1 1 Man 03 - Responsible construction practices 3 - Considerate construction As BREEAM Man 02 Produced by Tracker Plus: 3
