4 What is BMS? A computerized based system to centrally monitor and control the building service equipment through the distributed outstations (Direct Digital Controller) directly or communication protocol to link with other computerized systems via gateways indirectly
5 What BMS does? Building environmental control - comfort and safe Optimize operation of equipment, save energy and shorten the period of return of investment Centrally control and monitor equipment; capability to integrate with other systems to share the data and improve the operation & management efficiency In case of equipment failure, the system automatically alert the engineers; take appropriate actions in accordance with preset program - reduce the loss Provide maintenance schedule based on the real run time prolong the working life of equipment Provide operation data to management to improve the system and operation procedures Maintain the value of building facilities
6 Concerns from the viewpoint of customers BMS vendors implement their systems by different protocols and net works, those system may not be communicate to share the data or need a dedicated gateway to achieve data sharing Outcomes : less freedom to change operation inefficiency, inconvenience longest learning period for different systems not effective from the viewpoint of cost of operation and maintenance
