Professional Staff & Peaceful Atmosphere The 1876 Heritage Inn is currently beginning the process of opening up its facility for Stetson students ranging from freshmen to graduate students. We are displaying old cancelling machines, stamps, and much more. Visitors can see various artifacts, paperwork, books, forms, and clothing used years ago The accommodations offers an affordable alternative for students looking for quality amenities in a great location. The historic building offers a range of modern facilities that include a microwave, mini fridge, coffee machine, Wifi, Cable TV, All rooms come with a personal bathroom, storage space, & study table. Housed in the Inn is the Red Roof Cafe offering Authentic American & Indian Cuisine. The spring is much more than a scenic area for canoeing and swimming; it's a place that plays a vital role for Florida's Manatees. It is centrally located and within minutes of major attractions such as Blue Springs State Park, home of the Manatees, Golf Course, Library, Mini Parks, and Shopping Areas.

3 Food at the Red Roof Cafe Breakfast, Lunch, & Dinner Meal Plans are available. We offer a variety of meal plans to ensure each student has plenty of choices and ample portions. We can offer a basic meal plan, which includes access to the cafe once a day for a breakfast, lunch, and dinner. A specialized menu has been created for students to select sandwiches, appetizers, and custom daily entree only available to students. Further, we offer an advanced meal plan that allows students who wish to visit our Cafe more than three times a day. It has a larger variety of menu selections and allows students to eat plus study when needed. Our courteous staff has been trained to treat all our students cordially to provide a great environment when doing class assignments in our cafe. When families visit our students, we can offer our menus for review and will ensure any dietary needs (such as food allergies) and vegetarian options. Family members are welcome at our Cafe and Lounge. In the evening, our Lounge is open for students to sing Karaoke or enjoy Live Music with appetizers. The Lounge is our social venue for student residents. It is spacious and is attached to the kitchen for ease of ordering anything from our full menu. 4 What type of the rooms do you offer? The Heritage Inn is where you want to live! We have a great selection of Deluxe Style Rooms. We want our students to feel at home, therefore we offer many upgrades included in the rooms. Our students will enjoy private bathrooms and amenities such as refrigerators, microwaves, TV/cable, air conditioning, ceiling fans, and free local phone service. Plus, some of our Veranda rooms are handicap accessible. Most of our rooms offer just a queen size bed, but other beds can be requested. This room has two double beds with iron headboards, a reading chair, plus a table with two chairs. The bathroom has a pedestal sink and tub/shower. This Veranda Room features hardwood floors, mahogany furniture, two wing back chairs and a queen size bed with luxurious blue jacquard and stripe bedding. We want your college student to be successful throughout his or her career at Stetson University, Whether they are undergraduate or graduate students, they need a good foundation and support to gain this success, and we believe they will find that here within our community facility at the 1876 Heritage Inn. We want to help support their productivity by providing them with essential amenities to help balance work, college, and a fun atmosphere. We provide several amenities to do just that including: a Fitness Center, a Business Center, a Lounge, a Game Room and top notch Cafe. For the outdoor enthusiasts, we have green space and picnic areas. We wish to meet every need that your student will have while in college, so they can achieve what they came here for in an enjoyable and fun atmosphere. Individual Leases Stand Alone - Worry Free Leases Individual leasing means peace of mind for you! Your financial responsibility is only for your student s space unlike many apartments or rental houses where a joint lease is signed. If a roommate transfers to another school or moves out for any reason, you do not have to worry about having to cover their portion of rent. This is just another reason why we are your student s best housing option! Professional Staff On Site Resident Manager We have a full time Resident Director. Our friendly staff lives on-site and is able to assist our residents 7 days a week. Residents can come to any of our offices to fill out maintenance requests, or get assistance with any questions or concerns they may have from our on-site managers. Our maintenance team responds to service requests quickly and professionally, including providing 24 hour emergency maintenance so that your student s comfort is not affected. Roommate Matching Don t Wish to have your student Live Alone? If someone does not mind having a roommate, we can find them one with our roommate matching process! Based on the roommate matching profile form each student completes, we will do our best to match your son or daughter with the best suited roommate(s)! Are Pets Welcome? Yes, Pets are welcome with a pet deposit and a monthly charge. (Max size is 30 lbs unless it is a service animal) When is Rent Due? Rent is due based on your lease agreement. First month s rent is due at the time of moving in. The ten rental installments will be due at the beginning of each month until end of the annual lease. There is a 3-day grace period and late fees begin on the 4th of each month. On the 4th day, a $25 late fee is assessed and accumulates $5 every day until your rent is received in the accounting office. There are several ways that you can pay your rent. You can: Pay with a personal check, money order, or cashier s check. Pay with a credit card at our offices. Pay through our website with credit or debit card ($15.00 charge) Have your rent automatically deducted from your bank account each month. You can pre-pay for several months or annually at once.

6 Q & A If you need maintenance, simply go to our on-site office and fill out a maintenance request. You can also call or stop by our office and request a work order. If it is an emergency during office hours, please notify the office immediately. Otherwise, you may call the after-hours emergency maintenance number. Affordable Student Housing We provide a more detailed list when you are sent your Welcome Packet, but here are just a few items we suggest that you bring: Bedding (recommend full sized sheets w/mattress cover). Shower Curtain. Toiletries. An alarm clock. Decorations to make your new room feel like home! Community Amenities: On Site Management TV Lounge Fitness Gym Game Room Laundry Facilities Meal Plan Available AC & Cable TV When the office is closed, we have staff available for any lock outs and noise complaints. We also have 24 hour emergency maintenance for any issues that cannot wait until normal business hours. Individual leasing means that each person is only responsible for their portion of the unit lease or bed space. If, for instance, your roommate ends up not coming back for the spring semester, you re not responsible for their payment. Enjoy living in a classic piece of Local Volusia County American History.
