2 POLICY RECOMMENDATIONS Odell s Sustainable Office Plan policy recommendations are based on research conducted by our employees in the areas of: Transportation Energy Use/Indoor Air Quality Recommendations Water Usage Consumables Future Odell Offices Vendor Selection These policy recommendations will be adopted by each Odell Office.

3 TRANSPORTATION Car Rental Make it office standard to rent hybrid cars if available. Car pooling if more than one team member is commuting to the same location. Employee daily commute: Offer prime location carpooling parking spots Incentives for other alternative transportation (biking, public transit) Public Transit: Offer reduced/pre tax group passes for public transit Locate future new offices near major public transit commuter lines Alternative transportation methods: Provide bike racks and showers in future offices or make arrangements with nearby facilities for shower access for existing offices.

4 ENERGY USE / INDOOR AIR QUALITY Lighting Cut down general lighting by 50%, design task lighting at each workstation Utilize natural lighting, install daylight control sensors in spaces to maintain lighting levels Lucky strike skylight develop plan to harvest light from the skylight Computer model to simulate daylight and if feasible make adjustments based on model Occupancy sensors for bathrooms, offices, conference rooms, storage rooms Create lighting policy for weekends and install signs per policy Dispose electrical waste in required way HVAC Create zoning to enhance thermal comfort Create zones which run on demand for weekend use Shut down HVAC over weekends All energy consuming products including Kitchen/break room appliances to be green tags/energy star. Get units with power saving modes AHU filters: use high performance filters and change at recommended intervals Hot water production: Install low flow plumbing Computers and other office equipment Shutdown computers, plotters, printers and copiers over the weekend Indoor Air Quality Sealed partitions and door closers, negative pressure, exhaust to plotting rooms, interior/model making areas Insist on low VOC adhesives, sealants etc. on all office upfits and renovations. indoor plants, avoid flowering species and plants that need pest control

5 WATER USE Install aerators for faucet flow controllers on existing faucets. Use gpm aerators in bathrooms, gpm aerators in break rooms Use flow regulators for hot and cold water lines if aerator removal becomes a problem. Use automatic shutoff or metered shutoff on all faucets Install infrared or ultrasonic sensors on lavatory faucets, urinals, and toilets Use air cooled rather than water cooled ice making machines in break rooms Install an under counter dishwasher in each office s break room to allow the use of reusable plates, glasses, cups, and utensils at company events where food and beverages are served and to encourage employees to bring reusable, rather than disposable, food containers to work. Install a bottle-less water cooler in each office s break room to encourage employees to drink water from reusable rather than disposable containers. Use dual flush toilets in future office locations

6 CONSUMABLES Paper Usage: Set fax machines to not print cover sheets Set printers to not print banner sheets Set copy machines to copy/print double-sided as the default Use instead of paper correspondence Use clean scrap one-sided paper for memos, draft printing and informal hard copies of documents Buy recycled office paper products such as copy paper, folders, post-it notes, envelopes, etc. Reuse office paper to make scratch pads, instead of buying. Create forms or documents that can be used electronically? Convert any documents that currently exist in paper form to an electronic format As a general rule, do not print s Do not print out cc s of letters, memos, etc., but send pdf copies to recipients Coffee/Vending: Verify that vending supplies are they recyclable Verify that coffee supplies are recyclable Give everyone a Odell coffee cup to reuse and wash Buy washable plates, silverware, cups, etc. for each office Eliminate vending machines from offices and go to honor system with healthy snacks Recycling and Reuse: Educate employees regarding our recycling policies and opportunities Place signs at strategic locations in each office to remind everyone to recycle Make recycling awareness part of new employee orientation Experienced employees must set a good example for new employees Publish our recycling policies and opportunities in the employee handbook and on our company website

7 FUTURE RECOMMENDATIONS General Follow the requirements of LEED for New Construction, LEED for Commercial Interiors, or LEED for Existing Buildings as appropriate Location Look for existing building and avoid new construction. Office location shall be within ½ mile of and have pedestrian access to 13 basic services, such as banks, post office, etc. Office shall be located within ½ mile of light rail / subway or ¼ mile from (2) public bus lines Design Use resource saving strategies outlined in this presentation Use energy saving strategies outlined in this presentation Use water saving strategies outlined in this presentation Commit to remaining in a space for not less than 10 years Construction Require contractor to divert construction waste from landfills by recycling or selling to salvage companies. Require contractor to protect ductwork during construction from contamination / water / dust. Require contractor to protect stored materials from moisture damage. Require contractor to flush out ductwork before occupancy. Use low-emitting adhesives and sealants, paints and coatings, carpets, composite woods (casework, cubicles and furniture) Reuse building materials when possible to avoid wasting. Occupancy Smoke-free Provide Energy Star rated equipment and appliances, including appliances, office equipment, electronics, food service equipment. Reuse furniture and furnishings from previous location, or use salvaged, refurbished furniture. Partner with furniture vendors to rotate certain pieces in a showroom concept. Use consumables strategies outlined in previous sections

8 VENDOR SELECTION Catering Use caterers that provide food family style rather than box lunches Use caterers whose containers are biodegradable Reprographics Use companies that are closest to our office Shipping/Mailing/Courier Service Research and post shipping guidelines Eliminate junk mail Reduce hard copy magazine subscriptions Product Representatives Eliminate leave-behinds
