1 A LIFESTYLE AGREEMENT FOR MAJESTIC LIVING The key to a successful community is the willingness of residents to participate. In order for all residents of Majestic Stove Lofts to enjoy the highest quality of urban residential life, each must do their part to create and maintain a working partnership with other tenants as well as building management. The beauty of community is the congregation of a wide and diverse variety of lifestyles that depend on one another and work together to achieve a rich, fulfilling, urban living experience. As the Majestic Stove Lofts are a reuse of a historic structure, issues regarding sound and noise are inevitable. All residents are encouraged to remain mindful of the neighbors above, below and beside them and respect their right to live in an environment of tolerable noise levels, working together to resolve any and all issues that may arise. Pet agreements are available to residents. Pet owners are reminded to be responsible at all times for the behavior, noise level and sanitation issues that come with pet ownership. The Majestic Stove Lofts are designed to promise Green awareness and environmental consciousness. All residents are encouraged to recycle through the facilities provided in the building and take an active role in sustaining the beauty of the courtyard and other green common areas. At present, there are limited number of secured parking spaces available at Majestic Stove Lofts. The Robert Wood Realty Company is in the process of securing additional properties for use as residential parking. Until this situation is realized, residents are reminded to be respectful of those who pay the additional fee that ensures a space in the secured lot. The building office provides a great deal of information regarding alternative means of transportation. The Majestic Stove Lofts, Robert Wood Realty, the Locust Business District, Hi-Tech Security and the St. Louis Metro Police Dept. are working together to maintain and always use the best possible judgment regarding non residents attempting access to the building to ensure the safety of all tenants and the security of individuals as well as building property. The Majestic Stove Lofts were created with a goal of setting the best possible example of what can be accomplished in the re urbanization of Downtown West. With the help and participation of each resident at Majestic Stove, that goal will be realized and a shining example will be set for future developments in the area and beyond. 3 TENANT SELECTION CRITERIA Revised July 2012 This property does not discriminate against any person based on race, color, creed, religion, gender, national origin, age, familial status, sexual preference, marital status, mental or physical disability. 1. Applicants must be 21 years of age or older. Applications are required for all occupants 18 years of age or older. Applicants must provide a copy of birth certificate, social security card and drivers license. 2. Gross monthly income must be 3.0 times the amount of the monthly rent. Unemployment and temporary employment does not count as income. 3. Applicants must have verifiable employment and verifiable income. If you are self employed or work for tips such as waitress, waiter, bartender, etc. you must show your W-2 as proof of yearly income from the most recent tax year. 4. First time renters must have 12 months continuous employment with a maximum of 2 jobs within the year. Employment will be considered continuous only if there is a maximum of 14 days between jobs. 5. All applicants must have satisfactory credit history. Credit score must be a minimum of No Applicant will be accepted if convicted of a felony or any of the following misdemeanors: Theft, burglary, unlawful carrying of a weapon, terrorist threat, indecent exposure or any other act of violence of sexual deviation that would constitute a danger to neighbors. No drug related convictions will be accepted.. Applicants must have a satisfactory rental history of at least 12 months with a good payment record.. Only residents and listed occupants on the lease may occupy the residence.. In the event that two Applicants apply for one residence as roommates, each Applicant must qualify for the residence individually by the above standards with the exception of income. The income for each Applicant must be at least 1.75 times the monthly rental amount. You are roommates if you are not legally married living in the same unit together. If you are a married couple with different last names, you must present a copy of your marriage license as proof of marriage. Both individuals, in a marriage must qualify as leaseholders. 10. The maximum number of persons allowed per units cannot exceed the limits set by the City of St. Louis building division. 11.
