3 Home Inspectors: Scope & Regulation Home Inspector License Scope What is a Home Inspector? A Home inspector is any person who provides or offers to provide home inspection services for a fee or other compensation. What services does a Home Inspector perform? Home inspection services involve a limited visual examination of the following readily accessible installed systems and components of a home the structure; electrical system; HVAC system; roof covering; plumbing system; interior components; exterior components and site conditions that affect the structure for the purposes of providing a written professional opinion of the condition of the home. License Regulation What state law regulates home inspectors? In 2007, the Florida Legislature passed 468. This law regulates Home Inspectors and home inspector licensing. Part of the legislation included a clause called the Grandfathering Clause. What is the Grandfathering Clause? 6 Home Inspector Licensing Requirements after July Pass a 200 question state examination, 2. Good moral character, 3. Completes a course of study of at least 120 hours of education courses that cover all of the following components of a home: structure, electrical system, HVAC system, roof covering, plumbing system, interior components, exterior components, and site conditions that affect the structure. 4. 7 License Renewal & Continuing Education License Renewal is required every two (2) years. Fourteen (14) hours continuing education must be completed prior to the renewal period. At least two (2) hours of the continuing education must be in hurricane mitigation training. Training must include hurricane mitigation techniques and compliance with the uniform mitigation verification inspection form. Important for Contractors! CILB Continuing Education credits will be accepted and count toward your Home Inspector CE requirements IF the provider is approved by both boards.
