Introduction 1.1 Purpose and Scope In order to retrieve Fannie Mae's response for Short Sale, Mortgage Release, and Bid Instructions valuations, you must use a tool called Loss Mitigation Valuations (LMV)*. Loss Mitigation Valuations is accessed via the Asset Management Network, HomeSaver Solutions Network located at FannieMae.com. *Note: This user guide discusses BPO applicable to the LMV tool. APS for NPV, Modifications and Mortgage Release may also be used for valuations related to Mortgage Releases. Please refer to APS for NPV, Modifications and Mortgage Release for further information. 2. Accessing Loss Mitigation Valuations To access Loss Mitigation Valuations: 1. Access an Internet browser session. 2. Access the URL: The FannieMae.com screen displays. 3. From the Funding the Market dropdown select Single-Family. The Single-Family section displays Fannie Mae Trademarks of Fannie Mae

6 4. Select Servicing from the Single-Family Page. The Servicing screen displays. 5. Select Asset Management Network (AMN) option under Applications. The AMN screen displays Fannie Mae Trademarks of Fannie Mae

7 6. Select Launch App. The Login screen displays. 7. Enter your Fannie Mae Servicer Username and Password in the Asset Management Network (AMN) Login screen. The AMN Main Menu displays Fannie Mae Trademarks of Fannie Mae

8 8. Select the Special Programs option under NSO Valuations. The Loss Mitigation Valuations Logon screen displays Fannie Mae Trademarks of Fannie Mae

9 9. Enter your AMN Fannie Mae Servicer Username and Password. Do not share your user name and password with anyone. 3. Loss Mitigation Valuations Home Screen With the acceptable user name and password entered, the Loss Mitigation Valuations screen displays for the external user. To display the BPO Export Wizard: 1. 10 4. BPO Valuation Export Wizard 4.1 BPOExport Wizard Instructions The BPO Export Wizard guides the user through the steps necessary to export valuations. To complete the valuation export: 1. Select the Reason(s) for export. Hold the control key and click to select multiple order reasons. It is suggested but not required to search by the Bid Instructions order reason distinct from all other order reason codes. 2. Step 2 displays. Select one or more Servicer Id s for which you are authorized for the export (optional step) Fannie Mae Trademarks of Fannie Mae

12 4. Select a BPO Attribute and click the Add button for each preferred filter or click the Next button to skip the step of selecting attributes. When an Attribute item is selected, the appropriate parameter entry for the selected attribute displays. The selected attributes and parameters are the filters for the search function. To select a search attribute, A. Select the Attribute arrow to display the list of attribute options. B. Select an Attribute option. The selected option provides a search list, an entry field, or date fields to further specify attribute information for the search. Search List When the selected Attribute option provides a list of available values: a. Click an individual item from the drop down list. b. Optionally, use Control+Click or Shift+Click to select multiple items in the list to be added to the search filter Fannie Mae Trademarks of Fannie Mae

13 c. Click the Add button to move the selected item(s) to the Search Filters tab. d. A search filter may be removed by selecting the filter from the Search Filters tab and clicking the Remove button. e. An existing search filter may be edited by double-clicking the filter. Entry Field When the selected Attribute option provides an entry field: a. Enter all or part of the value for which you want to search. b. To narrow your search, enter a number or character pattern to use as a search filter. A % symbol may be used as a wildcard when searching patterns. Using the wildcard at the beginning of a search value will match any values for the specified attribute that end in the specified value. Using the wildcard at the end of a search value will match any values for the specified attribute that begin in the specified value. Using the wildcard in the middle of a search value will match any values for 2013 Fannie Mae Trademarks of Fannie Mae

14 the specified attribute that start/end with the specified value(s). Additionally, a search value can include a wildcard at both the beginning and end in order to match values for the specified attribute that contain the specified value. Date Field When the selected Attribute option provides date fields: a. After selecting the date attribute, click the Treat as Range checkbox to enable the date range search option. Click the calendar selector to specify a date value to use as the upper boundary of the data range. Click the second calendar date selector to specify an end date to use as the search filter Fannie Mae Trademarks of Fannie Mae

Please note that in order to access the valuation results from the prior business day, it is necessary to select the Treat as Range option and select from the prior business day to today s date as the range. Searching solely by the prior business day date will not return the requested valuation results. c. Select the (+) sign to save the search criteria. d. To clear a date entry, hold down the Control key and click the appropriate date in the date selector. 6. After selecting the attributes to filter the search, click the Next button. The next screen displays a list of data matching the selected attribute filters. 7. From the Select Export Type dropdown, select the preferred format (PDF, MS Excel, or CSV) for the Valuation Report. 8. Click the Export Results button. The File Download dialog box displays Fannie Mae Trademarks of Fannie Mae

16 9. Select Open to display the document in selected file format or Save to save the file to your computer. 10. Select Finish button to return to the first Loss Migration Valuation screen with the Valuation Export button. 5. Inactivity Time Out After a specific period of inactivity in the application, the user is automatically logged out and the Loss Mitigation Valuations login screen is displayed.
