2 Last year the total number of projects announced by certification bodies granting and certificates included 5 buildings which were certified during the last 4 years, since the first certification in Poland. In Poland, 0 developments have hitherto been awarded certificates and 47 developments have received certificates. There are already 49 certified buildings in Poland, when compared to the state from 04 is an increase of up to 60%. This is an increase not only to the number of certificates, but also a variety of buildings applying for them. - Róża Wypych, Junior Specialist AP BD+C During the last months the number grew by over 60%. According to information published by BRE (Building Research Establishment) and GBCI (Green Building Certification Institute) there are already 49 certified developments in Poland. CERTIFICATION STANDARD: vs. and remain the most popular certificates on the Polish market. Owners and developers most often decide that their building should undergo certification. Only every fifth certified building is certified. Share of buildings with and certificates Gold level is the most popular certification grade awarded to buildings certified within system (53% of certified buildings), and Very Good is the most popular grade awarded within the system (64% of certified buildings). 3 Both systems include variations of their programs dedicated to already existing buildings and those newly designed ones. In case of newly designed developments, assessment is focused i.e. on: location, design process, construction process management, building systems and characteristics. In order for a building to become certified, it has to fulfil rigorous requirements concerning energy efficiency and comfort of use, which must exceed the applicable standards. Certification programs also include quality optimization of internal environment, the use of novel and effective systems, advanced material management which promotes the use of regional and recycled materials. The certificates of existing buildings focus on optimization and the assessment of actual building operation. Operational procedures and actual building effectiveness are subject to assessment. In such a way the building is better positioned on the commercial property market. Contrary to certificates for new buildings, which are granted for life, certificates for existing buildings require constant monitoring and revamp. requires annual renewal of the certificate and a full audit every three years. Within the procedures implemented and building efficiency are verified after 5 years during the certification renewal process. Both processes involve constant monitoring of a building operation and tracking the procedures implemented, the effects of which are assessed during the process of certificate renewal. Depending on a building efficiency, the level of certification may vary. NUMBER OF CERTIFIED BUILDINGS Last year, the biggest increase in the number of certified developments was noted in Warsaw. There are approx. 6 buildings with or certificates there. Warsaw is followed by Kraków with 6 buildings, Poznań (7 developments) and Wrocław ( developments). Only 6 operating buildings have been certified within system, in comparison to 07 certified developments. 4 The office property segment remains a leader in the number of certificates obtained and in terms of growth rate. However, one can observe a visible growing trend in the number of certifications granted in commercial and logistics property sector. Hotels remain the segment with the smallest number of certificates. Due to the fact that one building may be awarded several different certificates, the number of certified buildings is not identical with the number of certificates issued. Certificates for newly designed buildings are awarded separately from certificates awarded to existing buildings. Moreover, In-Use system includes three separate certifications, dedicated separately to the assessment of:. Asset;. Building Management; 3. Occupier Management. Increase in the number of issued and certificates in the main Polish citiesw Warszawa 74x 0 4 Kraków 46x 7 Poznań x 7 Wrocław 9x 0 Łódź 8x 0 0 Szczecin x 0 Gdańsk 5x Summary Significant increase of the number of certificates in the last year implies that a green certificate has become a standard on the office property market, especially in Warsaw. Currently, the majority of new developments are designed according to the certification programs. Certification enables older developments to remain attractive for tenants, who more and more often look for space in a green building. The certificate is not only an independent confirmation of management quality and operational efficiency of the building, but also allows for the fulfilment of environmental obligations provided for in the Corporate Social Responsibility strategies. This is particularly important for big tenants who are obliged by their global procedures to demonstrate pro-environmental attitude. The pace of growth in the number of certified developments in commercial and logistics sectors implies that these are sectors in which certification could play important role in the future.
