Green certification provides third-party validation of the design and/or performance of a building or infrastructure. Green certified projects blend environmental, economic, and occupant-oriented performance. They typically cost less to operate and maintain; are more energy and water efficient; have higher occupancy rates than conventional buildings in the same market; are healthier and safer for occupants; and are a physical demonstration of the values of the organizations that own and occupy them. 2 Tools to speed the Journey to Deep Green Our ambition is to deliver Deep Green projects to customers and help deliver a Deep Green society. But the speed at which customers are happy to make the journey depends on the adoption of green building principles by the industry as a whole. Skanska s Journey to Deep Green communicates the definitions of where we are, and where we want to be, as a leader in green construction and project development. We can use certification as a tool to help us get there. Certification systems are vital for Skanska as they provide an independent assessment of the green performance of projects; a key consideration for clients. These systems help create demand for green buildings and infrastructure. There are more than 35 different certification systems currently operating globally in our Home Markets the two that are gaining most acceptance are LEED and BREEAM. Others that are important to consider include EU GreenBuilding, CEEQUAL and PassivHaus. In most cases, certification takes a project beyond compliance, moving from Vanilla into Green. However, with the exception of newly-emerging holistic systems such as the US Living Building Challenge, a certification system alone will not drive a project into Deep Green performance. These certification systems complement our Journey to Deep Green, which will continue to drive the development of our products, services and solutions. Trends in the uptake of certification As a percentage of total construction, LEED-certified buildings continued to increase their market share of annual new construction in the US in 2011, to over 20% of new floor area. In spite of contractions in the market, LEED certifications continued to grow. Overall LEED registered floor area is up by 45% compared with 2010 registrations and certification grew by 2.6%. In 2011, cumulative certifications under LEED Existing Buildings (EB:O&M) surpassed LEED New Construction (NC), and this trend is expected to continue. 1 EB:O&M Existing Buildings: Operations and Maintenance NC New Construction CS Core & Shell CI Commercial Interiors The uptake of certification systems has been driven in part by developers and landlords who have an interest in: 2 operational energy and productivity improvements that can be made over the life of the building Improved saleability and letting potential Attracting tenants who demand higher levels of certification, as part of their selection process Customers don t need to wait, to begin their Journey to Deep Green. All the necessary technologies exist today. By using recognized certification standards, we can provide third party verification of a project s design and/or performance. 3 LEED BREEAM The US Green Building Council s Leadership in Energy and Environmental Design (LEED) voluntary rating system uses a lifecycle perspective to evaluate how a building handles specific green parameters. Many US federal government and municipal agencies have started to mandate the LEED rating system as a minimum performance or have provided incentives for green projects built to LEED standards, driving further adoption of the system across the US and gaining it international recognition. Whilst LEED s conception and initial uptake has been US-focused, it has grown in popularity internationally, spurred on by the development of the LEED International Program and the use of alternative compliance paths. European uptake of LEED is driven in part by international developers and clients global corporate policies, or by the prestige that LEED adds to speculative developments. Österport 7, Malmö, Sweden We renovated our own offices according to LEED EB:O&M Platinum certification. At the time of completion it was the highest scoring publicly listed EB:O&M project in Europe, reducing energy use by 34% and repaying the refurbishment cost of USD200,000 (SEK1.3m) in four years. Hollywood House, Woking, UK Skanska s refurbished office is rated LEED Platinum for Commercial Interiors (CI) and is currently the highest CI score in the UK. Real estate agents are promoting the LEED specification heavily to prospective new occupants of this multitenanted building. Entré Lindhagen, Stockholm, Sweden At Kungsholmen in Stockholm, we are constructing our new headquarters, Entré Lindhagen, which will use Deep Green Cooling and is set to become one of the first LEED Platinum ranked commercial building projects in Stockholm. It is one of the greenest projects developed by Skanska to date and is expected to also be certified according to the Swedish Building- Living Dialogue (Byggabo-dialogen). All aspects have been considered in terms of indoor climate, natural materials and energy efficiency. The energy consumption in the building is approximately 50% lower than that of a typical new office building. Green Tower Office Centre, Gothenburg, Sweden The Gårda office building, located in Gothenburg, Sweden, was certified according to the EU GreenBuilding programme and became the first commercial building in Scandinavia to achieve LEED Platinum precertification. Skanska Sweden constructed the USD75m (SEK494m) development for Skanska CDN (Commercial Development Nordic). The project was inaugurated in February 2011 and is occupied by several companies, including Skanska s entire operations in Gothenburg. 24 BREEAM Excellent 24 out of the 25 most recent bids dealt with by one of our UK project management teams have demanded a BREEAM Excellent rating. BREEAM (Building Research Establishment Environmental Assessment Method), is the UK s green building standard. It is another credible system that has developed out of UK legislation, becoming part of the green building process in that country whilst also gaining momentum in Central Europe and part of Scandinavia. UK Government departments require BREEAM ratings of all their buildings and most UK local authorities require BREEAM as part of planning approval for developments over a certain size. BREEAM s International schemes can also be used to assess the green performance of any type of building outside the UK. Heron Tower, London, UK We delivered the Heron Tower development in London, achieving BREEAM Excellent, which has become the benchmark for high specification offices in London. This has been driven in part by real estate agents that are setting this standard for property transactions. The building redefines the standards for new office buildings in terms of quality, service, flexibility and environmental efficiency. New, world-class office developments play an important role in maintaining the City of London s status as the financial capital of the world and attracting international companies to the Square Mile. Gerald Ronson Chief Executive of Heron International (owner of Heron Tower, tallest building in the City of London) Brent Civic Centre, London, UK Skanska has secured three innovation credits for Brent Civic Centre and has improved the projected score from 86.8% at tender to 92.5%, securing a BREEAM Outstanding rating. The aims of both LEED and BREEAM certification systems are fundamentally the same the popularization of good practices in green building and ensuring comparable assessments of green office buildings worldwide.

4 Some other certification systems and standards used by Skanska CEEQUAL PassivHaus Living Building Challenge Dual certification Olympic Park For civil and infrastructure projects, the UK-developed CEEQUAL (Civil Engineering Environmental Quality Assessment and Award Scheme) is gaining acceptance in the industry and becoming a more essential benchmark for projects. The scheme has been recognized for improving the quality of projects by informing design decisions and providing feedback into construction, a process that is crucial for development of quality across the industry as a whole. This has resulted in increasing client pressure for the award and it is anticipated that this will continue to grow. Two Skanska projects in Sweden have received CEEQUAL awards, the first outside of the UK anywhere in the world. Skanska s construction of structures, bridges and highways on the Olympic Park has been awarded with a joint highest ever CEEQUAL score of 98.3%. It was also the only project in the Park to receive 100% in the carbon section of the assessment. Åkvarteren, Lomma Hamn Skanska Sweden s 25,000sq.m regeneration project to create a residential development in a former industrial landscape at Lomma Harbour was awarded the first CEEQUAL International certification with the support of Skanska UK. A passive house (PassivHaus in German the origin of the approach) is an ultra-low energy building that requires little energy for heating or cooling. The passive house standard is international, although some countries have adapted the standard to their local conditions and building regulations. Skanska markets that use adapted passive house standards include: Sweden, Norway, Finland, Denmark, UK and Poland. In the Swedish market Skanska is the leading contractor. EU GreenBuilding EU GreenBuilding, a voluntary program for energy efficiency in non-residential buildings, requires that energy consumption is at least 25% lower than the national standard. Skanska has been leading the industry s uptake of this standard; in many countries where it operates, the first buildings to be recognized by EU GreenBuilding were built by Skanska. Skanska is a registered EU GreenBuilder. The Living Building Challenge (LBC) defines the most advanced measure of sustainability in the built environment possible today and acts to cut the gap between current limits and ideal solutions. Its focus includes net-zero energy and water usage, energy efficiency and healthy indoor environments. It encourages buildings to achieve energy selfsufficiency by generating their own energy from on-site renewable sources. The system s holistic approach is consistent in many ways with our own Color Palette, which also aims to deliver projects with near-zero environmental impacts. However, it is a system that is still evolving and has currently targeted the industry s early adopters. Bertschi School The new science building at the Bertschi School, Seattle, USA was designed and constructed by Skanska according to the LBC guidelines. The LBC requires that buildings perform as modelled for one year prior to receiving certification, and the project is expected to become the first Living Building in Washington State and fourth in the world in Studies have shown that the green innovations incorporated into the building can be repaid in years in temperate climates in the USA. The growing recognition and acceptance of LEED internationally has contributed to a recent rise in dual certification. In response to demand from international clients, LEED certification is now being sought in addition to BREEAM in some of our Home Markets. This, of course, is not applicable to every client and will depend upon market demands. It is however likely to become an increasingly common requirement. We have recently been awarded a contract worth USD86m (SEK565m), for the Moorgate Exchange project in London, which will be dual certified at BREEAM Excellent and LEED Platinum.

5 CO2 Key features of LEED/ BREEAM certified buildings: 3 Lower operating costs; Healthy indoor environment for tenants; Low consumption of water and electrical energy; Reduction of harmful greenhouse gas emissions; Reduction of waste sent to landfill. The business case for certification Reduced energy use and operating costs Evidence shows that certified properties are easier to let, and attract high quality tenants. Healthy indoor environments improve productivity and reduce absenteeism a LEED certified building can improve productivity by 5% or more for a 20,000 sq.ft (1858sq. m) office this means a profit of USD825,000 (SEK5m) (Jones Lang LaSalle). Certification does not equal Deep Green futureproofing! Mooregate Exchange in London, being built to both BREEAM Excellent and LEED Platinum, is a good example. If constructed in 2008, the project would have been approximately 50% beyond compliance for energy. When built to 2010 regulation however, it will beat compliance by approximately 25%; still a great achievement, but demonstrates that today s Green project is tomorrow s Vanilla, as increasingly tough legislation drives improvements. Certification alone does not future proof a project and it most certainly does not deliver Deep Green performance such as Zero Net Primary Energy as required by Skanska s Color Palette. Certified or green buildings can attract high quality tenants for example, Skanska s City Green Court, the first LEED Platinum pre-certified office in the Czech Republic is now occupied by PwC and GSK. In a report by Jones Lang LaSalle, the number of respondents willing to pay more for green leased space increased from 37% in 2009 to 50% in Green building certifications are considered by 88% of respondents. Moorgate Exchange, London Skanska Color Palette 2008 Energy Carbon Materials Water 2010 Energy Carbon Materials Water The future of the market Pike Research forecasts that worldwide, the square feet certified as green building space will increase 780% from approximately 6bn sq.ft in 2010 to 53bn sq.ft in In 2010, US green buildings accounted for a third of all new non-residential construction a USD54bn (SEK356bn) market opportunity. By 2015, non-residential green building activity is expected to triple, representing USD120bn (SEK791bn) to USD145bn (SEK956bn) in new construction (40%-48% of the non-residential market) and USD14bn (SEK92bn) to USD18bn (SEK119bn) in major retrofit and renovation projects. 5 Residential green construction is also on the rise. It is expected that by the end of 2012, green homes will comprise 20% of the market and this is expected to increase to 22-25% in 2013 (a USD34bn (SEK218bn) to USD38bn (SEK244bn) opportunity). According to projections, by 2016 this market share will increase to 29-38% - an estimated USD89bn (SEK507bn) to USD116bn (SEK743bn) - based on the current single-family residential construction forecast. 6 In the UK, government intervention will continue to play a key role in the uptake of certification. It is estimated that there are nearly 600 green product certification systems in the world with nearly 100 in use in the US, and the numbers continue to grow.
