1 JOB ANNOUNCEMENT SITE MANAGER The Pittsburgh Parks Conservancy is currently engaged in managing the rebuilding of the Frick Environmental Center in Frick Park. This is a major capital project which is intended to serve as the platform for in-park environmental education for the entire City of Pittsburgh and beyond. The building is designed to meet the Living Building Challenge and LEED Platinum standards. The organization has an immediate opening for a Site Manager (SM). Reporting to the Director of Education, the Site Manager is accountable for overseeing daily management of the Frick Environmental Center where the PPC has management and maintenance responsibilities. The Site Manager must be capable of physical work and have excellent communication skills. During the course of a day, the SM will be responsible for managing day to day operations and performing maintenance activities at the Environmental Center campus. The SM will work closely with the Project Coordinator (Landscape and Facilities Maintenance) and Sustainability Coordinator in order to gain a thorough understanding of the site s mechanical, electrical and plumbing systems and associated controls in order to manage daily operations, perform basic maintenance, and supervise periodic inspection/maintenance to be performed by contractors. The SM will also work closely with the Senior Manager of Visitor Experience to ensure that all site rentals are staffed and managed effectively. There will be regular interface with the public. This position is expected to require a flexible 40-hour/week schedule that involves regular weekend and evening work. Duties and Responsibilities: Perform site maintenance to assure that the landscape and facilities on the Environmental Center campus are well maintained, secure, and clean every day. Work closely with the Project Coordinator to develop a work plan for the new campus so that the main building, outbuilding and outdoor area are beautifully maintained. Work with the Project Coordinator to become capable of performing basic maintenance including trouble shooting for all building systems. This knowledge will include how to operate security, camera, keyless access, lighting and A/V systems; the site s heating, cooling and ventilation equipment including operation of windows; the on-lot sewage treatment system; the rainwater catchment system and fountain equipment. The SM will be the first responder to stuck plumbing valves and plumbing blockages. The SM will work towards an understanding of when a service call must be made and coordinate with the Project Coordinator to investigate and

2 determine next steps. If a service call is required, the SM will coordinate that work and supervise contractors while on site. Preventative maintenance on systems includes but is not limited to regular cleaning of the site s rainwater catchment system filters, cleaning of the site fountain s filters and basin, regular lubrication and basic repair of door hardware (locks hinges) and window cranks, post-storm inspection and debris removal from stormwater inlets and outfalls at wetlands, jet washing and vacuuming of the site s permeable surfaces, and power washing of exterior surfaces throughout the site. The SM shall provide feedback on trash and recycling pick-up to be performed by the City s Department of Public Works and cleaning contractors. The SM will be responsible for ensuring that trash, recycling and composting receptacles do not become overfilled through the day, emptying contents as necessary. The SM will work with the Project Coordinator to manage and ensure the success of the FEC s on-site composting program. Work closely with Sustainability Coordinator and Project Coordinator to assist with monitoring of energy and water systems in order to meet the Living Building Challenge. Provide input, recommendations, and support to the Director of Education (and other Conservancy staff) for the ongoing management of the Environmental Center. Provide leadership and supervise the work of cleaning staff, security staff and contractors on a regular basis. Coordinate these work activities to ensure proper staffing. Solve problems and address concerns using existing policies and procedures, which may require some diagnosis, modification or adjustment to address a particular issue. Assist with the development of volunteer work plans that address the annual and ongoing need of the Conservancy to improve, maintain, manage and monitor the site. Act as the on-site manager for all events, working closely with the Senior Manager for Visitor Experience. This includes set up of sound systems, tables, and chairs for classes, special events, and meetings. It will require substantial interface with the public. Represent the Conservancy to the public as required regarding site maintenance, monitoring, events, and educational purposes. Help provide security at the Frick Environmental Center, including reporting unlawful activity to City of Pittsburgh Police officers and senior PPC staff and inspecting the campus to make certain that doors are secured or opened as required. The SM will coordinate his/her schedule with Events and Security staff to ensure that the site is open to the public seven days a week. Other duties and responsibilities as needed by the PPC. Budget Accountability: Assist Project Coordinator with development of annual site maintenance budget and manage maintenance expenses.

3 Knowledge, Skills and Abilities: Understand the basic function of the site s automated systems, computers and other electronic devices. Attention to detail even in performing menial tasks such as sweeping or litter picking. Understand security systems, card readers, cameras and control console. Know how to trouble shoot and determine what needs repair or replacement. Know when to escalate an issue to the Project Coordinator Strong communicator with a non-confrontational approach. Able to work effectively with various constituencies and the public to achieve positive outcomes. Skilled organizer, able to multi-task and address both project and interpersonal issues in a positive, and proactive manner. Able to lift loads of 50 pounds at park locations as it relates to restoration and park projects (e.g., trees, rocks, sand, cement, etc.) Able to work outdoors through all seasons to assess environment conditions within the parks. Able to maneuver through all areas of the Parks (hills, streams, dense thicket, etc.). Experience and Education: Minimum of three years of experience in facilities maintenance and management. Associates or bachelors degree in relevant field is preferred. Certified Facilities Manager a plus First Aid and CPR certification required (or obtained before work start). Valid PA driver s license Knowledge of environmental issues, sustainability and green infrastructure a plus.
