1 Auto Service Program The Auto Service Program is for small to medium auto service and repair businesses. With our broad appetite, we are willing to write most auto service and repair businesses on our BOP program. We are especially interested in the businesses listed below. Classification Listing: Air Conditioning System Service or Repair Alignment & Brakes Auto Body Repair Auto Diagnostic Auto Glass Repair Car Washes Carburetor Shops Clutch Service or Repair (see Transmission) Detailing Electrical and Ignition Service or Repair Emissions Testing Engine Rebuilding General Automotive Service or Repair Muffler Shops Paint Shops Quick Lubes Radiator Service or Repair Sound Shops Tire Dealers Transmission Service or Repair Upholsterers Premier Businessowners Key Underwriting Guidelines: An alarm is required if Theft Coverage is desired. Sales of non-automotive products or services should not exceed 10% of total receipts. There should be no sales of autos (i.e., no car dealerships). No work on high performance vehicles, truck engines, or vehicles used in racing or competitive events. Towing activities should be incidental; no contract towing operations. Auto body shops must have UL approved paint booths that meet NFPA 33 standards. Gasoline tanks should not exceed 20 years of age. LPG sales require prior underwriter approval. Risks should not have impound yards, rental operations, tire recapping operations, or split-rim work. Other restrictions may apply; refer to Program Eligibility in the elibrary for details. 3 Food Service Program The Food Service Program is for establishments that prepare and serve food directly to a consumer. We will entertain a wide variety of restaurants within this program ranging from limited cooking to fine dining. Please refer to the elibrary for a complete classification listing and underwriting guidelines. Classification Definitions: Family Style: A full menu restaurant that caters primarily to families. E.g., American Style, Asian, BBQ, California Cuisine, Chinese, Ethnic, Italian, Japanese, Mexican, Seafood, Steak House. Fast Food: A restaurant wherein food is purchased at a counter and then taken to the dining area to be consumed. These establishments typically also include take-out as well as drive thru service. They will include limited cooking type appliances as well as grills, broilers, deep fat fryers, roasters or BBQ s. E.g., Chicken, Hamburger, BBQ, Hot Dog, Mexican, Oriental, Seafood. Fine Dining: A full menu restaurant wherein the average entree price is $14.00 or more as evidenced by their current menu. E.g., American Style, Asian, BBQ, California Cuisine, Chinese, Ethnic, Italian, Japanese, Mexican, Seafood, Steak House. Exquisite Fine Dining: An upscale full menu restaurant wherein the average entree price is $25.00 or more as evidenced by their current menu. (CA only) Full Menu: A restaurant that offers a variety of foods with waiter/waitress service at tables. Takeout is limited (less than 10%) and no drive-thru service is provided. Food preparation will use the full array of cooking methods. Limited Cooking: No cooking except by microwave or convection ovens, steamers or toasters. This class shall not include food preparation with deep fat fryers (excluding shallow donut fryers), grills, broilers, roasters, barbecuing, solid fuel cooking (e.g., wood), or other processes capable of producing grease-laden vapors requiring an exhaust system. E.g., Bagel Shop, Coffee Shop, Delicatessen, Ice Cream Store, Pasta Restaurant, Pizza Restaurant, Sandwich Shop, Yogurt Shop. Take-Out-Only: No beverages or food served for consumption on premises. There may be a small customer waiting area, however no tables or other facilities are provided for the customer to eat on the premises. 14
4 Food Service Program Classification Listing: American Restaurant Asian Restaurant Bagel Shop Barbeque Restaurant Cafeterial/Buffet Style Restaurant California Cuisine Chinese Restaurant Coffee Shop Delicatessen Donut Shop Drive-Thru Restaurant Ethnic Restaurant Franchised Fast Food Restaurant Ice Cream Shops Italian Restaurant Meal Preparation Store Mexican Restaurant Pasta Restaurant Pizza Restaurant Restaurant NOC Sandwich Shop Seafood Restaurant Steak House Yogurt Shop Premier Businessowners Key Underwriting Guidelines: In business for at least three years under current ownership. A financially sound and successful business. Operate on a year-round basis. Designed for restaurant or food service occupancy. Located in protection classes 1-8 with paid fire response. Meets the Americans with Disabilities Act requirements. Properly protected with both smoke and fire alarms. If liquor is served, these receipts may not exceed 25% of total gross receipts except: 35% for fine dining, 45% for exquisite fine dining in CA; 50% for NV. Liquor Liability Coverage is available by endorsement; subject to liquor underwriting criteria. See the elibrary or contact your underwriter. Catering receipts should not exceed 50% of total gross receipts. Fast Food restaurant risks should: have total property exposure less than $2,000,000 per premises not offer residential delivery Restaurants of frame construction should contain property values of $1,000,000 or less unless protected by an automatic sprinkler system. Commercial Cooking Requirements: All cooking equipment should meet NFPA 96 Commercial Cooking requirements. An automatic extinguishing system protecting the hood, duct, and all surfaces of grills, ranges, deep fat fryers, broilers and stoves meeting UL-300 requirements. A service contract for semiannual inspection and maintenance of the extinguishing system and quarterly flue cleaning. A manual release device for the extinguishing system located in the path of exit from the cooking area. Automatic thermostat controls with a high limit switch and fuel cut off to the deep fat fryers. A regular in house cleaning schedule for hoods and filters with professional cleaning at least quarterly. A minimum of 18 inches clearance between all hoods and ducts from combustible materials. All lights in the hood of explosion proof type. Food Service 15

This coverage is broader than the Utility Service endorsement, as the power outage cause of the loss does not need to be triggered by a covered cause of loss. This differs from the Utility Service endorsement, which requires a covered cause of loss to trigger the interruption of service. Liquor Liability Coverage (PB 63 03) Coverage for the legal liability for bodily injury or property damage because of the insured s serving or sale of alcohol to a customer. Equipment Breakdown Coverage (included) Protects against damage caused by power surges, mechanical breakdown, motor burnout, and boiler damage. 16

7 Habitational Program The Habitational program is generally intended for apartments, condominium associations and townhouse associations. Key Underwriting Guidelines: Minimum lease term of 6 months, 12 month term is preferred. Signed lease agreement between the insured and each tenant is required. (Apartment only) On-site management is recommended for all locations with more than 30 units. This can be a manager who lives on the premises full time or a manager who keeps regular office hours on-site. (Apartment only) Recommended that all apartment tenants carry renters insurance. Ideally, the insured would include this in the written lease agreement and obtain certificates of insurance. Condominiums should be at least 75% owner occupied (less than 25% rented out). Condominium owners must have their own insurance. Buildings 4 or more stories must be 100% sprinklered. Other restrictions may apply; refer to program eligibility in the elibrary for details. Property Risks with more than 30 units should have a professional qualified maintenance staff, with an established preventive maintenance program. Compliance with NFPA 70 National Electric Code. Apartment and Condominium buildings should have all dryer vents cleaned annually by a professional contractor. General Liability Compliance with NFPA 101 Life Safety Code. Two means of egress from each living unit, except as permitted otherwise by NFPA 101 Life Safety Code. Buildings must be equipped with operational UL listed or approved central station monitored automatic fire detectors (smoke/heat): Located in each residence. Located in common areas. Detectors should be hard wired and installed in accordance with NFPA 72 National Fire Alarm Code. Carbon monoxide alarms may be required 1 or 2 story buildings equipped with battery powered detectors may be acceptable if: Management has demonstrated its reliability with periodic testing and battery replacement. 10 Office Program Key Underwriting Guidelines: Buildings should not exceed six stories in height. Buildings should be occupied principally for office purposes. Offices should not be in converted dwellings or operated from private residences. There should be no armed employees or armed security services. Optometrists should not have operations that go beyond the production, reproduction, mounting and fitting of glasses; they should not be involved in surgery; and they should not operate stores that also sell a variety of other products such as cameras, binoculars, microscopes, etc. Veterinarians should not be employed or retained by a racetrack; they should not be employed by a farm or ranch specializing in high-valued stock; and they should not be involved in extensive treatment with experimental drugs or medicines. 13 Process or Service Program Key Underwriting Guidelines: Property should occupy less than 25,000 square feet of mercantile space. Operations should have less than $5,000,000 in annual gross receipts. An additional 25,000 square feet of habitational or office space may be included. Storage facilities may be included if they are located in a separate building owned by the insured which are incidental to an eligible process/service risk and do not exceed 25,000 square feet. Off-premises installation, service, and/or repair exposures should not have receipts from those operations that exceed 25% of total receipts. Risks cannot primarily be a contractor. Barbers and beauticians should not offer services beyond the normal haircutting, perms, highlighting, tinting, manicures, pedicures, etc. Day spas, electrolysis, and permanent make-up risks are not eligible. Dry cleaning plants should have retail outlets and should not do a substantial amount of specialty work such as furs, high-valued rugs; leathers, etc.. Risks located in protection class 9 or 10 will need underwriter approval. Professional liability is available for funeral directors, beauticians and printers. Funeral Directors Professional Liability (PB 08 02) Provides protection against claims for the rendering of or failing to render services for others in the conduct of the insured s business as a funeral director or mortician. Dry Cleaners EXTRA (PB 20 01) Amends the Limits of Insurance Section of the Property Coverage Form so the Business Personal Property Limit does not apply to the insured s customers personal property while not in process. Sublimits are provided for loss to customers personal property while in the process of cleaning, laundering, pressing, altering, repairing, renovating or other similar processes. Optional sublimits are available. Equipment Breakdown (included) Protects against damage caused by power surges, mechanical breakdown, motor burnout, and boiler damage. Extended Business Income The business income period of indemnity may be extended beyond 60 days for an extra charge. Coverage may be extended in increments up to 360 days. 17 Retail Program Key Underwriting Guidelines: Property should occupy less than 25,000 square feet of retail or mercantile space (50,000 square feet for Strip Malls). Operations should have less than $5,000,000 in annual gross receipts per location ($10,000,000 for Convenience Stores with Gas Pumps or Gasoline Stations, no Repair). Risks may have up to an additional 25,000 square feet of office or habitational space. Risks may include storage facilities in a separate building owned by the insured which are incidental to an eligible retail risk and do not exceed 25,000 square feet. Risks involved in off-premises installation, service, and/or repair exposures should not have receipts from these operations that exceed 25% of total receipts; they should: maintains a reasonable amount of inventory, operate from a retail location; not primarily act as a contractor. Risks should not be involved with commercial cooking which produces greaseladen vapors. Occupancies with a high exposure to business personal property theft must have a UL certified alarm system. Operations should not have more than 10% of receipts derived from rental of personal property (with the exception of video rental stores) and should not have more than 5% of receipts derived from sales of used merchandise. Florists should not grow stock for sale by others; employ landscape gardeners or designers; have more than 25% of their sales derived from live plants; operate greenhouses; or care for live plants away from the insured location. Tenants Property Damage Legal Liability Provides coverage for the insured s legal liability arising out of building damage caused by one of the Covered Cause of Loss under the Property Coverage Form. Peak Season The BOP will automatically increase the business personal property limits by 25% to accommodate seasonal increases in values. Glass Coverage This is included in the BOP Special coverage form for tenants required by lease to be responsible for glass.
