3 Lender Online Reservation System Overview What can I find and/or do in Lender Online? Make a new Reservation Check MCC funds availability Loan Status Run Reports Add/Edit/Delete Users from your organization Bulletin Board Program Documents Servicer Docs
4 Save Lender Online Reservation System Go to our website, and click on the Lender Online Reservation System icon.
5 This brings you to a login screen.. Login using your assigned login name and password. Reservations are accepted from 9:45 am - 8 pm. Monday Friday. Please be prepared with appropriate information when making a reservation as system will time out after approximately 20 minutes and data will be lost.
6 Your screen will show your Lender and any branches that have separate lender ID # s.
7 To Reserve a Loan Click on New Reservation tab and chose the correct program. Click on the + sign next to the programs for a list of all products available for the program.
8 Choose your program and complete the reservation screen The more information you complete the more that will auto populate on our docs. Enter the $$$ amount for closing cost assistance in the Subordinate Financing field.
9 After clicking the submit button you can view & print the reservation.
10 Loan Status Tab Next, click on the Loan Status tab. From here you can view loan details, reprint the reservation sheet, find PDF package documents (incl. commitment letter when approved) and upload packages (e-docs).
11 Loan Status Tab (continued) You can do a Quick Search for a loan if you know the reservation number or you can do an Advanced Search and find the loan using Lender Loan # (if entered at reservation), Borrower Name or Co-Borrower Name or SS#.
12 Loan Status Tab (continued). You can also use the Loan Status Tab to get a quick glance at the status of your loan. In the example below, the loan has been approved and a loan commitment has been issued.
13 View Screen Allows you to view Loan/Reservation Status Details at a glance. This screen will list Conditions/Exceptions. Loans can be cancelled from this screen too. Cancel Conditions/Exceptions are found here
14 PDF Docs Screen On the PDF Docs screen you will find commitment and purchase packages along with the Note & Mortgage for the second mortgage (if applicable). The commitment letter can also be found here when the commitment package is approved. Once a commitment letter is available the loan can close. Click on the document you want to view/print then hit Generate Documents button. Commitment letter will only be available upon approval
15 Cancel a Reservation This step can only be performed prior to uploading a commitment package to LORS. If you need to cancel a loan after the loan has been submitted for commitment please contact your OHFA rep. Hit the Cancel button on the View screen and the box below pops up. You will need to select a reason for cancellation and click the YES button.
16 Commitment Letter The Commitment Letter will list the following: Commitment Date Lender Name Bond Series Program Borrower and Co-Borrower Name Property Address Second Mortgage Account Number Closing Cost Assistance, if applicable (if loan does not have CCA this field will not be here). Second Mortgage Loan Amount Purchase Price First Loan Amount Interest Rate Term Application Date Commitment Expiration Date
17 E-Docs Screen Commitment Packages and Purchase Packages as well as supporting documentation are uploaded to OHFA via the e-docs screen. This is also where you will find Home Buyer Education Certs. Homebuyer Ed certs will be found here
18 E-docs Screen (continued) To upload packages and documents click add new button. To upload commitment packages click here To upload purchase packages click here
19 Upload screen Go to *Package and select the type of package you are uploading (use drop down). Upload documents. Select a name from the pre-defined list or Enter your own document name.. Comments can also be added for the analyst as they review the documents. Hit Save when all info is entered
20 You will be directed back to the E-docs screen Hit the submit button don t forget this step! You will receive the following message. Make sure Initial Submitted Date & Time is complete.
21 Bulletin Board The Bulletin Board is where you will find our daily rates, turn times for OHFA and US Bank, announcements and relevant information for our programs.
22 Program Documents Program Documents contains our Income Limits, Term sheets (OHFA product guidelines), OHFA Income Calculation spreadsheet, some program forms, etc. Check it out!
23 Servicer Docs Servicer Docs will include any announcements, bulletins, changes, etc. from our servicers (US Bank and 360 Mortgage).
24 Reports Tab Lender Online Reservation System allows you to run a variety or reports. The report types are listed below. HFA s Conditions/Exceptions list loans under review that have incomplete or missing information. Master Servicer s Conditions/Exceptions list mortgage file loans US Bank or 360 Mortgage has as incomplete and missing information. Commitment Expiration list loans commitment approval expiration date. Current Stage Status a comprehensive report on loans current stage status depending on range selection. Demographics all loans data presented in graphical form that shows types of applicants serviced. Purchase Advice list loans purchased by US Bank or 360 Mortgage by purchase period date range. Master Report Header Title Servicer report on loans exceeding commitment approval time frame. e-mortgagedocs Audit/Event Log list activity range of loans e-mortgagedocs submitted to OHFA. Lender Score Card lenders OHFA loan performance evaluation. Financial Advisor Export investors pipeline management report Investment Bankers Use Only. 25 User Accounts Tab An individual(s) from your organization was set up as the account Administrator upon approval with OHFA. The Administrator can Add/Edit/Delete users from your account. To Add, Edit or Delete, go to User Accounts tab then under Other Accounts, click on >>User/Contacts. To Edit or Delete, click on the User Name, click Edit or Delete button and make changes. If deleting someone, any loans assigned to that person will need to be re-assigned to another individual before deleting. To Add a user, click on the New button, complete the requested info then hit Save. The Administrator will create a login and password (password will have to be changed by user at first login) so will need to notify the new user of both.
26 OHFA Income Calculation Spreadsheet OHFA calculates income differently than a lender calculates income. We count income for all adults 18 and older in the household regardless if they are on the loan or not. The total household income must meet our Income Limits. All income is taken into account, i.e. child support, even if not used to qualify for the first mortgage loan. You can find OHFA s Income Calculation spreadsheet and instructions on how to complete it in Program Documents. We recommend it as a tool for lenders especially when income is close to our limits. This is the actual spreadsheet used by our analysts to determine income.
27 Required Documentation In addition to our commitment package we require the following documentation: 3 Most Recent Years signed Federal tax returns (signatures on returns can be sent with purchase package). Two most recent paystubs within the last 60 days. Copy of 1003 Copy of 1008/FHA Transmittal/VA Loan Analysis The number of total rooms, bedrooms and baths in the home Realtor name and Real Estate Co. (can be entered at reservation) Loan officer NMLS # (can be entered at reservation)
28 Document Signatures All documents can be signed and notarized, as applicable, at closing. It is not necessary for any of the documents to be signed or notarized prior to sending in a commitment package.* All document signatures, dates and notary dates must match. Please see Definition of a Borrower document which can be found in Program Documents for OHFA s definition of a borrower and who signs what documents (co-signors, cohabitating adults, spouse releasing dower, etc.). * The only document required to be signed prior to commitment approval is the Lender Underwriter Certification.
29 Timeline Review Within 25 days of loan reservation, the Commitment Package must be submitted to OHFA. If approved, OHFA will issue a Commitment Letter within 3-5 business days. Failure to meet the 25-day deadline could result in cancellation of the loan reservation. Within 3-5 days of loan closing, the loan should be submitted to OHFA for purchase approval and delivered to the servicer for purchase. Failure to deliver the loan file to US Bank or 360 Mortgage within 3-5 days may result in the servicers inability to purchase your loan within the allotted timeframe. Within 70 days of loan reservation, the loan must be purchased by US Bank or 360 Mortgage
30 OHFA Commitment Stages Pended loan documentation submitted has been reviewed by an analyst but is missing documentation and cannot be approved. Check View screen for pended conditions needed. Approved - loan documentation submitted has been reviewed by an analyst and is approved. Approved but Incomplete loan documentation submitted has been reviewed by an analyst and an approval has been issued but there are documents that must be sent with the purchase package (i.e. signed docs). Check View screen for conditions. We highly recommend you always check the View screen for any documentation that may be required with the purchase package as our system does not flag if the file is deemed Incomplete.
