Motivation determines what you do. Attitude determines how well you do it. In the construction industry, those of us who have survived the past two years have certainly done so because we have ability and motivation. Now as we begin to battle our way back to recovery, we are faced with a mildly encouraging outlook in Admittedly, it will not be a boom year; but, with a strong positive attitude, we can make it a year of prosperity for ourselves and our companies. We cannot wait for the economy to recover in order to become successful again; we must succeed through our own strong contributions to the economy. Every member of our industry who gives his or her best individual effort helps build a team that will drive the recovery. As the recovery gains momentum, forward-thinking, flexible, responsive companies will be the big winners in the construction industry. Dr. Giorgio Squinzi, the owner and CEO of MAPEI Group, has shared with us his philosophy on Investing for the Future : I have expressed my opinion, in several different settings, that there is a way out of the global crisis, which has been hitting every industry for some time. In the building sector, which is the one of major interest to MAPEI Group, the crisis has been felt all around the world; and a number of markets have even ground to a halt. Governments and government bodies have to play their part in the economic recovery, but the business sector also has a lot to do. At MAPEI we are continuing to invest in innovation, research and internationalization, and are not simply focusing on immediate profits. Forecasters say that we will reach the end of the tunnel in At MAPEI, we are already preparing for that moment, convinced that strong companies that invest in research will overcome the crisis and be even stronger than before. This is the line adopted by our Group, which since 1978 has opened or integrated an average of almost two facilities per year all over the world, and invested 6% of annual revenues in Research & Development (82 million Euros per year [or $111 million U.S.]). Investing in the future, with our feet firmly placed on the ground of today, in spite of the widespread pessimism, is the path followed by MAPEI. We continue our journey of worldwide growth not alone, but together with our stakeholders, those whom we consider an active, integral part of our growth and success. We hope you will add your positive attitude to ours and go for the gold with MAPEI in 2010! Sincerely, 2010 MAPEI Corporation. All rights reserved. Luigi Di Geso, President and CEO, MAPEI Americas

5 To help contractors expand their opportunities and avenues for protecting concrete with easy, efficient, cost-effective means, MAPEI has added 3 new products to its waterproofing family. Planiseal WR is a transparent, penetrating water-based water repellent that capitalizes on the latest silane-siloxane technology to provide a cutting-edge water-repellent solution. Protecting porous concrete, brick, stone and grout from water intrusion that can lead to staining and freeze/thaw damage is now foolproof with this easy-to-apply, sprayable, clear product. Planiseal WR penetrates deep into the substrate for longlasting protection. Once the concrete or brick is treated, water will bead on the surface to prevent chloride ion penetration which can lead to corrosion of reinforcing steel, and subsequent damage to the concrete. According to the RILEM 11.4 test results, Planiseal WR dramatically reduced water absorption by 100% at 3 hours and by more than 95% at 24 hours. Low-odor, VOCcompliant Planiseal WR is also resistant to staining, which helps improve long-term cleaning and maintenance of concrete by reducing dirt pickup. This LEED-compatible, breathable water repellent is developed with MAPEI s green innovation, which helps contribute valuable points toward LEEDcertified projects. Planiseal WR can be used on exposed vertical or horizontal concrete masonry block, concrete pavers, concrete driveways and sidewalks that are properly prepared, sound, stable and at least 28 days old. Two new, highly efficient, spray-grade methods of installing ultra durable, elastomeric, cold-applied seamless membranes have now joined MAPEI s waterproofing family. Mapelastic SRW flexible, waterproof, seamless rubber membrane and Mapelastic SRS flexible, chemically resistant, seamless rubber membrane for sewage and drainage systems are designed to tackle specific industry needs. There is a trend for water treatment facilities across the nation to over-utilize energy and capacity by unnecessarily treating millions of gallons (or liters) of stormwater that infiltrate sewage systems following rain events. This infiltration and inflow penetrate through cracked sewer lines, manhole covers and damaged or poorly maintained manhole chimneys, contributing to excess volume of water treatment and deterioration of the wastewater system. Municipalities that properly repair and maintain manhole chimneys realize massive annual savings by reducing costs associated with excess water treatment and manhole chimney replacement caused by deterioration of unprotected surfaces. To address this very costly and widespread problem, MAPEI has introduced Mapelastic SRS to protect the concrete of a new, repaired or restored manhole chimneys. This repair and protect system ensures that water infiltration is completely stopped and the integrity of manhole chimneys is complete. While Mapelastic SRW and Mapelastic SRS have much in common and function as outstanding seamless rubber membranes, Mapelastic SRS is distinctly formulated with tremendous tensile strength and puncture resistance, as well as chemical resistance. That makes it the ideal membrane solution for environments that are exposed to hydrogen sulfide attack, including sewage and drainage systems and wastewater treatment plants. On the other hand, Mapelastic SRW is ideal for waterproofing and protecting the concrete of commercial buildings, piers, fresh and saltwater fountains, planters, foundations and roofing applications including green roof systems. Plaza decks and pool decks that will be finished with tile also would reap durable, long-term benefits from application of Mapelastic SRW. Note that to achieve optimal results, both specialty membranes can be installed only by manufacturer-trained applicators. Here is what Mapelastic SRS and Mapelastic SRW have in common: cold-applied membranes waterproofing concrete in harsh/ exposed environments 1600% to completely bridge and seal cracks in concrete complete integrity even under dynamic stress dissimilar materials including brick, steel and stone durable, impermeable membrane that bonds to damp concrete with almost immediate chemical reactivity puncture resistance and tensile strength application remains sealed even when subject to ground movement thermal cycling nonflammable therefore suitable for use in confined areas green roof systems Realtá MAPEI Americas ISSUE 11,
6 top story To provide contractors with a complete variety of commercial and industrial-grade construction products, MAPEI has added four new products to this family. For non-moving joints: Self-leveling Planibond JF semi-rigid epoxy joint filler is ideal for filling and sealing horizontal, non-moving saw-cut control joints and random cracks in interior horizontal surfaces. This two-part, 100%-solids joint filler is highly versatile, meeting ASTM C881 and ACI 302 requirements, and even USDA specifications for food-processing areas. Planibond JF comes in dual cartridge for easy use and expert application and results in a high-strength, durable repair that can easily withstand heavy dynamic and static loads, along with hard-rubber wheel traffic. Formulated with moisture tolerance while being installed, this all-in-one joint filler optimizes bond in moist conditions, saving installers costly preparation time. Suitable for use in public areas, low-odor Planibond JF is LEED-compatible, which helps contribute valuable points toward LEED-certified projects. Self-leveling Planiseal RapidJoint 15 is a polyurea, elastomeric joint and crack floor filler designed for supporting nonmoving joint nosings subject to forklift and steel-wheeled traffic. This flexible joint filler can accommodate joint movements of 10% to 15% and is so fast-curing that repaired joints can be re-opened to traffic almost immediately after application. Broad temperature capabilities allow it to cure all the way from -40 F to 130 F (-40 to 54 C) and remain flexible at cold temperatures, making it suitable for freezers, cold storage rooms, manufacturing and industrial floors. Enhanced application characteristics allow Planiseal RapidJoint 15 to be shaved easily as early as 1 hour following placement, and it typically won t leave a stain on surfaces adjacent to the joint. Resistant to petrochemicals, odorless Planiseal RapidJoint 15 is LEED-compatible, which helps contribute valuable points toward LEED-certified projects. For moving joints: Two new high-performance sealants for moving joints have now joined this family. Mapeflex P1 SL self-leveling elastomeric, polyurethane sealant is designed for horizontal, moving joints while Mapeflex P1 nonsag, elastomeric polyurethane sealant is mainly used for vertical, moving joints. Both one-component sealants are installerfriendly, offer superior gunning and tooling for easy and efficient application. Formulated with high abrasion and tear resistance, both products accommodate joint movements of +/- 25% while promoting tremendous adhesion. Paintable and sandable Mapeflex P1 SL and Mapeflex P1 are odorless and low in VOCs, and will typically not stain or shadow surfaces they are applied to or pick up dirt easily. Both offer great resistance to weathering, are LEED-compatible and meet South Coast Air Quality Management (VOC) limits. 4 ISSUE 11, 2010 Realtá MAPEI Americas
7 A variety of new members have joined this family and include a host of primers, moisture treatment solutions and new decorative finishes that offer much greater versatility and excitement to a thriving line. A) New priming solutions With MAPEI s three newest priming additions, MAPEI now has a priming solution for every substrate condition. Primer E 100%-solids epoxy primer is specially designed for use with MAPEI self-leveling underlayments and toppings utilizing a sand broadcast method. Twocomponent Primer E epoxy system is a highly effective method for successfully bonding to nonporous, dense substrates before installing levelers subject to highstress elements including dynamic loading, vibration and deflection. That s why it is highly recommended for all decorative topping installations that demand the highest degree of crack resistance and smooth, even surface finish. The low-viscosity formulation of Primer E allows it to penetrate well into the substrate and promote a tenacious bond, while also allowing for fast, easy spreading to expedite installations. LEED-compatible Primer E is low in odor and VOC-compliant, making it suitable for use in interior, occupied spaces. Ultra low-viscosity Primer CE surfaceconsolidating epoxy primer is formulated with extended working time to deeply penetrate into weak concrete or gypsum substrates, effectively consolidating substrates and providing a sound surface for subsequent flooring installations. A single-coat application of two-component, 100%-solids Primer CE helps cost-effectively restore the structural integrity of friable substrates such as weak gypsum-based underlayments or lightweight concretes before the application of underlayments, toppings or finish floor surfaces. Once installed, Primer CE is compatible with a wide variety of primers and adhesives typically used with today s flooring installations including tile; vinyl composition tile (VCT); sheet vinyl; carpet; wood; and other floor finishing products. LEEDcompatible Primer CE is VOC-compliant and has a low odor, making it suitable for use in interior, occupied environments. Note that properly prepared, sound and stable concrete substrates must have an MVER below 5 lbs. per 1,000 sq. ft. (2,27 kg per 92,9 m 2 ) per 24 hours before applying Primer CE. All-purpose Primer T is a one-component, highly versatile primer for a wide variety of substrate conditions. Typically, a singlecoat application of this water-based, acrylic primer enhances the performance and adhesion of self-leveling underlayments on nonabsorbent surfaces as well as many properly profiled absorbent surfaces. Easy to handle and apply, LEED-compatible Primer T is VOC-compliant and has a low odor for use in interior, occupied spaces. Fast-turnaround features make it the ideal primer for MAPEI s Easy line of reduced-preparation levelers, including Ultraplan Easy and Novoplan Easy self-leveling underlayments. Primer E is suitable for: concrete substrates with a moisture vapor emission rate (MVER) below 3 lbs. per 1,000 sq. ft. (1,36 kg per 92,9 m 2 ) per 24 hours and less than 75% relative humidity by ASTM F2170. substrates. including epoxy or cement terrazzo, and ceramic tile. 14 technical do s & don ts Evolution in wood-flooring installation systems: Whether wood is engineered or solid in construction, its look promotes a rich, warm, clean, highly desirable environment that continues to gain popularity in retail businesses, department stores, libraries, condominiums, and other commercial and institutional spaces. Wood installations can pose challenges, particularly when adhering wood flooring to concrete subfloors that emit moisture vapor emissions. The best wood-flooring installers know that taking basic precautions by addressing moisture issues with new, innovative moisture-control products is critical to preventing costly labor and material repair bills. Fortunately, exciting product evolutions now offer dual- and multi-function features that combine moisture control with outstanding bond, crack isolation and/or sound reduction. Ultrabond ECO 995 Premium Moisture-Control and Wood-Flooring Adhesive both bonding and moisture emission control (6,80 kg) MVER or 85% RH with naturally occurring rapidly renewable resource materials 12 ISSUE 11, 2010 Realtá MAPEI Americas
15 How to ensure a successful wood-flooring installation make sure that the wood flooring is compatible with a glue-down installation method. Wood-flooring manufacturers have justifiable reasons as to why their flooring product can be nailed down, stapled down or adhered to a subfloor. So don t assume that all wood flooring can be glued to a subfloor. It is essential to carefully read the manufacturers recommendations included in the wood-flooring product packaging or call the flooring manufacturer to make sure that your installation method meets the recommended guidelines for that particular floor-finish product. check the concrete subfloor for moisture vapor emissions. Checking a concrete slab for moisture vapor transmission is best done using a calcium chloride test kit or relative humidity (RH) meter. Taking the extra step to protect a wood installation from moisture damage is critical to preventing a flooring failure due to cupping, buckling or warping which can only be fixed by removing and replacing the entire wood floor. While it s always best to take precautions by testing concrete for moisture emissions, MAPEI has developed a cutting-edge woodflooring installation product to help guard against unknown subfloor moisture problems. Just one coat of new dual-function Ultrabond ECO 995 premium moisture-control and wood-flooring adhesive controls moisture vapor emissions and provides bonding at the same time. It offers installers an excellent means to ensure that even if the moisture vapor is not measured, the wood floor will still be protected from most subfloor moisture vapor emissions up to 15 lbs. (6,80 kg) MVER or 85% RH. make sure that the subfloor is smooth, flat and defect-free. Wood flooring is a very rigid material and, when installed with a gluedown method, does not conform to subfloor irregularities. So if the substrate exhibits high spots or depressions, the wood adhesive cannot make contact properly with the back of the wood flooring. A lack of bond between the substrate and flooring material results in hollow spots and creaking noises when the wood floor is walked over. Because urethane adhesives will not re-adhere once dry, the only way to correct the bond is to inject glue under the hollow spot or in serious cases, remove part of the flooring and glue it down again. To prevent an unnecessary, expensive and time-consuming wood-floor repair, it makes more sense, after thoroughly cleaning the substrate, to take the extra step of pouring a layer of Ultraplan Easy high-performance, easy-preparation, self-leveling underlayment. This procedure creates a super smooth, flat subfloor that almost guarantees against hollow spots. For applications that require quick-fix, minor substrate repairs like low spots and depressions, Planiprep RS rapid-setting, trowelable underlayment will do the job. This fast-track patching compound trowels smoothly from almost featheredge to 4" (10 cm), providing a defect-free finish that s ready to receive wood in about 4 to 6 hours. leave adhesive residues on the surface of prefinished wood flooring. Because nailers, staplers, compressors and various accessory products are not required when gluing wood onto concrete subfloors, a glue-down installation method is relatively easy. In a glue-down method (especially when using urethane adhesives), it is vitally important to make sure that all adhesive smudges are removed from the surface of the wood flooring while the adhesive is still wet. MAPEI s Ultrabond ECO 995 urethane adhesive features highly aggressive bond strength for the purpose of promoting an ultra secure, permanent wood installation. Once cured, this urethane adhesive will not budge! For a clean, pristine finish floor, it is essential to keep a fresh, clean rag on the jobsite along with MAPEI s Ultrabond Urethane Cleaner to effectively remove adhesive from the surface of prefinished wood flooring, as well as all trowels and tools. forget about the neighbors below you. Wood floors are finding their way into all types of buildings, including multi-story high rises and condominiums. Adding a sound-deadening membrane before gluing down the wood helps to ensure that unwanted surface noise is not transmitted into living quarters below. When combined with any MAPEI urethane wood adhesive, Planiseal WFM urethane wood-flooring membrane is a proven method to reduce surface sounds and impact noises. Plus, it provides crack isolation up to 1/8" (3 mm) while protecting wood flooring from subfloor moisture vapor transmissions. For an alternate, quick and easy system to guard against impact and airborne sound transmission in multi-level buildings, combine Mapeguard 2 premium crack-isolation and sound-reduction sheet membrane with any MAPEI urethane adhesive. about the author Jeff is the Product Manager for MAPEI s Floor Covering Installation Systems line. As an exceptional model of green-building design and operation, the Oval qualifies for LEED Silver green-building certification. The 215,278 sq. ft. (2-hectare) clear span roof structure was built from wood salvaged from a pine beetle infestation of pine trees in British Columbia s interior. Its storm water management system captures rainwater from the roof, to be used for toilet plumbing and irrigation. The Oval s construction uses non-toxic materials to ensure excellent indoor air quality including floor coverings, sealants and paints that result in minimal off-gassing. MAPEI played an integral role in helping to construct the Oval s speed-skating slab, upper ice deck, rowing pool tank, rowing pool deck and several sections of the building s concrete floors. As well, MAPEI adhesives were used to install Mondo rubber flooring throughout the fitness areas and dressing rooms. Already the centerpiece of a major new urban waterfront neighborhood, the Richmond Olympic Oval will be transformed into an international center of excellence for sports and wellness after the Games. Designed with flexibility in mind, the Oval will be used for various sport and community functions, providing a recreational legacy for generations to come. Built to meet or exceed national accessibility standards, this incredible center will serve as a training and competition facility for many wheelchair sports including wheelchair rugby, wheelchair basketball and adaptive rowing. 16 ISSUE 11, 2010 Realtá MAPEI Americas

20 special feature b c Designed to host the curling and wheelchair curling events while netting zero loss of green space, the Vancouver Olympic/Paralympic Centre was built to replace the well-used and aged community complex at Hillcrest/ Nat Bailey Stadium Park. Adjacent to and built simultaneously as the curling arena is a massive aquatic center with both indoor and outdoor pools. Once the conversion to legacy mode has been completed, this facility will be targeted for LEED Gold green-building certification. Contributing factors for its certification include its smart site selection, full wheelchair accessibility and rainwater reuse. In addition, the center utilizes waste heat reuse systems that capture heat from the refrigeration plant and reuse it to heat other building spaces, as well as domestic hot water for the facility. While MAPEI products were used to tile washrooms and showers in the curling arena, most repair work, waterproofing and setting large-format tile was conducted in the adjacent aquatic center. The curling venue will be transformed into a dynamic, multipurpose community recreation center that will include an ice hockey rink, six to eight sheets of curling ice, a fullsized gymnasium, a library and an aquatic center, complete with indoor/outdoor pools and hot tubs. 28 answers from the experts In the science world, efflorescence is generally defined as the act of changing to a powder due to loss of water of crystallization. But when efflorescence occurs in the construction industry, tile contractors just consider it to be a big nuisance that costs a lot of time and money to fix. Efflorescence appears as a white crystalline deposit composed of salts, lime and/or other minerals that surface on concrete, grout and tile. These water-soluble salts and minerals typically come from the ground or where cementitious or alkali substances exist. Salts and minerals travel to the surface, using moisture as their carrier; when the moisture evaporates, the salts and minerals are left over. Efflorescence is like the white powder left on the surface of a pool or fountain once the water evaporates. Efflorescence naturally occurs when cement-based products are used in exterior or wet environments and may continue to reappear even after it is cleaned up. So the smartest installations are those that take steps to prevent it in the first place. 26 ISSUE 11, 2010 Realtá MAPEI Americas
29 Weather, water chemistry, construction practices, masonry materials, structural design and installation methods are just some of the factors that influence whether an installation will effloresce. Efflorescence frequently occurs after a new tile or natural stone installation has been completed. If the stone or tile is installed over a concrete substrate, or if there is moisture originating from the setting material, that moisture will travel through the stone and/or grout to the surface. Note that alkali surfaces including limestone, marble, concrete or grout, can be a source of salts and minerals. And just the water used in an installation is enough to trigger migration of these salts and alkalis to the surface. Also, the natural porosity in a concrete slab and cementitious setting materials allows water and chemicals to travel more easily. All in all, with enough soluble salts present, along with sufficient water and pressure to cause the water to migrate salts are pushed to the surface, water evaporates and efflorescence ensues. Tile composition can affect patterns of efflorescence. Because moisture migration follows the path of least resistance, ceramic tile (which is a dense surface) typically shows efflorescence only along the grout lines. Being cementitious, grout lines are more vulnerable to gathering higher concentrations of salty deposits. However, with porous tiles, efflorescence can occur along the entire surface of the tile and grout, where water and salts travel easily. Temperature and humidity play a role in efflorescence as moisture migrates from cooler environments to warmer ones. For example, in an exterior application where the sun warms the surface of stone, moisture carries the soluble salts that crystallize and are deposited on the stone s surface and/or its grout joints. This phenomenon also occurs in indoor flooring applications when moisture travels from cooler areas beneath a concrete slab to the warmer air above the slab; and with the help of an HVAC system, salts are drawn to the surface. All in all, normal atmospheric humidity and temperature variations are enough to encourage efflorescence on the surface of tile and stone installations. It is a misconception that efflorescence is caused by water sources used to clean installations. Cleaning water contains just a small percentage of minerals and it takes the usage of a lot of water before dissolved minerals are noticeable on a tile installation. More commonly, it s the moisture in the ground below the slab that is constantly evaporating and contributing to efflorescence. Even when a vapor membrane is installed below the slab, penetrations in the membrane may allow sufficient moisture to cause efflorescence. Finally, in exterior installations over concrete, rainwater can contribute to efflorescence over time especially if the grout installation is poorly compacted or extremely porous in nature. MAPEI stands apart as the only manufacturer to offer complete systems of FastTrack Ready levelers, waterproofing systems, moisture barriers, mortars and grouts to prevent problems with efflorescence. Realtá MAPEI Americas ISSUE 11,
30 answers from the experts This helps to minimize and possibly eliminate efflorescence-causing salts and minerals from migrating from below, particularly important in wet applications like fountains, spas and steam showers. However, the installation is still vulnerable to exterior moisture elements including rainwater, snow, sprinklers and moisture from the air that penetrate the surface down into the cementitious subsurface. As such, moisture transmission has the potential to migrate but can be minimized by applying a high-quality, breathable penetrating water repellent to the surface. Along with a waterproof membrane, solid installation methods are key: Proper detailing at parapet wall caps; flashing details at penetrations, windows and doors; and the insertion of appropriate weeps significantly help to reduce infiltration of water and associated problems with efflorescence. MAPEI provides a full line of waterproofing products including new LEED-compatible Mapelastic AquaDefense, an advancedtechnology, meshless, liquid-rubber formula that allows tile installation after just 30 to 50 minutes of drying time, and flood-testing after 12 hours. mitigation membrane: This should be considered when the concrete slab exhibits high moisture vapor emissions. Since these membranes can interfere with the mortar s bond to the substrate, they should only be used if both the manufacturer of the tile cement and the manufacturer of the coating will warranty the installation system. To help retard the rate of evaporation following a tile or stone installation, grout joints can be sealed with a penetrating vapor permeable sealer. Even better, to help retard the rate of evaporation before installing products such as moisture-sensitive stone, apply a premium moisture mitigation membrane like MAPEI s new Planiseal EMB high-performance, 100%-solids, two-part epoxy, one-coat moisture barrier system for concrete slabs that exhibit moisture vapor emission rates (MVERs) up to 20 lbs. per 1,000 sq. ft. (9,07 kg per 92,9 m 2 ) per 24 hours. LEEDcompatible, FastTrack Ready Planiseal EMB provides the ultimate in moisture transmission reduction by easily penetrating concrete, creating a solid film layer that reduces moisture transmission rates to less than 3 lbs. (1,36 kg). Ultracolor Plus (1,5 mm to 2,5 cm) water, dirt and grime ANSI A118.7 Choosing high-quality raw materials significantly lessens the chance that soluble salts and other undesirable elements will negatively affect setting materials and overall installation success. No doubt, factory and quality-controlled pre-bagged mortars and additives are far safer than using site-mixed mortars. And the use of latex additives for mortar beds helps to encapsulate free salts that may be present in the system, ultimately minimizing problems with efflorescence. MAPEI manufactures a premium, rapid-setting floor and wall grout that will not contribute to efflorescence the way that traditional Portland cement-based grouts do. Specially formulated Ultracolor Plus contains no Portland cement, thus virtually eliminating common problems related to typical grouts such as mottling, color inconsistency and efflorescence. As an added bonus, LEEDcompatible Ultracolor Plus is designed with DropEffect technology to reduce surface absorption, thereby helping to repel water, dirt and grime from penetrating grout joints. 28 ISSUE 11, 2010 Realtá MAPEI Americas
31 1. Mapelastic AquaDefense 2. Granirapid 3. Ultracolor Plus Efflorescence-related repairs Problems associated with efflorescence can be quite persistent and usually result in a ton of lost time, costly labor and material expenses along with many other headaches for installers. The best all-around solution is to take necessary steps to prevent it in the first place. But if efflorescence does rear its ugly head, be aware that remediation can be tricky, especially if it occurs in difficult-to-reach spaces like the exterior façade of a multi-level building where labor-intensive scaffolding is a necessity. Acid solutions Efflorescence on the grout or tile surface is usually removed with an acid solution. In general, salts and minerals are reactive to most acidic cleaners and will usually dissolve upon contact. Note that most grout manufacturers do not advocate the use of acids to remove efflorescence because they attack the cement in the grout, causing it to break down and weaken. Generally it is best to employ an experienced professional for efflorescence removal because an acid that is too strong can also strip color from grout, creating a bigger failure. Note that acids generally cannot be used to remove efflorescence if acrylic sealers have already been applied to the grout. Penetrating sealers Once efflorescence has been successfully removed, sealing the grout joints with a penetrating sealer may be necessary. The sealer will minimize water entering from above, while slowing down the rate of evaporation of water from below. However, sealers should not be applied if a watersensitive material (like mastic and some self-leveling products) was used in the installation, as water will likely migrate through the substrate. Acid-sensitive surfaces Some natural-stone products and other surfaces may react adversely when in contact with acids. Potential problems include etching of the stone s polish, creating a more porous surface and potentially causing dirt attraction and dry soiling issues. On acid-sensitive surfaces, it is best to use abrasion via a rotary machine attached with a nylon pad to loosen and remove salts and minerals from the surface. Ready installation products: Rapid-setting cementitious materials have superior dryingout characteristics that help reduce moisture and vapor emission migrations from wicking, percolating and transmitting through the installation system. One example is the time-proven Granirapid premium, rapid-setting, flexible tile mortar system the industry s first and only fast-curing system specially designed for fast-track projects. Advanced-technology, LEED-compatible Granirapid System cures considerably faster and produces low residual moisture behind the tile after 24 hours. This system develops high early mechanical strength and allows application of grout in just 3 to 4 hours. When used with Ultracolor Plus grout, the installation will allow water immersion in just 72 hours a significant time-saving advantage in today s construction industry where fast-track is the norm. One of today s best role models of compatible construction systems involves increasingly popular sustainable building projects. At the earliest stage of a LEED project (design phase), it is vital to start with a charrette a collaborative session whereby a group of designers plot a solution to a design challenge. A charrette serves to promote joint ownership of both the system design and the compatibility of the products specified. When it comes to flooring installations, once performance levels are set using such acceptable industry standards as ISO 13007, ANSI, ACI, TCNA, CRI, ASTM and NWFA then and only then can the project successfully move forward. While typically unseen by the building owner, flooring adhesives and surface preparation products installed beneath tile, stone, floor covering, carpeting or wood can make or break an installation. And with the increasing cost, liability and time constraints associated with today s construction projects selecting, specifying and installing the right combination of flooring installation materials are crucial issues. Bottom line: In the case of a flooring system, the whole truly is greater than the sum of its parts! For long-term optimal installation success, the entire system must meet the design criteria for performance, functionality and aesthetics. 30 ISSUE 11, 2010 Realtá MAPEI Americas
33 system A compatible installation system is one where every component installed in the flooring system from the substrate to the finished floor covering must function at peak performance without failure on a continual basis. In a nutshell, each layer in the system must successfully work together with each consecutive layer. Compatibility is critical to preventing full or partial failure of a flooring system and the dreaded labor and material costs associated with removing and repairing a flooring installation. Further consequences can include a damaged reputation, customer dissatisfaction and loss of confidence in the entire system (designer, product manufacturer and installer), making incompatibility an expensive lesson for all. Implementing a compatible flooring system does not have to be time-consuming or costly. Well before getting onto the jobsite, consider the following five steps to optimizing compatibility and system reliability: 1. Select a system solution that considers all layers, from substrate to finish floor. 2. Identify incompatible layers during the design phase, not the installation phase. 3. Keep it simple. Fewer layers mean fewer points of failure. 4. Choose products based on acceptable industry performance requirement versus cutting corners with inferior materials. 5. Maximize installation warranty by using a single manufacturer s products for a true system solution. Reducing the risk of moisture-related failure all comes back to original design and product selection. It is important to consider all possible points of failure, estimate potential consequences and assess the likeliness of failure. For example, a compatible system that meets the performance criteria and desired aesthetic results can be selected for a concrete slab with a high moisture vapor emission rate (MVER) of 10 lbs. per 1,000 sq. ft. (4,54 kg per 92,9 m 2 ) per 24 hours (per ASTM F1869) or 85% relative humidity (per ASTM F2170). Just make sure to factor in the following key points when designing a compatible system: 1. Know the MVE limitations for each finish floor covering. for MVE because they are moisturesensitive. established MVE limits, moisture may MAPEI s System Warranty and material replacement when MAPEI products are used exclusively Tile & Stone Installation Systems, Floor Covering Installation Systems (including wood flooring) and Concrete Restoration Systems residential and commercial options, as well as a lifetime residential and lifetime matching options increase the risk of efflorescence and discolor stone. established MVE limits, but excessive moisture is known to contribute to mold, mildew and unpleasant odors. 2. Determine the acceptable MVE limit set by the adhesive manufacturer. If these limits are exceeded, re-emulsification of the adhesive could occur, destroying the bond and causing failure. 3. Choose a cost-effective installation method that effectively addresses the slab s MVE, meets the manufacturer s requirements/limitations for MVER and is compatible with subsequent layers in the system. A single coat of MAPEI s Planiseal EMB premium epoxy moisture barrier effectively reduces MVERs from up to 20 lbs. per 1,000 sq. ft. (9,07 kg per 92,9 m 2 ) per 24 hours to less than 3 lbs. (1,36 kg). Preventing system incompatibility: what to consider 1. Working Environment and deflection issues 2. Type of Substrate 3. Surface Preparation concrete gypsum floors 4. When it comes to installing tile over a gypsum underlayment, system failure is inevitable if the tile is set using a common cement-based mortar because of chemical incompatibility. Note that if Portland cement comes in contact with gypsum, it creates a chemical reaction called ettringite that destroys the bond. Does this preclude gypsum as a suitable substrate for flooring installations? Absolutely not. The flooring system design just needs to be modified for compatibility with a cement-based mortar that is in turn compatible with each ensuing layer in the system. Here s how a gypsum product can become part of a cement-based system: 1. Separate the gypsum from the Portlandcement product by coating it with an application of a solid coat of latex primer, like MAPEI s Primer L. Allow the primer to penetrate deeply so that a monolithic layer completely separates the two products. 2. Keep the gypsum dry. To prevent potential water penetration into gypsum, apply an SBR-based waterproofing membrane such as Mapelastic AquaDefense. If gypsum gets wet, it will re-emulsify and degrade to mush, so use it for interior installations only. 3. Choose an appropriate cement-based mortar and grout that best suit the finish floor layer. It has always been a part of MAPEI s philosophy to design premium construction materials that can be layered as a complete system solution, thus eliminating compatibility issues. Because compatibility starts in the lab, MAPEI continues to devote 5% of its sales profits and 12% of its workforce to its research and development department. 37 technically speaking Focus on Moisture Mitigation Q: I ve just started work on a hospital hallway that specifies installation of vinyl sheet goods. The problem is that the concrete floor currently exhibits a moisture vapor emission rate of 18 lbs. or 8,16 kg. How do I quickly get the moisture down to an acceptable level so I can get on with my floor-covering installation and minimize hospital downtime? A: First things first. Check with the flooring manufacturer to determine the acceptable MVER for your finish floor layer. In this case, because the MVER is so high, the best solution is to apply MAPEI s Planiseal EMB premium epoxy moisture barrier for concrete substrates. Ideal for hospital applications, this LEED-compatible, fast-track, easy-to-apply barrier reduces MVERs of up to 20 lbs. per 1,000 sq. ft. (9,07 kg per 92,9 m 2 ) per 24 hours to less than 3 lbs. (1,36 kg). All it takes is just one coat of this 100%-solids moisture barrier to quickly penetrate the substrate, creating a solid, film layer that provides the ultimate in moisture reduction. With high-performance Planiseal EMB, you can begin the primer portion of your vinyl sheet installation system the very next day. Take advantage of a great warranty by installing a single-source, LEED-compatible flooring system that includes Primer WE water-based epoxy primer (placed over the Planiseal EMB), followed by Ultraplan 1 Plus quick-setting, self-leveling underlayment. 38 Q: I m working in a new 1,000 sq. ft. (92,9 m 2 ) retail outlet that requires installation of carpet in a very short timeline. Even though the concrete slab was poured over 90 days ago, it is still measuring a constant MVER of 12 lbs. (5,44 kg). How do I get the carpet installed in one week s time and still prevent an inevitable callback due to mold and mildew issues, as a result of the concrete s high MVER? A: To alleviate your concerns with mold and mildew due to the substrate s high MVER, it is absolutely necessary to apply 2 coats of MAPEI s Planiseal MRB moisture-reduction barrier. This LEED-compatible, solvent-free epoxy coating is specially formulated to reduce MVERs up to 15 lbs. per 1,000 sq. ft. (6,80 kg per 92,9 m 2 ) per 24 hours, down to below 3 lbs. (1,36 kg). To get your finish layer installed quickly and cost-effectively, follow Planiseal MRB with a 2-coat Planipatch Plus System, followed by Ultrabond ECO 220 premium flooring adhesive, which is specially designed for high-traffic carpet applications. Incorporating this single-source system will give you enough time to professionally install your carpet by the established deadline. Q: I ve just started a project in the lobby of a bank that calls for engineered wood flooring over 6-week-old concrete with a dissipating moisture reading of up to 7 lbs. (3,18 kg) MVER. How do I properly prepare this subfloor to receive wood plank flooring as quickly as possible? A: MAPEI s new Planiseal Easy fresh concrete treatment for fast-track installations is the perfect solution for your challenge. In just one coat, highly effective Planiseal Easy treats concrete slabs by quickly and easily, reducing dissipating moisture caused by water of convenience during the concrete pour, to below the necessary 3 lbs. per 1,000 sq. ft. The pediatric unit at the hospital benefited when employees of a number of flooring companies in the Chicago area got together for fun and fitness in the 1st Annual Mr. David s Bike Challenge. The idea for this event came out of a casual conversation between Steve Cameron, Midwest Regional Sales Manager of the MAPEI Corporation, and Dave Zmijewski, the owner of Mr. David s Flooring International, Ltd. of Itasca, Illinois. To determine who was the best cyclist, they decided to offer a challenge to local friends in the industry and donate the event proceeds to Central DuPage Hospital. The 1st Annual Mr. David s Bike Challenge was held on October 3 at the LeRoy Oakes Forest Preserve. The decision to go with a 50K distance for the first annual race made the competition fun for everyone. A total of 26 riders signed up for the challenge, and all but two finished. Steve did beat Dave by just a few minutes; but it was Jeff Karsen, the owner of Carpet Cushions and Supplies headquartered in Elk Grove Village, Illinois who won first place, finishing the course in 1 hour and 31 minutes.
