2 Summary Results PermaFrost NMR Performance Report Hines - Data Center Chiller January, 2012 This Hines Property Management data center chiller pilot was designed to illustrate the positive impact PermaFrost NMR will have on the overall cooling performance of a 300-ton Trane chiller supporting the data center and trading floor operational areas at a Fortune 100 Financial Investment Corporation headquartered in New York, NY. The expected improvements for this or any field tests resulting from PermaFrost NMR are dependent on factors such as age, condition, service history, design and application of each unit. However, based on more than 26,000 installations to date worldwide, the chiller being tested should show an average of at least 5% reduction in kw/ton in order to meet our claims. From the amount of cooling improvement achieved during the pilot to this point (the product will continue to improve the performance of the chiller for another several months), the report will also accurately project how the improvements to date will correlate directly into less energy consumption at the unit and lower power bills over the remaining 10 year life of the chiller. The chiller results on the following pages are based on an average connected load of 65-tons (22% of total designed cooling capacity) during the pilot reporting period with a fixed chilled water output. A 2% upward adjustment was made to the kw/ton average in the post data to account for slightly cooler entering condenser water variations occuring during the post testing period. The average number of annual runtime hours were taken directly from the chiller control panel and provided to the team by the chief building engineer for Hines. The 22% load is the most inefficient part of the efficiency curve for this chiller. As the heat load increases in the warmer weather, PermaFrost NMR will bring even more overall efficiency improvement to the chiller. As the data on the following pages will show, the Hines pilot on the 300-ton Trane chiller was a success. The average kw/ton reduction was 6.1% with a payback period of 1.9 years without the ConEdison rebate and 1.3 years with the 31% rebate paid out to them. Over a 10-year period, Hines will save their client approximately $65,442 in energy costs on this single chiller, which equates to a 451% ROI on their original investment. 1
3 Product Overview PermaFrost NMR is a multi-patented nanotechnology surface science Energy Control Measure (ECM) that uses Nucleo Molecular Regenerative (NMR) technology as its core agent. A sustainable, one-time treatment with no down time required, PermaFrost NMR lasts for the remaining life of any type of system in which it is installed DX (direct expansion air and chilled water systems), Chillers (screw, reciprocating, scroll and centrifugal), heat pumps, ice making equipment. Specialized applications include computer room cooling and dehumidification systems, chiller plants (water and ice production applications), domestic and industrial refrigeration (ammonia low and ultra low temperature), air-cooled single application water chillers and split and package rooftop HVAC equipment. The direct benefits of PermaFrost NMR are improved cooling performance, restoration of lost capacity, and improved refrigerant velocity all of which allows a system to achieve set point temperatures in a more rapid fashion which in turn reduces system loading and operating periods. The indirect benefits resulting from the enhanced thermodynamic characteristics following treatment include less kw hours used, less amp draw at the compressor, less metallic wear and longer overall equipment life. Testing Procedures The recently calibrated Siemens building management system was used to monitor the entire test. Four days of baseline data (specifically kw/ton) were captured and validated for accuracy prior to the chiller being treated with 116 ounces of PermaFrost NMR on Thursday, 27 Oct The system was then operated as usual. Chiller data was pulled every Thursday for the next five weeks and provided to the testing team. The three days used to determine the effectiveness of the product were Friday, 21 Oct () and Thursday and Friday, 1 & 2 Dec (Post). These days were chosen due to similarities in building use, outdoor air and condenser water temperatures. 3

6 Cost Savings and Subsequent Return-on-Investment (ROI) The chart in Appendix A clearly shows the positive energy performance impact the had on the pilot chiller. The additional notes below the chart also bring into focus just how conservative the results are in this particular pilot and why Hine s client should expect even better results in the additional implementations they are now undertaking, starting with NYC. Based on these same results, and many others like it, Hines Property Management is also moving forward with treating their own equipment with PermaFrost NMR as a simple and sustainable way to reduce their utility bills and prolong the life of their HVAC equipment. Raw Data from the Chiller Performance Pilot Comparisons vs Post The tables showing the kw/ton data samplings captured by the Siemens BMS over three 24-hour periods; Friday, 21 October (), and both Thursday and Friday, 1 & 2 December (Post) are available in a separate 27 page document upon request. For this pilot, the data samplings were taken every minute. This translates into 1,440 data points in the being compared to 2,880 data points in the Post.
