OptimumHVAC Prepared for the: GOAA Energy Conservation & Environmental Initiatives Forum April 27, 2010 Jamie Wiecks Enterprise Account Manager Optimum Energy Mike Dillard Vice President, Business Development Mechanical Services of Central Florida, Inc.

Agenda Part I: Introduction to OptimumHVAC Part II: Initial Energy Savings Analysis for MCO Main Terminal Part III: Case Studies & Conclusion

Part I: Introduction to OptimumHVAC

OptimumHVAC Setting a New Standard New approach Enterprise software applied to commercial HVAC systems for a scalable, reliable optimization solution. End to end delivery model Building assessment and engineering Integration and testing Demand based, continuous HVAC system optimization Web based, real time monitoring for the life of the plant. Unprecedented results 18 to 60 month ROI achieved by lowering HVAC energy costs up to 60%. Achieves a new industry standard annual average of 0.5 kw/ton for entire chiller plant. Earn LEED points and Carbon Trading Credits. Installed in over 70 facilities including Airports, Commercial, Universities, Data Centers, Hospitals, Government, and more

Where OptimumHVAC is implemented OptimumLOOP Designed for buildings with centrifugal chiller plants of at least 600 tons OptimumTRAV Designed for buildings with Variable Air Volume air handling units of at least 100,000 sq. ft. OptimumMVM Provides measurement and validation of OptimumLOOP and OptimumTRAV performance

OptimumHVAC Network Architecture

HVAC Optimization Paradigm Shift OptimumHVAC A patented software solution Software automatically determines most efficient sequencing of equipment HVAC Performance Chart Permanently reduces energy by 30 60% Targets 0.5 kw/ton wire to water delivery Averages month payback Enables persistent savings by continuous measuring, verifying and management of plant performance via a Web based service Average annual HVAC efficiency in kw/ton

Optimum Energy & MSI Optimum Energy has successfully partnered with a handful of Emcor operating companies, including Mechanical Services of Central Florida. To date, Optimum Energy has completed 9 OptimumHVAC installations with Emcor companies. All 9 of our installations with Emcor are meeting or exceeding their predicted energy savings Optimum Energy & Emcor projects have saved customers an average of 44.7% of their HVAC energy use.

Part II: Initial Energy Savings Analysis for MCO Main Terminal

Main Terminal Initial Analysis: Preliminary Scope OptimumLOOP Recommendations (from Nov. 15, 2009 Analysis): DDC programming & testing Replace 1981 & ton McQuay chillers with new Trane or York VFD chillers (2 x 1300 ton) Retrofit chillers with VFDs & updated control panels (3 x 1300 ton) Retrofit condenser water pumps with VFDs & new motors (7 x 100 hp & 1 x 125 hp) Retrofit primary chilled water pumps with VFDs & new motors (8 x 40 hp & 2 x 50 hp) Additional DDC upgrades, comm cards, network connections to chillers & VFDs, flow meters, etc. Optimum Energy scope: Site License, Equipment (Hardware), Programming & Software, Engineering, Testing & Commissioning, Training, Monitoring & tuning (1 yr). Engineering & energy consulting The Total Project Cost for the above is estimated at $3,424,925

Main Terminal Initial Analysis: Energy Savings OptimumLOOP Recommendations provide: 8,994,211 kwh/yr savings 2,883,871 gal / year water savings kw demand savings 0.22 kw/ton efficiency savings 11,377,677 lbs CO2 savings (electric) Est. 14 Main Terminal: Next Steps The potential for significant energy savings is excellent, our next step is an Engineering Study to firm up these numbers. OptimumLOOP Engineering Study will include: Site visit to analyze the chilled water plant. Implementation Report. Control diagram of the central plant. Integration control sequences. Review of mechanical, electrical and controls bids. Revision of Energy Savings Calculations based on the above. Formal Proposal to Follow.

Part III: Case Studies & Conclusion

Case Study I: San Jose International Airport International Airport in San Jose, CA 250,000 sq. ft. complex First year savings (Nov 08 - Oct 09): 1,256,000 kwh a cost savings of $188,000 Improved plant kw/ton 51%; down to 0.61 from 1.25 kw/ton Decreased carbon emissions by 1,353,000 lbs. Qualified for utility rebates Payback for the project was1.2 years Now expanding the LOOP to also control Terminal B (2 x 650 ton new chillers)

Case Study II: Aventine Building Multi-use building in La Jolla, CA 250,000 sq. ft. complex First year savings: Saved 500,000 kwh of electricity Cut operating expenses by more than $80,000 Decreased carbon emissions by 600,000 lbs. Improved wire to water kw/ton 45%, down to 0.68 kw/ton from 1.26 kw/ton Received a utility rebate of $105,000 Energy savings resulting from the use of OptimumHVAC assisted the Aventine building in increasing its ENERGY STAR rating to 100.
