Managing Your Mortgage Account Couldn t Be Easier! Thank you for choosing BB&T for your home mortgage. We know that buying a home is one of the most important investments you will ever make. As your mortgage partner, we want to make things simple and convenient for you by offering easy ways to manage your account. As you ll see, BB&T provides numerous ways for you to make your payment, view your account information, or contact us if you have questions. MAKING MONTHLY MORTGAGE PAYMENTS Unless noted otherwise, your mortgage payment is due on the first day of every month. No late charges are applied until after the 16th day of the month. Choose from our Easy Pay options of auto draft and online or from a variety of other ways for you to make your monthly mortgage payment. Auto draft Set up an automatic monthly payment draft from your checking account. Online Make quick and secure one-time or recurring payments or transfers through BB&T OnLine Banking. In person Visit your local BB&T financial center to make a payment. By mail Just follow the instructions on your coupon book or monthly statement.

By phone Simply call our BB&T Mortgage Servicing Center at 1-800-295-5744 to make a payment or speak with an associate (Monday through Friday from 8:30 a.m. to 5:00 p.m. E.T.). The same toll-free number includes an automated option that s available 24 hours a day, seven days a week. ROUND-THE-CLOCK ONLINE ACCESS With today s busy lifestyles, it s important to be able to conduct financial transactions when it works best for your schedule and that can change day to day. BB&T OnLine provides that flexibility. To get started, just visit BBT.com and 1) Click Enroll in the upper left corner 2) Then follow the enrollment steps Once you have enrolled, you ll have secure, round-the-clock access to your mortgage account, making it easy to: n Make payments n Set up or change automatic payments n Review loan activity, escrow and tax information n View loan amortization schedule n View payoff and year-end statement information

n Review private mortgage insurance cancellation guidelines n Request copies of your loan documents or coupon books n Customize your account to receive email notifications of payments or disbursements n Update personal contact information WHAT TYPE OF CORRESPONDENCE TO EXPECT BB&T does not sell your information. However, your new mortgage is a matter of public record so you may receive mailings from other companies related to your loan. Over the course of the first year, BB&T will send the following direct mail, all of which comes in BB&T envelopes: n Welcome letter stating your payment amount and first due date n A coupon book if you have not set up automatic draft (if the loan is interest only or construction, you will receive billing statements) n Escrow Analysis Statement (if applicable) n Annual Summary Statement that is sent every January for tax filing

n Mortgage Accidental Death and Dismemberment offer to protect the mortgage in case of accidental death of a homeowner (offer marketed with Minnesota Life Insurance Company) ANSWERS TO A FEW KEY QUESTIONS What is an escrow account? An escrow account allows BB&T to pay property taxes and homeowners insurance premiums on your behalf with a portion of your monthly mortgage payment. Your monthly payment breakdown available in BB&T OnLine shows the portion of your payment that is being applied to the principal, interest and escrow. Each year, we ll review your escrow account to determine if the monthly deposit amount is on target or should be adjusted up or down. BB&T may not require an escrow account in all cases. Can I make additional payments or pay more toward the principal balance on my mortgage loan? Yes, you can make additional payments or pay more on your mortgage loan to pay down your principal balance. Can I make a substantial lump-sum payment amount toward the principal balance*? Yes, you can and we offer the option to recast your mortgage payments over the remaining

term for a small fee, avoiding refinance costs, saving you time and money. Can I request a loan modification if I become delinquent or find it difficult to maintain my current monthly payment*? If you experience difficulty or struggle to make your monthly mortgage payments, please speak with one of our Mortgage Servicing Specialists at 1-800-295-5744 about your options.
