Longbridge: Birmingham 1 billion regeneration project 330,000 sq ft Town Centre 150,000 sq ft M&S department store
The 1 billion regeneration of the former MG Rover works at Longbridge is creating an entirely new Town Centre supported by 2,000 homes, offices, open space and education facilities. The 468 acre scheme includes over 330,000 sq ft of town centre retail and food service space. Phase one of the Town Centre completed in 2013 with the opening of an 88,000 sq ft Sainsbury s superstore. The 195,000 sq ft second phase is now well underway anchored by a new 150,000 sq ft M&S full-offer department store.
Great Homer Street: Liverpool 150 million redevelopment scheme 120,000 sq ft Sainsbury s 80,000 sq ft modern retail space
The Great Homer Street regeneration project will transform one of the most deprived parts of North Liverpool. Anticipated for completion in 2016, the scheme also known as Project Jennifer will create Liverpool s largest food store with a 120,000 sq ft Sainsbury s, as well as 80,000 sq ft of additional retail and restaurant space, a new market, homes and public space.
Wembley Central: London 90 million regeneration scheme 120,000 sq ft retail and leisure Final phase now complete
In the heart of Wembley Town Centre, the Wembley Central regeneration combines modern retail and leisure space, 273 homes and an 86 bedroom Travelodge Hotel. The completed scheme has successfully attracted national brands including TK Maxx, Argos, Tesco, Sports Direct, Costa, O2 and EE as well as The Gym and Explore Learning.

The mixed use scheme, with over 300,000 sq ft of retail and leisure space, 70 apartments and 40,000 sq ft of offices, includes a 7 screen Vue cinema, alongside 6 new restaurant units and over 500 car parking spaces. Sainsbury s, Starbucks, New Look and other major national brands are already trading successfully in the Town Centre. Further phases of the project are now being brought forward.
Billingham Town Centre: Teesside 320,000 sq ft Town Centre Acquired November 2014
St. Modwen purchased Billingham Town Centre in November 2014 and plans to reinvigorate the scheme s retail and leisure offer. The 320,000 sq ft town centre retail scheme includes a Boyes department store, Argos, ASDA, Boots and Wetherspoons, with Aldi opening a new store in early 2016. The centre is also home to the Forum leisure complex which has more than 900,000 visitors per year to its facilities, which include a swimming pool, ice rink and theatre. The town centre public realm has recently benefitted from a 2.35m refurbishment and a new 2.7m library in the heart of the centre. Through a programme of selected redevelopment and refurbishment, further opportunities to attract new occupiers will also be created.
New Covent Garden Market: Nine Elms, London 10-year regeneration project on London s south bank 100,000 sq ft retail, leisure and community facilities
The regeneration of New Covent Garden Market will transform the UK s largest wholesale fruit, vegetable and flower market at Nine Elms on London s South Bank at the heart of a vibrant mixed use development. The landmark 10 year project will see the delivery of over 100,000 sq ft of retail, leisure and community facilities including shops, cafés and restaurants, alongside a 500,000 sq ft market, 3,000 homes and 135,000 sq ft of offices.
Wythenshawe Town Centre: Manchester Major town centre regeneration scheme 450,000 sq ft retail and office space 6 million annual footfall
The ongoing redevelopment of Wythenshawe Town Centre has seen the arrival of significant new operators in the town to diversify its retail and leisure offer, including ASDA, Boots, Wilkinson, Costa and Argos. The programme has seen footfall in the Town Centre rise to 6 million per year with the new retail and leisure offer complemented by the introduction of a vibrant events programme, to position the centre at the heart of the community. Transport infrastructure to the centre will be greatly enhanced with the opening of a new Metrolink Tram service and Bus Station.
Trentham Shopping Village: Stoke-on-Trent 135,000 sq ft shopping village Retail hub for the Trentham Estate Planning consent for 70,000 sq ft final phase
The Trentham Shopping Village acts as the retail hub for the 725 acre Trentham Estate a major tourist and leisure attraction. Including a 65,000 sq ft garden centre, the 135,000 sq ft development is home to over 60 shops and cafés including boutique brands L Occitane, Rohan, Whittard and Cadwaladers, alongside a Premier Inn and national operator Frankie & Benny s. The overall estate attracts over 3 million visitors per annum and is one of the UK s major tourist and leisure attractions centred on the restored Charles Barry designed Italianate Gardens and Capability Brown Parkland and includes Trentham Monkey Forest and is supported by an ongoing programme of events and promotional activity.
Edmonton Green: London 100 million regeneration project 450,000 sq ft shopping centre 120 retail and restaurant units
The 100 million regeneration of Edmonton Green Shopping Centre has created a vibrant town centre scheme and major destination for the local community. The 450,000 sq ft retail scheme includes 120 retail and restaurant units let to major UK brands including Wilko, Peacocks, Costa, JD Sports and Argos alongside many independent retailers, as well as key community services including the Post Office, high street banks and the town library. There is an ongoing programme of customer events and new innovations including free customer wifi - to drive footfall and ensure the centre provides the full range of retail and community amenities.
Hednesford: Staffordshire 50 million Town Centre regeneration project 80,000 sq ft Tesco anchor 53,000 sq ft additional retail space
In Hednesford, St. Modwen has worked with Cannock Chase District Council on the 50 million regeneration of two major town centre sites Chase Gateway and Victoria Shopping Park. The two developments together provide over 130,000 sq ft of grocery and retail space supporting the wider town centre, including an 80,000 sq ft Tesco store, Aldi, Costa, Poundworld and Pure Gym.
Waterdale: Doncaster 84,000 sq ft Town centre mixed-use regeneration scheme 22,000 sq ft of new retail and leisure space
The Waterdale Shopping Centre was acquired by St. Modwen in September 2013 and presents a significant opportunity to regenerate this part of the city centre, next to Doncaster Council s new Civic & Cultural Quarter. Plans for the redevelopment of the 1960s mixed-use scheme will build on the presence of national brands such as Iceland and Greggs as well as a range of independent retailers and include refurbishing existing and creating additional retail space to attract new occupiers to the centre. In addition, St. Modwen will make public realm improvements and enhance promotional activity to regain the scheme s position at the heart of the community.
St Matthews Quarter: Walsall 90,000 sq ft retail and leisure scheme Planning granted 13m investment
The St Matthews Quarter scheme will provide landmark retail and leisure opportunities within Walsall Town Centre, with 90,000 sq ft of modern space. Planning consent for the 13 million scheme has been granted and strong occupier interest already secured including pre-lets to B&M and Poundland. The project sits alongside the broader regeneration of Walsall, including a new ASDA, town centre apartments, a youth training centre, library and offices.
Farnworth Market Precinct: Bolton 25,000 sq ft new retail space Completion anticipated 2016
In Farnworth, St. Modwen s ongoing regeneration programme is aimed at transforming the Town Centre, with a focus on convenience shopping and community use, as well as fashion and homeware. The centre already boasts a line-up of national and independent brands including B&M, Select, Superdrug and Greggs. The programme will deliver up to 25,000 sq ft of new retail space and a re-modelled bus station, as well as providing potential for further leisure and commercial uses, whilst works to refurbish external facades and improve the public realm have already been completed.
