Capricorn Capital GmbH has been established in 2010 and operates as a Private Investment office for its five Principals. Capricorn invests in direct assets like; commercial real estate, financial companies and corporate assets. Geograpically we focus on the Benelux, Germany, Switzerland and Spain & Portugal. Capricorn works with senior partners coming from backgrounds in banking, finance and real estate. Capricorn oppererates from offices in Basel, Switzerland and De Bilt (Utrecht), The Netherlands. 3 3

The Opportunity Platform, is the service where Capricorn introduces investor to investments and the buyer to the seller. This is in regards to corporate assets, commercial real estate and private equity. Single Family Office (SFO) Services, is a service provided by Capricorn to Clients who are looking to have their own (management) entity. On request of the clients Capricorn can; manage the set-up of the SFO entities manage in-sourcing/ outsourcing decisions provide office space source employees manage the operational side of the SFO provide administration & secretarial services manage the external service providers provide Wealth Management The services Capricorn provides to the client are defined in a Service Level agreement. 6

Direct Investments, Capricorn Capital invests for its Principals in direct assets. Capricorn employs a small team of senior (real estate) experts in The Netherlands. The team manages and has advised on, the acquisition off the commercial real estate portfolio currently held by the Principals. The Principals are actively looking to invest in several commercial real estate portfolios & direct assets in Europe; Real Estate Portfolios (retail, offices, residential and hotels) Financial Platforms (Asset Managers, Wealth Managers and small Private Banks) Corporate Assets (renewable energy companies) Funding: Capricorn Capital GmbH has the capability to fund real estate and/ or direct asset acquisitions from 10 Mio up to 150 Mio, within a 6 month period starting from the Due Diligence period. 7
