EXCAVATION AND LOT PREPARATION Job Beginning date of Monday May 2 nd, 2011 ALTERNATE: Garage walls as drawn with 8ft tall walls 3. BASEMENT WALLS AND FOOTINGS ALTERNATE: Garage walls as drawn with 8ft tall walls Because of the continuous basement floor pour and footings all in one, the floor will be required to cure 28 days before set up and pour of the foundation walls. The foundation walls will also be allowed to cure 14 days before setting the steel and pouring the floor deck. Install 3 ejector pits used as sump pits. 2 in the utility room and one under the front porch. The future basement bathroom will be located on the garage side of the main interior steps and the utility room will be located where the bathroom is drawn on the plan. Box out the basement floor for a future floor urinal in the future basement bath. Future car lift in the garage will require 2 tubes and a footing to support the garage slab to virgin soil. Garage steps must be at least 4 feet wide inside between the 2 step walls. The basement support post will be anchored with drilled and epoxied bolts, by the customer. QUESTION: Should the main floor deck be allowed to cure completely, stained it and cover it before framing begins OR Leave the deck unfinished & uncovered through construction, acid wash it at the end and then stain it. We are open to your opinion as to what will look the best at the end and cost the least. 4. FRAMING & BUILDING MATERIALS Shorten the living room cathedral ceiling to end at the edge of the dinette bump out wall. Flat ceiling over the kitchen area & include backing to install future bead board on the ceiling. Eliminate the 3 decorative steel trusses in the living room
Include installation of 4 decorative barn beams horizontally to form a large square around the hearth room at the soffit line ONLY. No beams up the gables. The beams will be installed with metal brackets fabricated by the customer. Timbers supplied by the customer. Notch 1 of the 4 barn beams to appear to support the hearth room gable over the kitchen. Mount 1 of the 4 beams (half Thickness) to the wall over the desk in the hearth room. 2 foot proud gables, account for the support in the truss system. Exterior metal brackets supplied by the customer will be decorative only. Add backing in the whole hearth room and dinette area to add a wood ceiling in the future. Add 4 foot landing at the bottom of the steps in the basement with an exterior door and remove the door at the main floor TV room level. Extend a stud wall off the side of the step landing wall in the basement to the bayside wall and install an interior door to separate the North end of the Basement from the South end. Frame off a utility room and sheet rock with an exterior door on the North side of the steps in the basement where the future bathroom is now drawn. Roughly 11 feet by 15 feet. Add transom glass over the double pocket door out of kitchen, above the pantry door and the entry to the living room from the garage even though there is not a door at this point. Install one inch foam insulation in the knee wall areas of the attic for spray foam backing. Install Ice and water shield in all valleys, soffits AND over all shed dormers before tar paper on the rest. 3/0 doors & pocket doors on all main floor doors, future accessibility. Fireplace porch to be constructed out of steel and assembled by the customer. The main stairwell & railing system will be created from steel and thick treads with open risers and installed by the customer. The garage steps will be made of steel, built & installed by the customer. 2 stud walls will be needed on the bayside of the master closet to create a long chase space from the basement to the 2 nd floor for utility runs. 2 x 6 stud wall between master bath and master bedroom. Create a 5ft wide recessed accent wall with lighting centered in the space by the soaker tub. ALTERNATE: Wood trusses and no floor heat on the second floor bedrooms, conventional floor system. Include a back nailer for the soffit material. 5. GARAGE Finished the garage to fire code only at this time, with the ceiling area that is under the bonus room to be fully insulated before the ceiling is sheet rocked.
6. WINDOWS AND ENTRY DOORS All windows on the bayside first floor will not have any grilles and will be wood interior. The rest of the windows will be Fiberglass. All window exteriors will be a dark Bronze color. 7. FLAT CONCRETE WORK & BLACKTOP See #3 Basement walls and footings. No staining required on the 2 outside porches. One drain in the garage center under one car. 8. EXTERIOR ROOFING, SIDING, GUTTERS & INSTALLATION Must use either a belt with lanyard system or scaffolding set up for safety. 9. MASONRY & FIREPLACE Run stone all the way to the top of the stair tower to the gable peak & eliminate the siding. Isokern fireplace in living room only. ALTERNATE: Isokern fireplace on the exterior porch or regular mason fireplace. Mason fabricates a Rumford style fireplace on the exterior porch. Install cultured stone on the side of the island that faces the fireplace. Add a flue at the time of construction run to the basement for a future wood stove. 10. PLUMBING FIXTURES & INSTALLATION The future basement bathroom will be located on the garage side of the main interior steps and the utility room will be located where the bathroom is drawn on the plan. Pipe in to add a future softener. Garage Tub sink where the dog wash is drawn and place dog wash next to the sink on the right. 4 exterior spicket: pergola covered porch for future hot tub, outside Master bath on the side of the home, under the kitchen window, outside the half bath next to the front porch. Prep sink with a disposal in Island. Navian thankless water heater dedicated to the master bath and a 65 gal. Conventional water heater for the rest of the house. Floor drain in the garage for the dog wash shower base with a hot & cold spicket. The washer and dryer will be located on the hearth room wall.
11. HEATING & COOLING ALTERNATE: Wood trusses and no floor heat on the second floor bedrooms, conventional floor system. Install all bath fans in your bid. Quiet Panasonic or Broan. Add gas igniter for the living room fireplace only. Add 2 exterior gas lines for bar-b-cue grills. One on the side of the garage on pergola porch and one on the bay side near the kitchen. Install large stainless hood over the kitchen stove, see kitchen drawings. ALTERNATE: for a geothermal system. Please note any tax savings. 12. ELECTRICAL & LIGHT FIXTURES Rough in for future emergency generator on the side of the garage next to the pergola porch. TV and stereo equipment will be located with the computer in the lower cabinet of the living room desk. 2 x 6 stud wall between master bath and master bedroom. Create a 5ft wide recessed accent wall with lighting centered in the space by the soaker tub. Add dedicated 20 amp circuit in the basement panel for the security and sound systems Prep for a future Hot Tub near the pergola covered patio on the side of the house. Northwest corner of the lot add underground power for boat lift, irrigation pump, lights & outlets. Add cable TV to the Master Bathroom. Microwave and Range installed into the corner of the pantry, next to fridge. Mini fridge and warming drawer under counter top in larger island. Install large low profile ceiling fan in kitchen ceiling. 13. INSULATION We will shorten the exterior walls that extend into the soffit and include an energy heal truss design near the soffits. Alternate: Install dense sound insulation between the 1 st & second floors bedrooms.
14. FINISH OF INTERIOR WALLS All exterior walls sheet rock will be ½ inch, not 5/8 inch. Accent textured plaster on the gable ceilings of the hearth room and dinette only. Install sound board material on the ceiling between the 1 st and 2 nd floor bedrooms before installing the sheet rock. Sound proof between Master bath & bedroom. No trim accents in the stucco around the windows. ALTERNATE: All stucco and no siding on the whole house. Exterior masonry stays as drawn on plan. 15. PAINTING & STAINING Details to be determined at a later date. 16. INTERIOR TRIM & INSTALLATION Add transom glass over the double pocket door out of kitchen, above the pantry door and the entry to the living room from the garage even though there is not a door at this point. Include glass pocket doors between the kitchen and the office hallway. No glass in office pocket doors 3/0 doors & pocket doors on all main floor doors, future accessibility. Rustic timbers to be used for both fireplace mantels & will be supplied by the customer. Base molding will be 5 ½ inches tall and casing width will be 3 ½ inches with a headstock added to all doorways in the Hearth room area only. 17. CABINETS, CLOSET SHELVING & MIRRORS Customer is handling this area. 18. FLOORING, TILE & INSTALLATION More details soon 19. HARDWARE 20. APPLIANCES Supplied by the customer. 21. SPECIAL ITEMS & K.
