Design and Access Statement This application is for the installation of replacement windows and doors to replace all existing windows and doors, many of which are rottenand of poor appearance. The replacement windows and doors will retain the overall external appearance of the existing windows and doors to match surrounding properties, but will be significantly improved in terms of build quality, energy efficiency and detailed appearance. Communications with SDDC Heritage and Conservation Officer (emails attached to application) suggested several improvements which have been taken account in this application. For example replacement of bonded glazing barswith actual bars, kept as thin as possible, and removal of ugly trickle vents. Example drawings (enclosed with application) have been obtained from a local joiner, Bartrams of Burton, who have experience making windows and doors for surrounding properties to the required standards. The following pages show photographs of the existing windows anddoors on each elevation of the house and details of the proposed changes.

1 Front Elevation Proposal Renovate / repair original sash window and repaint in white. If renovation reveals the window to be beyond repair an equivalent replica will be installed retaining the original features including the individual single glazed elements. Full details will be provided to S.D.D.C. prior to any replacement work should this be needed. Replacement of all other casement windows with frames of a similar appearance, as per the detailed drawings provided. The replacement windows willincorporate thicker double glazing units to improve energy efficiency. A single horizontal glazing bar will be incorporated in each window to ensure the existing style is maintained. An alternative window opening arrangement will be incorporated allowing each side of the window to open individually. The wooden frames will be finished in white gloss paint.
2 Side Elevation Proposal Replacement of all window frames on the west elevation of the house. The opening mechanism of these windows will be modified; a flush fitting tophung opener design (outwards opening) will be incorporated. This will ensure that the general look and feel of the existing design is maintained; a single vertical glazing bar is proposed for all windows greater than 500mm wide. As with the windows to the front elevation, thicker double glazing units will be incorporated; the general construction will be as per the detailed drawings provided. All windows will be finished in a brown stain / paint to tie in with the neighbouring properties and any long term inconsistency. Replacement of the double patio doors with an equivalent design incorporating improved performance double glazing as per the detailed drawing provided. Doors to be finished in a brown stain / paint to match the window framesand neighbouring properties.
3 Rear Elevation 1 Proposal Replacement of all window frames to the rear of the property. Itis proposed that the existing inward opening hopper be replaced with a flush fitting top hung opener (opening outwards) but the general look and feel of the existing design will be maintained. It is proposed to finish these windows in white to match in with the proposal for windows described for Rear Elevation 2. All casement windows will followthe designs of those described for the front of the property and detailed in the attached drawings. Replacement of the full length screen with double patio doors ofthe same design as those described for the Side Elevation; the door frame will be finished in white paint with the doors finished in a brown stain / paint. Replacement of the back door with a stable style door with one small glass panel to the centre of the upper half of the door (see attached drawings). The door will be finished in brown stain / paint with surrounding frame painted in white.
4 Rear Elevation 2 Proposal Replacement of all casement style window frames with windows of the same style as described for the front of the house (example drawings provided). Windows to be finished in white gloss to match in with the neighbouring property.
