How ADES works ADES was designed to provide several alternative options for updating product information instead of entering the information in ODES (Online Data Entry System). There are three different templates to choose from: 1) Excel (.xls) 2) XML (.xml) 3) Tab-delimited text files (.tab) The first step is to download whichever one of these templates you wish to use. The XML and Tab-delimited options are only recommended for the skilled technical user because these formats require more precise editing. Once you have made your updates you will send Bankrate the template file containing your updated product rates for a specific period. The file can be sent either by logging on to ODES system and uploading, or by sending via the FTP server. Before updating the rates, validation will take place. This validation is the same that is done on the ODES system with the following exception. The SVY_DATE (Survey Date) will be compared to the current date (EST) and only those matching will be updated. This is done to allow the user to use one document to maintain rates for products that need to be updated at different intervals. All fields that are populated with a default value (such as numeric fields with a value of zero) must contain a value to be processed. If you blank out a field that requires a value, you will receive an error. After all updates are completed, the user will be notified via a confirmation email to the ODES registered user s email account. The email will tell the user if the process was successful, or if there were errors. If errors were encountered, the user will receive an email listing the institution(s) and product(s) that produced the error(s), as well as a description of the error(s). Each file submission can contain multiple institutions and products. Those products that were entered correctly will be updated, even if some of the other products (identified in the email) fail the validation. If you need to update different institutions at different time intervals, you can have multiple documents with a different institution in each one. There is no limit to the number of times you can send your data, however you should only send data when your rates change. Currently Bankrate.com updates the websites six times a day (deadlines are posted on the ODES Signin page under Hyperlink deadlines). If you need any help regarding the use of the ADES please contact us at 800-327-7717 ext. 12004 or email ODEShelp@bankrate.com. ADES User Guide Version 1.0 2

Using Excel Spreadsheet Version Getting Started: If you ve never downloaded a template. Logon to ODES (Online Data Entry System), then select UPDATE RATES. Then select Ades (Automated Data Entry System). 1) Review Instructions ADES User Guide Version 1.0 3

2) Pick Selected Institution or All Institutions Some clients have set up multiple institutions in our system. If you have different rates for different states and we have set up multiple institutions for you, the names will tell you the difference (i.e. myinstitution/fl or myinstitution/ca will identify the different rates for Florida and California). If you want to maintain different templates for each institution, you may do so by clicking Selected Institution and downloading a template for each one and saving under a different name on your computer. If you prefer to maintain just one template, then click All Institutions and the template will contain entries for all your institutions in one file. 3) Click on the Excel (.xls) Icon and a window will appear in which you should select the option to save the file to your computer. This is the file you will update and send to us with your new product information. ADES User Guide Version 1.0 4

Spreadsheet Overview There are 9 tabs located at the bottom of the screen. The first 6 represent the different product types available (MTG = Mortgages, TA = Checking Accounts, DEP = Deposits, LOANS and INS = Insurance). The last 3 represent information tabs containing info about certain columns. These will be explained in further detail when the appropriate column is being described. The ADES System needs all of the tabs in the document to be uploaded, so even if you are entering data for just one product (for example, the MTG sheet for mortgage products), the rest of the tabs must remain in the document, even though you are not entering any data into them. The first five columns are common to all of the product tabs and are already filled out you should not change or remove these fields. Column Field Name Description A INST_NAME Institution Name B PROD_NAME Product Name C CATEGORY Values are as follows: MTG=2, TA=3, DEP=7, LOANS=8, INS=25 D INST_ID Institution ID E PRODUCT_ID ADES User Guide Version 1.0 5

Mortgages MTG Tab The MTG tab contains information in columns A thru AK. Columns A E appear on all of the tabs and should not be changed. They are described in the Spreadsheet Overview section. Column Field Name Description F RATE Percentage a borrower pays for the use of money. G DISC_PTS Discount Points Percentage paid by the borrower to reduce the interest rate. H ORIG_POINTS Origination Points A fee charged as a percentage to process a loan. It usually includes the cost to prepare loan documents, check a borrower s credit history, inspect the property and sometimes conduct an appraisal. I APR Annual Percentage Rate - A yearly rate of interest that includes fees and costs paid to acquire the loan. Lenders are required by law to disclose the APR. The rate is calculated in a standard way, taking the average compound interest rate over the term of the loan, so borrowers can compare loans. J PRE_PAID_FINANCE _CHARGES Lender and broker fees charged on the loan. These fees may vary from lender to lender. Fees such as underwriting, processing, administrative, lock, commitment, courier, etc., are included. Other closing costs such as title search-examinsurance, prepaid insurance, taxes, interest, doc stamps, etc. are not included. ADES User Guide Version 1.0 6

Column Field Name Description K LOCK_DAYS A lender s guarantee that the mortgage rate quoted will not change for a specific period, in this case the number of days. L PERCENT_DOWN Down Payment Percentage Percentage of a property s purchase price that the buyer pays in cash and does not finance. M LOAN_MIN Loan Minimum Minimum loan value available for this product. N LOAN_MAX Loan Maximum Maximum loan value available for this product. O INDEX_TYPE Treasury - An index used to determine interest rate changes for certain adjustable rate mortgages (ARMs). It is based on the results of auctions that the U.S. Treasury holds for its Treasury bills and securities or is derived from the U.S. Treasury's daily yield curve, which is based on the closing market bid yields on actively traded Treasury securities in the over-the-counter market. 1 Year LIBOR - LIBOR stands for London Interbank Offered Rate. It's the rate of interest at which banks offer to lend money to one another in the wholesale money markets in London. It is a standard financial index used in U.S. capital markets and can be found in the Wall Street Journal. In general, its changes have been smaller than changes in the prime rate. It's an index that is used to set the cost of various variable-rate loans, including credit cards and adjustable-rate mortgages. ************************************************************************ NOTE: See Index_Margin_Values Tab at the bottom of spreadsheet for more details. It contains details about the INDEX Type, ID and Margin fields. Explanation of that sheet will follow Mortgage Tab explanation (page 9).
