WHAT IS OCCUPANCY RIGHTS? Occupancy rights means you have purchased the right to occupy a specific unit for the remainder of your life. Although we use terms such as buying and selling, there is no purchase of actual property. The unit s purchase price is calculated on the market-related selling price of the property. This pre-determined amount can also be seen as a lifetime of rent paid upfront. You will need to pay a deposit to secure the unit and the outstanding amount will be due when occupancy commences. There are no transfer duties or registration fees to be paid. Please remember however that the unit itself is not an investment or asset and cannot be left to other family members in your will. But when the unit is resold, a market-related percentage (of the unit s current selling price) will be paid back which is determined on a sliding scale depending on the duration of occupancy. Monthly levies for nursing care and meals still have to be paid.

HOW WILL MY REFUND BE CALCULATED? UPON TERMINATION A PORTION OF YOUR INVESTMENT IS REFUNDED TO YOU! When your Residence is vacated for whatever reason, a portion of the OCCUPANCY FEE will be payable to the Resident. This is based on the current selling price of the unit and is paid when the unit is re-sold. Percentage refunds shown below: 90 % refund 1 12 months 80 % refund 13 24 months 70 % refund 25 36 months 60 % refund 37 48 months 50 % refund 49 months onwards
