As a result of electricity deregulation, following are some important changes to procedures and requirements affecting property owners and landlords. Landlords and owners of rental properties are now responsible for the electricity service any time a tenant has not applied for electricity service, or when a tenant leaves the property and requests to cancel their electricity service. If the property owner is unknown, a land title search will be done and a $20 Owner Search Charge will be billed to the property owner. IF ELECTRICITY COSTS ARE INCLUDED IN THE TENANT S RENT: There are no changes to the electricity service process Landlords and property owners do not have to do anything different in order to continue to receive uninterrupted electricity service from ENMAX Energy. IF YOUR TENANTS ARE RESPONSIBLE FOR THEIR OWN ELECTRICITY COSTS: Please be aware, effective January 1 st, 2001, Landlords can no longer enroll or cancel a tenant for electricity service. Tenants are now wholly responsible for enrolling and cancelling their own electricity retailer. - For current tenants, nothing is required to continue receiving uninterrupted service from ENMAX Energy. - For new/future tenants, please advise them of this change to ensure they receive electricity services upon their possession date. ENMAX Energy requires three business days notice for all move requests. If this notice is not provided the move request will be completed on the date it was received in our office. Landlords are responsible for charges for electricity services provided to vacant premises and they can request disconnection. If a landlord does not accept responsibility for service for a vacant premise, the electricity service will be disconnected. A connection fee upon application for service will then be charged to the new tenant, if the electricity service has been disconnected. A connection fee will apply if you reside in Calgary, Red Deer, Ponoka, Cardston, Crowsnest Pass or Fort Macleod. We encourage you to complete the enclosed Landlord and Property Owners Agreement with ENMAX Energy. For minimal charges, unoccupied property will continue to receive electricity service through the transition of tenancy. This uninterrupted electricity service allows owners and landlords to show properties to their full advantage with lights, air circulation, and running refrigerators and appliances. The average monthly electricity bill for vacant apartments is approximately $20.00, and approximately $40.00 for single-family detached homes.
