Medical Centers HIGHLIGHTED PROJECT Architect Garcia Stromberg Architecture Project Type New Construction Contractor Gilbane Services Provided Mechanical, Electrical, Plumbing, Fire Protection, IT Systems Monterey Medical Center Stuart, FL OCI Associates, Inc provided mechanical, electrical, plumbing and fire protection engineering design services for the Monterey Medical Center which is a 4-story Medical Office Building located in Stuart, Florida. The building consists of 65,000 SF and had an estimated construction budget of $10 million. The project was completed in 2008. Construction Cost Est. $10M Project Size 65,000 SF Completion Date 2008

Medical Centers HIGHLIGHTED PROJECT Architect Hunton Brady Architects West Orange Clinic Ocoee, FL OCI Associates, Inc provided complete mechanical, electrical, plumbing and fire protection engineering design services for a new 21,500 SF, family medical clinic that included dental facilities. Medical Centers HIGHLIGHTED PROJECT Architect ANI Project Type New Construction Services Provided Mechanical, Electrical, Plumbing, Fire Protection, IT Systems Advanced Medical Naples, FL OCI Associates, Inc provided mechanical, plumbing and fire protection engineering design services for a new 2-story, 25,000 SF Medical Office Building located in Naples, Florida. This new facility houses a first floor Urgent Care Center and a second floor consisting of medical office space and records storage. The Medical Center had an estimated construction budget of $3.5 million. The project was completed in 2009. Construction Cost $3.5M Project Size 25,000 SF Completion Date 2009

Laboratories HIGHLIGHTED PROJECT Owner Quest Diagnostics Architect Genseler Project Type Interior Renovation & Upgrade Services Provided Mechanical, Electrical, Plumbing, Fire Protection Project Size 35,000 SF QUEST DIAGNOSTICS LABORATORY Miramar, FL OCI Associates provided mechanical, electrical, plumbing, and fire protection, engineering services for a 35,000 SF tenant improvement for Quest Diagnostics in Miramar, Florida. The project involved a new 18,000 SF lab area for the use of a Molecular Pathology, Cytology Wet Lab, Serology, and Flex Space for the other supporting areas. The remaining interior project space consisted of nearly 16,000 SF that was remodeled to accommodate administrative staff areas within the building. This was the first project with Quest Diagnostics, which led to additional upgrades and renovations to facilities in Pompano, Florida and Puerto Rico. Completion Date 2011

Healthcare Training Facilities HIGHLIGHTED PROJECT Owner Florida Gulf Coast University Architect Harvard Jolly Architects Project Type New Construction Services Provided Mechanical, Electrical, Plumbing, Fire Protection, IT/AV Systems Construction Cost $25.5M Construction Manhattan/Kraft Project Size 65,000 SF Completion Date Fall 2011 Green Initiatives Pursuing LEED Gold Energy Modeling: Full Energy Model FGCU Marieb Hall 8 College of Health Professions, Fort Myers, FL Marieb Hall is dedicated to providing the College of Health Professions with state-of-the-art practice laboratory facilities, classroom and conference spaces, and offices that will nurture the interdisciplinary mission of the College and sustain its programs and enrollment for the next decade. The 40,000 SF building houses a large lecture room that will accommodate approximately (120) students; multiple labs for Athletic Training and Human Performance, Nursing Simulation, Nursing Practice Labs, Occupational and Physical Therapy Labs as well as administration areas and conference rooms. The $25 million facilty was completed in the fall of 2011.

Laboratories/Clean Rooms HIGHLIGHTED PROJECT Owner Crystal Photonics, Inc. Project Type HVAC Study/New Construction CRYSTAL PHOTONICS Sanford, FL OCI Associates provided professional mechanical, electrical, and plumbing engineering services for a medical crystal manufacturing facility in Sanford, Florida. The project involved both a study and design for a new 9,500 SF Classroom, a 10,000 SF Clean Room. In addition, OCI was tasked to design a Hi-tech Welding Lab for Exotic Metals for the Crystal Photonics company. Crystal Photonics, Inc. manufactures crystals for microelectronic and photonic industry applications and was founded in 1995. The company develops ultraviolet resonant cavity light-emitting diodes grown by molecular beam epitaxy on non-polar gallium nitride substrates. Surgical Centers HIGHLIGHTED PROJECT Palm Endoscopy Altamonte Springs, FL OCI Associates, Inc provided complete mechanical, electrical, plumbing and fire protection engineering design services for a new 3-Story, 30,000 SF medical office building. The 1st floor houses the ambulatory surgical center and the upper floors are medical office space. Architect: Architect, Inc. Oncology Centers HIGHLIGHTED PROJECT Florida OncologyAltamonte Springs, FL OCI Associates, Inc provided mechanical, plumbing and fire protection engineering design services for a new 3-Story, 21,000 SF medical office building. The first floor houses a 5,000 SF imaging suite with an MRI and PET /CT Scans and X-Rays. Architect: Architecture Inc. Project Type: New Construction Services Provided: Mechanical, Plumbing, Fire Protection Project Size: 21,000 SF Completion Date 2006

Healthcare Training Facilities HIGHLIGHTED PROJECT Owner: Edison State College Architect: HKS Architects Construction: Gates Construction Project Type: New Construction Services Provided: Mechanical, Electrical, Plumbing, Fire Protection, ITS/AV Systems Construction Cost: Est. $12M Project Size: 44,000 SF Completion Date: 2011 Green Initiatives: Pursuing LEED Silver Energy Modeling: Full Energy Model Allen & Marla Weiss Health Sciences Hall, Collier Campus, Naples, FL OCI Associates, Inc provided mechanical, electrical, plumbing and fire protection engineering design services for a 44,000 SF Health Sciences Hall for Edison State College s at the Collier campus in Naples, Florida. The building will maximize energy efficient building design including use of orientation, day lighting, energy efficient windows, LED and fluorescent lighting, solar thermal water heating, high energy efficiency climate control, and solar PV panels. The combination of energy efficiency and energy production will bring the building to net metering capability and will reduce potential green house gas emissions. The presence of this building will foster awareness among students on campus regarding the principles of reduced energy consumption and renewable energy generation.

Healthcare Training Facilities HIGHLIGHTED PROJECT Owner: Indian River State College Architect: Donadio and Associates, Architects, P.A. Contractor: Paul Jacquin & Sons Project Type: New Construction Services Provided; Mechanical, Electrical, Plumbing, Fire Protection, IT Systems Construction Cost: Est. $4.5M Project Size: 16,000 SF Completion Date: 2008 IRSC/FSU Brenda & Vernon Smith Center for Medical Education, Ft. Pierce Campus, FL OCI Associates, Inc provided complete mechanical, electrical, plumbing and fire protection engineering design services for a new 16,000 SF Medical Training facility at the Main Campus of Indian River State College in Ft. Pierce, Florida. This two-story building represents a joint partnership between Florida State University and Indian River State College. The FSU College of Medicine portion of the complex engages medical students in clinical education with community hospitals and physicians offices, while connecting a long distance learning medical training classes throughout the state. The IRSC portion houses programs for Surgical Technology, Medical Assisting, Biotechnology and Bioinformatics Laboratories.

Dental Clinics for the Homeless HIGHLIGHTED PROJECT Owner City of Orlando Architect Borrelli+Partners Contractor RL Burns Project Type Addition and Renovation Services Provided Mechanical, Electrical, Plumbing, Fire Protection, IT/AV Systems Construction Cost $9M Project Size 10,646 SF DENTAL CLINICS Orlando, FL OCI Associates provided mechanical, electrical, plumbing, fire protection, IT/ AV Systems for a new dental clinic expansion to the Healthcare Center for the Homeless in Orlando, Florida. The design-build project incorporated 1,675 SF of interior renovations and upgrades to the existing 10,646 SF facility that included enlarging the patient education room, the addition of (2) exam rooms, enlarging the pharmacy into the vacated hallway areas. Four dental chair stations were added in the vacated administration area and an improved handicap access was incorporated. The 1,831 SF addition was needed to a add administrative offices and to make more room for patient treatment rooms. Improvements were also needed in the conference room with air-conditioning and wiring for future electrical screen and mounted projector and the re-design of electrical outlets for new and existing dental equipment. Completion Date 2012

Medical Office HIGHLIGHTED PROJECT ENDO SURGICAL CENTER OF FLORIDA Orlando, FL OCI Associates provided Mechanical, Electrical, Plumbing, Fire Protection for a new 2-story, 30,000 SF Medical Office Building located in Orlando Florida. The Econ Medical Center houses administrative offices, records storage, clinics, medical offices space and an ambulatory surgical center. This ACHA project had an estimated construction budget of $4.5M and was completed in April of 2011 with Farmer & Company Architects. Senior Living Communities OCI Associates, Inc. has been providing professional mechanical, electrical, plumbing, fire protection and IT/AV engineering services for nearly 20 years on Assisted Living projects in the state of Florida. Typically, these projects have included a fitness center, swimming pool, beauty salon, post office and transportation for the residents dependent on each community. We understand the difference between Independent Living, Retirement Communities, Assisted Living, and Nursing Homes. Independent Living - Independent living is a level of care that is below assisted living and minimal assistance with yard work and maintenance issues. - Communities are considered to be any form housing that is targeted to seniors over the age of 55. - Independent living can include apartments as well as single family homes or townhouses. - Residents maintain independence and are still able to perform all of the activities of daily living. Assisted Living - Range from stand-alone residences to one level of care in a Continuing Care Retirement Community (CCRC) - The physical environment is often more appealing to both potential residents and their families. - Communities offer home-like atmosphere with apartment styles include studio and one bedroom models. - Kitchenettes usually feature a small refrigerator and microwave. - Residents are independent with the knowledge that personal care and support services are needed. - Are designed with assistance with basic activities of daily living such as bathing, grooming, dressing, and more. - Some states also allow assisted living to offer medication assistance and/or reminders. Nursing Homes - Designed for older adults who require around the clock care at and at a much higher level. - Nursing homes provide staff nurses 24 hours a day. - Assisted living communities differ from nursing homes in that they don t offer complex medical services. Sage Living Center at Glenbrook at Palm Bay, FL OCI provided professional mechanical, electrical, plumbing and IT/AV engineering services for a retirement housing project with Slocum Platts Architects. The project was completed in 2002 and is classified as a Continuing Care Retirement Community (CCRC). Lexington Club Senior Housing, Deland, FL OCI provided professional mechanical, electrical, plumbing and IT/AV engineering services for a Senior Housing Facility in Deland, Florida. The project was designed with Fugleberg Koch Architects and completed in 2000. Florida Manor Nursing Home, Orlando, FL OCI provided professional mechanical, electrical, plumbing and IT/AV engineering services for a Nursing Home in Orlando, Florida. The project was designed with Walton Architectural Associates, Inc and completed in 1995. Health Central Park, Orlando, FL OCI provided engineering services for a Fire Alarm Upgrade at Health Central Park which is a hospice facility in Orlando, Florida.

Senior Living Communities Park Regency Assisted Living Facility at the Forum, Fort Myers, FL OCI Associates, Inc worked with Gora/McGahey Architects in Fort Myers to complete the design of the Park Regency at The Forum for Senior Care of Southwest Florida Development LLC. The 126 condominium project was designed to house services for assisted living and Alzheimer s care on 6.5 acres. The Mediterranean-style structure features two atriums for natural light, a threestory independent living facility, a two-story assisted living area and a single-story Alzheimer s wing (dementia care building). The campus will support service programs targeted toward the 75+ age group that will provide meal service, unit housekeeping, transportation services, and a scheduled activity program. Personal care services will be provided to the physically frail and dementia populations. The project was completed in 2011.

Senior Living Communities Florida Manor Retirement Center OCI Associates, Inc provided professional engineering services for an 118,000 SF Retirement Center in Orlando, Florida. The project involved life safety upgrades to the existing facility and was completed in 1994 with an estimated $325,000 budget.

Senior Living Communities Oakview Assisted Living on International Drive OCI Associates, Inc provided professional mechanical, electrical, plumbing and IT/AV engineering services for an assisted living facility on International Drive in Orlando, Florida. The project was designed with Slocum Platts Architects, however, was never built due to lack of funding.
