The cloud enablement provider has signed a 20-year, 45,000 square-foot lease for the entire 10 th floor of the distinctive, landmarked 27-story art deco tower, for the creation of a brand new, state-of-the-art NYC3 Interconnection Center facility. In addition, the Rudin Family and Telx have created a strategic partnership whereby Telx will exclusively manage and operate the 28,000 square feet in the HUB, the building s signature meet me room which aggregates voice, data and wireless service providers in a single space. Overall, the deal brings Telx s total presence to 73,000 square feet at the property. We re proud to be partnering with Telx on this exciting and innovative venture at 32 A of A, which is widely acknowledged as among the world s most user-friendly centers for telecommunications, technology and media firms, stated Bill Rudin, Co-Vice Chairman and CEO of Rudin Management Company, the operating arm of Rudin Family holdings. 2 partnership further demonstrates 32 A of A and New York City as a technology and media center. As technology needs continue to grow in New York, the infrastructure will be there to meet the growing demand. In partnership, the Rudin Family and Telx will continue to build on the successful creation of intra-facility ecosystems with flexible colocation solutions and a high quality of service. As part of the transaction, Rudin can now leverage Telx s broad interconnection experience to the benefit of local customers, while Telx significantly grows its presence in the New York-metropolitan area. We are thrilled to partner with the Rudin Family, who have demonstrated over the last two decades, their unique understanding of the integration of technology into real estate, said Chris Downie, President and Chief Financial Officer for Telx. We look forward to working with them to provide high-level service to the global market and countless service providers and enterprises within the greater New York City metro area. Our new location at 32 Avenue of the Americas provides Telx clients and prospects with a comprehensive connectivity solution and another option for expansion in Manhattan. Upon completion, the NYC3 Interconnection Center at 32 Avenue of the Americas will bring the total number of Telx facilities within New York City to three and a total of six within the Tri-State Area, encompassing over 550,000 gross square feet overall. The company currently operates two other data centers locally at 60 Hudson Street and 111 8th Avenue. Highlights of Telx s NYC3 Facility: The agreement establishes an initial 72,000sf with additional opportunity for growth. 2
3 Telx to exclusively operate the MMR Interconnection facility, within NYC3, and incorporate its interconnection portfolio of services by tying all three Telx NYC metro facilities together, via the Telx Metro Cross Connect network. Telx adds on -island diversity options for critical connectivity centric infrastructure and compliments these options with off - island cost-effective Tier III mission-critical environments outside the 500-year flood plain Exceptional line-of-sight advantages for point-to-point microwave data transmission Rudin can now leverage Telx s broad interconnection experience to the benefit of their customers Robert Steinman, Vice President at Rudin Management Company, represented the building s ownership in-house on the transaction, while CBRE s Amanda Bokman and Robert Meyers represented the tenant. Terms of the deal have not been disclosed. Established in 2001 as the meet point for broadband wireless as well as terrestrial networks, the Rudin Family created the 32 Avenue of the Americas as the premier destination for telecommunications companies and enterprise customers to connect to and interconnect with the fastest optical networks in the world. The Hub also acts as the point of intersection for broadband wireless networks and broadband optical networks as a result of the installation of two 150 foot tall radio towers on the roof. These towers have line of site to most major office buildings and apartment buildings in the city, thus allowing broadband wireless connectivity to hundreds of millions of square feet of office tenants, co-ops and apartment buildings. Rudin s 32 Avenue of the Americas formerly known as the AT&T Long Lines Building is the one of the most historically significant telecom buildings in the City of New York because the first transatlantic telephone call via cable was switched through this facility 3
4 in 1956 and connected Europe with the North American long distance network linking New York with 360 cities in the United States and Canada via wire for the first time in history. The 1.2 million square foot office tower boasts a state-of-the-art infrastructure that includes access to primary and emergency power sources, redundant HVAC systems, fuel storage capacity, access to over 50 networks and floor loads designed to support the needs of today's media and communications companies. Other tenants at 32 Avenue of the Americas include Coresite, XO Communications, Tata Communications, Verizon, CenturyLink, T-Mobile, Cogent, Bell Canada, Clear Channel Communications, Dentsu Network, Cambridge University Press, New York University and Qwest.
