This certificate would appeal to the following individuals: Home owners wishing renovate their house Small contractors Persons considering a career change Facility supervisors/managers Graduates of the Langara Continuing Studies Property Management Certificate or the Social Housing Management Certificate or the Professional Building Manager Certificate who are advancing in their careers Financial operations managers Maintenance managers Contractors and consultants 2
3 Required Courses To earn the Certificate, students complete a total of 7 courses. This includes a minimum of 177 instructional hours (17.7 CEUs/ILUs). Required Courses (7) Residential Construction PROP hours (3.9 CEUs/ILUs) Estimating Construction Costs PROP hours (2.0 CEUs/ILUs) Controlling Construction Costs PROP hours (1.6 CEUs/ILUs) Real Estate Development PROP hours (1.5 CEUs/ILUs) House Construction PROP hours (1.2 CEUs/ILUs) How to Start Your Own Business ENTR hours (3.6 CEUs/ILUs) Business Communications GBSC hours (3.6 CEUs/ILUs) Elective Courses (Select 1) Reading Technical Drawings I PROP hours (1.8 CEUs/ILUs) Reading Technical Drawings II PROP hours (1.8 CEUs/ILUs) The courses examine the physical aspects of residential properties; estimating of construction costs; controlling of construction costs; practical overview of real estate projects from initial concept to completed project; and the fundamentals of written, verbal, and non-verbal communications. The elective courses are designed to give the student an ability to read construction drawings and understand them. Several additional individual courses may help your grasp of specific issues surrounding construction projects. See page 7 of this brochure to locate current information on course dates, fees, and registration procedures. Course descriptions begin on page 4. Also see the Course Planner on page 8 for courses offered by semester. Starting the Program Students may begin the program in any semester by registering in one of the available program courses. Registration is on a course-by-course basis each semester. There is no program application/admission procedure. The entrance requirement for any program course is completion of British Columbia Grade 12 or equivalent, or 19 years of age or older. Students should be able to read and write English at the Grade 12 level in order to successfully complete the assignment and reading requirements in each course. 3
4 Completing the Program To earn the Construction & Development Certificate, students must complete the eight (8) required courses within a three-year period with a minimum grade of C (60%) in each course. Upon successful completion of all required courses, students may apply for the certificate at the Continuing Studies office. A student who takes one course per semester will complete the entire certificate program in about two and a half years (7 semesters). A student who is working full-time should only take one course per semester. A student who is not working could take two or more courses per semester and complete the certificate program in one year or less (2 or 3 semesters). Class Times and Location Most courses hold classroom sessions one evening per week over a 10 or 12 week period. Some courses hold classroom sessions on Saturday. All classes are held at the Langara College campus at 100 West 49 th Avenue in Vancouver. Room numbers are posted on the room board next to the Continuing Studies office. Tuition and Books Tuition is paid on a course-by-course basis upon course registration at the start of each semester. The total tuition for all courses in the certificate program is $2,610. Tuition is subject to change. Tuition for individual courses is listed at the end of each course description (see below). The total cost for textbooks is approximately $ (plus taxes as applicable). Textbooks are available in the Langara College Bookstore at the start of each semester. The Bookstore telephone number is Bookstore information is also available on the College website ( Learning Outcomes Upon successful completion of this program, graduates are able to: Estimate the cost of house construction Understand types of construction contracts, calling for bids, contract setup, and contract management Control the cost of construction projects Communicate effectively with contractors and suppliers Understand code issues pertaining to residential construction Understand the development process Understand factors that add value to properties 4
5 Course Descriptions Note on Course Scheduling: Courses normally run one 3-hour classroom session per week on a weekday evening or a Saturday. For example, a 36-hour course may run over 12 weekly sessions at 3 hours per session. See page 6 to locate current scheduling information. Also see the Course Planner on page 7. Tuition is subject to change. PROP 1022 Residential Construction Gain a working knowledge of the physical aspects of residential properties. Learn how houses are sited, designed, and constructed in Canada, plus how factors such as design, material selection, and construction type affect their value. Discover how to identify and evaluate problems due to design, construction or deterioration, their effect on value, and how problems should be reported. Note on AIC/UBC Transfer: This course meets Appraisal Institute of Canada and UBC BUSI 400 requirements. (39 hours) $684 PROP 1085 Estimating Construction Costs This course will help participants understand how to estimate the cost of house construction with more accuracy. The format is highly intuitive and does not require participants to have a great deal of technical knowledge about construction and building methods. The divisions of work discussed will be easily understood at a functional level. Course includes using a Quantities Measurement Template, Pricing Template, Costing Summary, and Trade Breakdown. (20 Hours) $380 PROP 1086 Controlling Construction Costs This course is designed to simplify the complicated world of construction contracts typically used today. The standard terms and conditions used for each of the contract options are fully explained in a manner that any average home owner can easily grasp. Each party s roles are clearly explained and risks are identified. The course includes types of construction contracts, calling for bids, contract set-up, and contract management. (16 Hours) $305 PROP 1033 Real Estate Development A practical overview of the real estate development process, from initial idea to completed project. Topics include: development planning and feasibility; site selection, acquisition and due diligence; the development review and approval process; financing, insurance, and construction; project design and marketing or holding the finished project. Emphasis is placed on feasibility analysis, with particular attention to projects under $5m. (15 Hours) $310 PROP 1049 House Construction Learn about building techniques and the materials used in the construction of wood-frame homes in British Columbia. Construction topics include: footings and 5
6 foundations, framing, the envelope system, mechanical systems, and interior finishes. The course also covers basic information on permits, zoning, inspections, codes, and important documents in the construction and approval process. (12 Hours) $237 ENTR 1009 How to Start Your Own Business Turn opportunities into viable business ventures. Learn to develop your own approaches, guidelines, and skills for being an entrepreneur. Topics include business idea generation, market research, marketing and sales strategies, writing proposals, financing options, human resources, and successfully operating your business after start-up. Each student will learn how to complete a business plan as part of the course content. (36 Hours) $415 GBSC 1004 Business Communications This course introduces the fundamentals of interpersonal and group interaction including written, verbal, and non-verbal communication. The class will examine options in presentation preparation and delivery techniques, awareness of tone, consideration of audience, and selection of indirect and direct message organization. (36 Hours) $405 PROP 1091 Reading Technical Drawings I This introductory course will prepare you to read and understand architectural drawings and visualize a completed project. Technical drawings typically utilize lines, scale, dimensions, and symbols to show the contractor, owner, and tradesmen the agreed upon parameters of a contract for buildings or additions. Reading and understanding them is a vital skill. (18 hours) $275 PROP 1092 Reading Technical Drawings II Technical drawings showing electrical, plumbing, and structural components are much more complex. This intermediate course will enable the student to read and understand architectural drawings along with other technical drawings. In addition, the student will learn to visualize the completed project. You ll learn about: site and foundations, electrical, plumbing, and heating, ventilating, and airconditioning systems. (18 hours) $275 Other courses of interest: PROP1096 BC Building Code Energy Efficiency Standards Energy efficiency is becoming a critical aspect in the construction of homes. New regulations are now in place in the BC Building Code requiring that homes be built to efficient energy use standards. Ensure you are equipped with the up-to - date knowledge of the current standards for Zone 4 and 5 (Lower Mainland). This course is suitable for contractors, builders, and homeowners. Course is approved by HPO for continuing professional development (30 hours) $300 6
7 PROP1073 Building Design and Construction Course provides a concise overview of construction materials and methods for commercial and residential buildings, including high-rise towers. Emphasis is placed on key terminology and the economics of construction projects. Topics include: planning and design, site preparation, foundations, superstructure, envelope systems, mechanical systems, and interior finishes. There is also brief treatment of construction supervision, quality control, sustainability issues, and post-construction deficiencies. (18 hours) $340 PROP 1079 Building Fire Safety Learn to protect your building s tenants, owners, and assets. This course will teach the fundamentals of fire code requirements for system tests and measures for fire prevention. Learn how to use a fire extinguisher and how your fire systems function. In addition, you will learn how to develop a fire/emergency plan and know how to respond when a fire occurs. This course will benefit building managers, strata property owners/managers, property managers and other staff. (8 hours) $135 PROP 1067 Home Renovation Planning Learn how to plan a home renovation project, such as a kitchen, family room, secondary suite, or a major addition. Topics include: concept development and design detailing, planning and scheduling, legal issues, budget preparation, selecting contractors, and project supervision. Course content is relevant to houses, townhouses, and apartment suites. Non-credit (9 hours) $180 PROP1066 Development Application Process This course gives a practical introduction to the application and review process for property developments in Vancouver and adjacent municipalities. The course includes: (1) a description of the provincial and municipal planning and development review framework as defined by federal, provincial, and municipal law and regulation; (2) a step-by-step examination of the development application review process; and (3) actual examples of successful and unsuccessful development applications. Emphasis is placed on due diligence and advance preparation. (9 hours) $180 Schedule and Registration Information Langara College offers courses in the fall semester (September-December), the spring semester (January-April), and the summer semester (May-August). 8 Note: The schedule for an upcoming semester is displayed on the website approximately 6 weeks before the start of the new semester. For example, the schedule for the Sep-Dec semester will appear on the website by July 31. The schedule for the Jan-Apr semester will appear on the website by November 30. While every effort is made to follow this schedule, the College reserves the right to make adjustments due to unforeseen circumstances.
