These are defined according to maximum and minimum temperature ranges, as well as total and seasonal distribution of precipitation. For the purposes of BREEAM, the climatic zones are defined as follows; Title Description Zone 1 Polar Very cold and dry all year Zone 2 Temperate Cold winters and mild summers Zone 3 Arid Dry, hot all year Zone 4 Tropical Hot and wet all year Zone 5 Mediterranean Mild winters, dry hot summers Zone 6 Mountains Very cold all year (Image courtesy of the UK Meteorological Office) More information about the typical temperatures and precipitation in each zone can be found at To find out which zone a building is located in, temperature and precipitation data for that location please look at: Refurbishments This BREEAM scheme is not designed to assess a minor refurbishment/internal redecoration of an existing building (see definitions below). While Bespoke BREEAM criteria can be developed, advice on the
2 Doc : GUIDANCE Revision: 02 Date: 20 th January 2010 Page: 2 of 12 likely BREEAM rating achievable should be sought from a licensed Bespoke BREEAM assessor organisation. *Significant refurbishment: Replacement of all, or the majority of, fixed building services and / or renovation of thermal elements. Such projects will reuse the majority of the buildings existing supporting sub and superstructure and it is likely that in many cases the building façade will be retained, albeit with some remediation or renovation. *Minor refurbishment: Material alteration or re-commissioning of some of the fixed building services e.g. controls lighting etc. and / or some building fabric remediation such as replacement of windows and / or doors. Minor refurbishments in this respect will not result in the renovation of thermal elements, though there may be some cosmetic changes to such elements. *Internal redecoration: Painting and internal re-fit (often as part of corporate rebranding or general maintenance) with no renovation or alteration of fixed building services, thermal elements, windows or doors. 3.0 Specific Details Regarding the Building(s) Procurement Central Government: Any building wholly owned, developed or procured by a central government department to fulfil its ministerial remit. e.g. DOH - health buildings, MOD - military buildings, Cabinet Office - offices, DEFRA laboratories or offices etc. Local Government: Buildings typically occupied by local government employees or providing local authority services to the local community e.g. libraries, sports facilities, council buildings Building Function Areas Public: Any building for the use of, or providing a service to, the general public e.g. transport hubs, youth clubs Please list all the room functions (e.g. offices, café, kitchen, lecture theatre, Laboratory etc) within the building, briefly describing the activities going on in each area, on a floor by floor basis so that the list corresponds with the plans. Please also spell out any acronyms used in the plans. This list should be comprehensive and cover everything on the plans. This list along with the plans will be used to create the Function areas listed on the BREEAM Bespoke spreadsheet and therefore must be accurate. Completing this table, will help speed up the criteria development process for you. Please provide details as to whether each building function has the following features: (te: if the feature is non applicable please state ) o o Occupied intermittently or for longer than 30 minutes? Contains workstations or desks o Daylight must be excluded (e.g. Dark rooms, Theatres)
3 Doc : GUIDANCE Revision: 02 Date: 20 th January 2010 Page: 3 of 12 o o Specific acoustic requirements (e.g. lecture theatres, performance spaces, recording studios, medical consultation rooms etc.) Specific ventilation requirements Transport and Parking o Specialist facilities (e.g. laboratories, specialist testing, health / treatment facilities, extensive cold storage etc). Further guidance on location definitions: Urban Metropolitan built up area - A building within the central and/or inner urban boundary of a regional capital city with a population greater than 250,000, e.g. Leeds, Bristol, Manchester, Birmingham, Glasgow, Newcastle, Cardiff etc Or London Borough - A building within an area of greater London such as Westminster, Barnet, Ealing etc Or Large urban cover (Population > 250,000) - A building within the central and/or inner boundary of a city that is not a regional capital, e.g. Coventry, Sunderland, Bolton etc Or Medium urban cover (Population 25, ,000) - A building within the borders of a district city or town centre, e.g. Guildford, Gloucester, Watford. The location will be within proximity of public transport node(s) and interchange(s) Or Small medium urban cover (Population 10,000 < 25,000) - A building within the borders of a small UK town with bus/train routes to larger towns or within the suburban boundary of large urban cover or metropolitan area Or Small urban (Population 3,000 < 10,000) - A building within the borders of a small localised town centre; or within the suburban boundary of a medium urban cover; or on the edge of the suburban boundary of a larger urban cover or metropolitan area. Such locations will be on a local bus route to larger urban areas or other local towns and may have localised shops and other facilities. Rural On a rural site or on land clearly not within or on an urban boundary, this includes village locations and green field sites.
4 Doc : GUIDANCE Revision: 02 Date: 20 th January 2010 Page: 4 of BREEAM Bespoke Pricing and Proposal process The price for BREEAM Bespoke criteria development depends on whether the project is in the UK or is International and also the building types (for example residential projects are priced slightly lower). The price will also depend on the number of buildings within the project. Please submit plans for each building you wish to include on the project. BRE Global will confirm the price of the project on reviewing this application document in addition to the supporting evidence, as stated at the beginning of this document. BRE Global will issue a Proposal and quote based on the information you have provided. BRE Global will require confirmation of receipt of this Proposal, a signed Proposal acceptance and a Purchase Order (P.O) number before criteria development can begin. The proposal acceptance must be signed by the person who is liable for payment of the invoice. The fees stated within the proposal will exclude the BRE Global QA and Certification fees (or lodgement fees for International projects) which are payable for each building that is assessed. Kick off meeting options Please refer to the BREEAM Bespoke Application Form Guidance document for guidance on whether a Kick off meeting is required. In most cases, a kick off meeting will not be required. BRE Global reserves the right to request a kick off meeting and this will be detailed in the Proposal. Please indicate in the declaration below, whether you wish to have a kick off meeting. Please note that if BRE Global feel a kick off meeting is not necessary, even if you have requested one, BRE Global reserve the right to exclude a meeting from the process. 5.0 Declaration Additional Guidance
