Together with our real estate partner, Royal Le Page Terrequity Realty, we engage your preferred real estate agent to help lease your unit, conduct tenant screening, organize auto-payments, ensure insurance compliance, advise financially and maintain ongoing communication with investors. We also take care of all the day-to-day responsibilities with our hands-on management style, financial accountability and responsive service, giving you peace of mind and allowing you to enjoy the privileges and advantages of ownership. 2 What We Do For You: Early Stage Engagement: We engage with developers at the earliest stages of construction to match newly completed rental units with prospective tenants. PDI ( Pre Delivery Inspection ) Service: We guide you through the inspection and resolution processes. Rental Management: We hire the best realtors in the market to find quality tenants for your unit. With our realtors we conduct a detailed market analysis in order to ensure we obtain market rates from quality tenants who will treat your unit like their own home. Tenant Screening: We verify Tenant references, employment and credit histories. We interview Tenants to ensure that we have found the ideal tenant for your unit. Tenant Occupancy Assistance: We conduct inspections with new tenants prior to occupancy and coordinate turnover of the unit with condo management and board as required. Financial Management: We provide a turnkey financial management solution including collection of rent, obtain approval of unit expenses, and electronically transfer all net receipts to owners on a monthly basis. Financial Reporting: We also provide ongoing monthly statements and annual financial reporting. We will assist in the submission of HST rebates and completion fo non-resident tax holding. Repairs and Maintenance: We oversee all repairs and maintenance of your units through our preferred service contractors. Emergency Services: We provide a 24/7 emergency hotline and informational service for tenants and owners. Legal, Financial and Regulatory Compliance: We ensure tenant insurance compliance, conduct property inspections, and facilitate the resolution of any Landlord/Tenant matters.

6 Seasonal Rentals with IMR Landlords looking to rent their properties for less than the typical 12 month term can depend on IMR to find quality tenants for their short term rental unit. IMR will advertise your short term rental unit using a variety of online marketing strategies and are subject to the same comprehensive tenant screening processes as 12 months rentals. Short Term Rentals are 8% + advertising costs Short Term Rentals incur a management fee of 8% + any marketing costs + a tenant selection and turnover fee of $150 per tenant selected. We use a variety of online marketing services and we do not mark up any advertising service charges.
