2 Australian Portfolio sunland s core values of design excellence and innovation infuses and enhances every urban, residential and highrise development to create architectural destinations that inspire and reflect their surroundings. In , Sunland s Australian residential development portfolio continued to perform well despite the tough economic conditions, a testament to the Group s enduring philosophy that good design distinguishes its product in the marketplace. Among the highlights of the year was the completion of the sell-out of the Group s entire highrise residential portfolio across Balencea, Circle on Cavill and Avalon towers, achieving total revenue of $126 million. The Group has a robust Australian housing and land pipeline with an inventory of 3,646 products across 27 projects in three States, with a combined end value of $1.95 billion. This includes two recent acquisitions on the Gold Coast of the balance of Royal Pines Resort and the Pacific Pines land development. Over the next 12 months the Group will also launch six residential projects including Cassia (QLD), Pacific Pines (QLD), Royal Pines (QLD), Sanctuary Cove (QLD), Peregian Springs (QLD) and Amytis (NSW). Two new residential commercial retail centres will commence at Bushland Beach (QLD) and Royal Pines Resort (QLD) as part of the master planned communities. In the year ahead, Sunland will be focused on replenishing its residential housing, urban development and high-rise residential divisions through strategic acquisitions in locations of high amenity and targeting market segments which continue to perform well. 1

Land Fund No.2 Sunland s strategy to replenish its urban development portfolio in Australia is closely aligned with the Group s development funds division. The Sunland Diversified Land Fund No.2, which was established in January 2008, participates in the returns generated from the development and sale of residential sub-division lots at the group s urban developments at Bushland Beach in Townsville (Queensland), Highfield Ridge in Toowoomba (Queensland), Bluestone in Wyndham Vale (Victoria) and The Province in Highton (Victoria). Palazzo Versace Dubai, located within the prestigious Culture Village master-planned precinct, is being developed with joint venture partner Emirates Investment Group. The deluxe resort will comprise 169 villas and 217 hotel suites. D1, the 80 storey sister development to Q1 on the Gold Coast, comprises 544 apartments and is also under construction, adjacent to Palazzo Versace Dubai. Sunland has a 50% share in both developments, which as at 30 June 2009 achieved sales totalling $434.4 million.
