9 FIRE RISK ASSESSMENT WHAT IS A FIRE RISK ASSESSMENT? Any Fire Risk Assessment must legally cover the following points: Fire Risk assessments are an important legal requirement under the Regulatory Reform (Fire Safety) Order Identify fire hazards. At Fire FM we understand the importance of Evaluate, remove or reduce, and protect from risk. Fire Risk Assessments. Our risk assessment services offer everything you could need. Our assessor will visit your site to conduct a physical audit of the premises identifying any fire risks that might be present. We then produce a formal bound report listing the assessor s findings and providing an action plan on areas found to require improvement to ensure fire safety. Identify people at risk. Record, plan, inform, instruct. Review fire risk assessment regularly and reassess. It is your responsibility to ensure that an Assessment is carried out, to take actions found necessary from the assessment and to keep the document under review and updated regularly.

10 FIRE CONSULTANCY Fire strategy is a large task, so our experienced team are available for consultancy purposes, from fire safety management plans, advice when purchasing, refurbishing or carrying a material change to a building that requires a Building Control application we are here to advise with services including: Fire Safety Management Plans Due Diligence Surveys As your dedicated fire consultant we will ensure your fire safety is legal and protective. Whether a single or multi-occupancy site, Fire FM will develop your Fire Management Plan including a fire safety policy and emergency plan that will be monitored by us quarterly to ensure compliance. Included in this plan we will also monitor contractor performance, train fire wardens in the building and carry out six monthly drills. Due diligence surveys supply crucial information on current fire safety, areas of improvement and a review of the capital investment required to maintain high standards of fire safety. 11 FIRE CONSULTANCY cont... Fire Consultancy & Representation Fire Safety Day Fire FM is pleased to offer all customers advice. In particular this service is designed to assist with particular issues related to fire safety of your premises. Examples include carrying out consultancy visits to review issues raised, making recommendations including the development of reports as required and assist in building control meetings to discuss all matters relating to fire safety policy on behalf of our clients. Fire Evacuation Drills Under the Regulatory Reform (Fire Safety) Order Section 15 you are required to give effect to appropriate procedures, including safety drills (Fire Drills). Our Fire Evacuation Drill service includes one of our qualified drill officers attending your site on a six monthly basis to carry out a full fire evacuation drill of your building and then report on fire warden and other person s performance and what improvements can be made. This service is designed to enable our clients to meet a number of their responsibilities under the Regulatory Reform (Fire Safety) Order in one day. We will visit the site and and carry out a Fire Risk Assessment and Fire Training Course in one day and if required, we will also carry out a Fire Drill. Training staff can be an onerous task, which is why Fire FM offer both in house, online and bespoke training to suit all our clients and their staffs needs. Fire FM offers a comprehensive design, installation, commissioning and maintenance service for many types of fire alarm systems including: Analogue addressable systems Gent systems Conventional systems Wireless systems Aspirating Systems Refuge system PA/VA systems We are one of only a few Gent approved installers and commissioners and all our work is carried out in accordance with the latest industry standards by our BAFE approved technicians, the company is third party certified through the BAFE SP203 scheme for the design, installation and maintenance of fire detection and alarm systems. We also have a projects team that work with electrical and refurbishment contractors and building consultants to provide fire alarm solutions for larger installations. 15 Below we have included examples of some recent projects; CASE STUDY 01: Leading University Halls update fire protection When students venture off to University it can be a daunting time for their loved ones as they leave home, but thanks to FIRE FM they can now sleep a little better in the knowledge that their students are protected by a state of the art GENT system recently installed. The leading London University took the onerous decision to replace their student halls of residence existing Cerberus system. After a consultation with FIRE FM it was agreed to roll out a whole new system including an analogue addressable GENT system comprising of a Vigilon Control panel and S Quad devices throughout. The S Quad system provides a combined Multi-sensor, Speech, Sounder and visual alarm in one intelligent, discreet device providing a safe and cost effective solution for most applications. The S-Quad sensors inherit all the advantages of Vigilon s powered loop combined with extra features, making Vigilon and S-Quad an industry leading combination for fire detection and alarm signalling. As you can imagine replacing a full system in a residential facility can provide challenges, but Fire FM are experienced in these kinds of installations and were able to complete the installation with high success and minimum disruption. Further to this the University has also invested in replacing their fire detection systems at a number of buildings on the main campus, again they have opted for Gent technology and this is part of a University wide strategy to invest in the University buildings. CASE STUDY 02: Epsom Young Person s Support Centre get serious about fire protection The correctional facility that hosts 40 bedsits/dormitories began their search after wanting to reduce the number of false alarms. They came to Fire FM who offered consultation, design and advice on the best systems to support their needs. After consultations with Fire FM the order for the design and installation of a new GENT fire detection system was placed. CASE STUDY 03: Barnet Schools Fire FM s project team won the installation of additional fire alarm panels and open protocol Apollo detection across a campus of four schools in Barnet. CASE STUDY 04: Phased Fire Alarm Installation at Harris Academy Harris Academy is a full refurbishment of the Fire and Security systems, at present the order covers phase 1 which will be a 6 loop Gent Vigilon System. A further 3/4 blocks are to be built or re-developed each with their own Gent system and networked. This will be an ongoing project over the following 18 months.

17 EMERGENCY LIGHTING Emergency lighting is essential for the safe evacuation of all occupants of a building in an emergency situation where the power supply is cut such as a fire. Non-Maintained Emergency Light: A luminaire containing one or more lamps which operate from the emergency supply in the event of failure of the normal mains supply. Emergency Lighting Fire FM offers the planning, installation and servicing of our clients emergency lighting requirements. Types of Emergency lighting we install and maintain include: Maintained Emergency Light: A luminaire containing one or more lamps which all operate from the normal supply or emergency supply at all times. Central Battery Systems: Central Battery Systems are predominantly used in medium or large installations for a multitude of uses, but there would normally be a higher number of luminaires. Central Systems offer solutions where all power charging circuits and batteries are centrally located and all luminaires are connected via protected cabling.

18 FIRE EXTINGUISHERS 60% of the fires fought with them were successfully extinguished. and in 75% of cases there was no need to call the Fire and Rescue services Fire Extinguishers Portable fire extinguishers play a vital role in the preservation of life and property. Not only reducing the risk of a small fire, for example a waste paper bin developing into a large one, but in particular when used to control a fire in early stages can buy time to assist those who are particularly vulnerable. This can also eliminate the need for evacuation which in industries such as educational or healthcare premises can be an onerous task. As a rule training must be provided to people who would be expected to attempt to extinguish a fire. However all staff, should be familiar with the location and basic operating procedures of the portable fire extinguishers provided, in case they need to use it. The required type, size and location for each fire extinguisher are dictated within the British Standards. Fire Extinguisher Maintenance Maintenance is essential to ensure that your equipment is always kept in good condition and will perform as intended. Our range of fire extinguishers are manufactured to BS EN3 and carries the BS Kitemark and we also provide ongoing maintenance from our fully qualified team (Qualifications include industry approved examinations and BAFE Service Technicians Scheme).

19 SIGNAGE, BLANKETS & PAT TESTING Signage Signage can give major assistance to means of escape and identification of fire equipment. In a situation where there is a loss of power or vision is impaired by for example smoke. Fire Safety and Means of Escape signage is a key ingredient when planning a buildings fire strategy if used correctly and installed to the correct standard. Fire Blankets We offer a range of fire blankets for kitchen use to extinguish cooking oil fires: PAT Testing PAT Testing Fire FM are also pleased to offer portable appliance testing, please contact us for a quotation. Our range of photoluminescent signs charge in either normal or electrical light so that if there was a power failure they would illuminate, highlighting fire equipment and means of escape. If you require a full signage survey one of our advisors would come to your site free of charge to review your current signage system and then prepare a quotation for any requirements that we find.

20 OTHER SERVICES Fire FM are also pleased to offer the following services to our customers: Dry Riser Maintenance Dry risers can be prone to vandalism, because they are situated on each floor and the inlet valve is often situated in areas easily accessed by the public, the valves are often in allocated cabinets and can often be vandalised or left open. Therefore, it is important to have them regularly maintained and serviced. Dry risers are checked and pressurised to a test pressure of 10 bar for a minimum of 15 minutes. All inlets and outlets are checked for leaks and any missing or faulty items replaced. Flow testing is also carried out. If any valves need to be replaced, a further pressure test will be carried out before certification is issued. Sprinkler System Maintenance A sprinkler system has to be tested and maintained to ensure that it will perform in an emergency situation. Therefore regulators and insurers will require that sprinkler systems are regularly tested and maintained for life safety, property protection and business interruption purposes. We work closely with our customers to provide maintenance agreements that give the right balance between the minimum requirements and best engineering practice. This enables accurate budgeting and minimises the chances of unplanned costs for emergency call-outs and component repairs and replacements.

Fire Documentation Boxes: To store all records relevant to your building in accordance with the requirements of the Regulatory Reform (Fire Safety) Order. Dorguards: Fire Door Retainers that can improve access in your premises and ensure your doors close when the fire alarm sounds. Exterior Extinguisher Boxes: Protects your extinguisher from rusting if there is a need to situate some outside. Fire Warden Identification: Armbands and jackets to ensure that the fire warden can be identified in the event of fire alarm activation and building evacuation. Call Point Covers: A range of alarmed call point covers for sites where false or malicious activations might occur.
