2 PROJECT OVERVIEW The Fashion Centre at Pentagon City is located at Army Navy Drive and Hayes Street, adjacent to I-395 in Arlington, VA. It is adjacent to The Pentagon itself, and is connected directly to the underground Washington Metro Blue and Yellow lines. 2
3 PROJECT OVERVIEW Originally opened in 1989, The Fashion Centre at Pentagon City is 4 levels of over 170 luxury and fashion specialty retailers and restaurants, and is anchored by Macy*s and Nordstrom. The Centre also features direct access to the Ritz-Carlton and the Washington Tower office building. 3

5 TENANT INFORMATION PACKAGE The Tenant Information Package (TIP) is intended to provide you with the project s design and construction criteria and consists of several parts: COMPONENT TIP Index Tenant Design Manual Kiosk Design Manual Architectural Criteria MEP/FP Criteria Bulletins DESCRIPTION Will provide a comprehensive list of topics to help locate information Provide mall specific architectural, sign and engineering design criteria Outline submission requirements and will provide necessary guidelines to design your store. (same as Architectural Criteria) 5

7 TENANT INFORMATION PACKAGE The Tenant Information Package can be accessed from Simon s website simon.com.» Select the business header, search for the property name, click on the Tenant Info Package link on the right side of the page.» If you have any difficulties working with the website, please contact your Tenant Coordinator. *For questions regarding the Landlord s design and construction requirements, please contact your Tenant Coordinator or call and ask for Tenant Coordination. 7
8 GROUND LEVEL STOREFRONT ZONE USE THIS PLAN AS A GUIDE TO THE BUILDING STOREFRONT SIGN MODELS ON THE PAGES THAT FOLLOW. 8
9 STOREFRONT ELEVATIONS HEIGHT IS 12-0 A.F.F. Tenant storefront is to extend from the floor to the bottom of the Landlord bulkhead at 12-0 A.F.F. Storefront construction shall not extend beyond the construction limit line which has been established 4 back of the bulkhead line, unless otherwise indicated. Field verify neutral pier condition. Vertical rolling 3 hour rated fire doors are required in front of all spaces on the Metro Level. These fire doors are to be located between the Tenant neutral piers at the lease line. 9

15 HVAC RETAIL TENANTS This is a 4 level enclosed Mall. Tenant s design team shall accommodate conditions that may affect the performance of the HVAC system for their store, i.e. zoning for solar gain at the storefront, sensor location (s) and size and quantity of return air outlets. System Landlord supplied 55 degree conditioned air. 1.0 cfm/sf available at 0.9 static pressure. Equipment Tenant to provide cooling only and parallel fan powered VAV boxes with electric heat. HVAC Load Calculation Tenant to submit detailed computer generated load calculations to justify request for air. Outside Air Code minimum at time of original building occupancy and economizer supplied through Landlord system. Return Plenum (Ducted return is for odor producing Tenants only and subject to Landlord approval). Provide 14 sq.ft. minimum free air opening with fire damper in demising walls of adjacent tenants for adequate return cfm. Smoke Exhaust/Relief Through Tenant plenum return path. Toilet Exhaust Landlord has provided a central toilet exhaust system for inline Tenant s tie in with Tenant supplied fan and ductwork from their toilet room only to the Landlord provided central duct (150 cfm max.). Interlock with light switch. Larger capacities by Tenant. Odor, Thermal & Process Equipment Exhaust Size for application by Tenant. Temperature Controls Utilize Landlord specification pneumatic controls. Test & Balance Tenant shall employ a TAB, NEBB or AABC certified air balance contractor to perform final air testing and balancing. Building Thermal Values Exterior wall U=.33, Floor over dock U=.25, Roof U=.1 See Criteria Sheet MEP-1 for further information. 15
16 PLUMBING RETAIL TENANTS Water Redistributed by Landlord via overhead mains from a domestic booster pump system. Minimum ¾ valved connection. Tenant supplied meter w/remote reader for large water users only. Waste 4 wye connection off Landlord main. Designated connection point within or adjacent to space. Vent 2 connection off Landlord main. Drinking Fountain As required by Code. Natural Gas Not available Toilet Rooms As required by Code. Fixture density shall be limited to 2 water closets, 2 lavatories, 1 urinal and 2 drinking fountains per 3000 sq. ft. See Criteria Sheet MEP-1 for further information. 16
17 FIRE PROTECTION RETAIL TENANTS Fire Protection Tenant shall modify existing grid system in compliance with local codes and Landlord s insurance requirements. Implementation Tenant shall directly employ the Landlord designated contractor. Tenant Flow Switch Not permitted. Valve for Tenant Space Not permitted. See Criteria Sheet MEP-1 for further information. 17
18 ELECTRICAL RETAIL TENANTS Voltage 480/277V, 3ph, 4-wire Wire Color For all wire sizes install wire colors in accordance with the following: (A) black, (B) red, (C) blue, and (N) gray/white for 120/208 volts single or three phase (A) brown, (B) orange, (C) yellow, and (N) gray/white, with one or more colored stripes for 277/480 volts single or three phase Landlord Equipment Fused switches at common switchgear in central locations. 1 minimum empty conduit. Power Provided from redistributed electrical power by Landlord. Tenant shall utilize existing electric service (minimum 60 amps and existing conduit). Fuses and wire by Tenant. Capacity 7 watts per square foot. (60 amp minimum) Submit connected and demand load data to support electric service size requested. Telephone 3/4 conduit with pull wire to designated connection point in central locations or utilize service corridor for open cabling. Fire Alarm Existing system is an Edwards EST. Tenants on Metro Level must supply a minimum of 1 area smoke detector. All equipment must comply with base building system specifications. Final connection and programming to be by Landlord s designated vendor. CATV Not available See Criteria Sheet MEP-1 for further information. 18

System Thermal exhaust (3000 CFM) w/supplemental Landlord specification cooling only and parallel fan powered VAV boxes. Landlord supplied 55 degree conditioned air. 1.0 cfm/sf available at 0.9 static pressure. HVAC Load Calculation Tenant to submit detailed computer generated load calculation to justify equipment sizing. Outside Air Code minimum (on original base building approval date) supplied to common area. Return No return air is drawn through Food Court spaces. All supply air must be exhausted through thermal, kitchen and process exhaust. Smoke Exhaust/Relief Through the common area. Toilet Exhaust No Landlord provisions. Thermal Exhaust 3000 CFM max. through thermostatically controlled damper registers. Duct extension and sensor installation by Tenant. Odor & Process Equipment Exhaust Tenant supplied fan and Pollution Control Equipment (Code Authority approved) with duct extension to Landlord duct and fan system CFM maximum. Landlord duct is not constructed for Type I grease exhaust. Replacement Air From Common area CFM thermal and 5000 CFM process exhaust maximum. Temperature Controls Utilize Landlord specification pneumatic controls and thermal exhaust sensor. Test & Balance Tenant shall employ a TAB, NEBB or AABC certified air balance contractor to perform final air testing and balancing. Natural Gas Gas is available from the Landlord for cooking use only. Reuse existing 2 (min.) lines or install new to meet capacity required. See Criteria Sheet MEP-1 for further information. 20

Tenants on Metro Level must supply a minimum of 1 area smoke detector. All equipment must comply with base building system specifications. Hood extinguishing system must connect to Landlord system. Final connection and programming to be by Landlord s designated vendor. CATV Not available See Criteria Sheet MEP-1 for further information 22
