The property management company evolved naturally and it is based on our extensive experience managing our own properties and dealing with the wide range of tenants and other issues. 5 - We will use our extensive resources and experience to get the job done for you on time, correctly and efficiently ONE CALL PM SERVICES 2013 FIND THE RIGHT TENANT Service charge $700 or ½ month s rent (ask for details) WE WILL: Take pictures of the property and write compelling and attractive ads Aggressively and uniquely market the property to attract the best tenant possible. Use our tenant s database to find the best match for your unit. Available to show the unit multiple times as needed. Screen the potential candidates using proven techniques verify employment, speak to previous landlords, perform credit checks and asking a lot of questions. Collect first and last month rents in cash or certified cheques and collect post-dated cheques for the remaining of the tenancy or setup other type of payment. Move-in / Move-out Inspection Report

6 FULL SERVICE PACKAGE Starting at 4.5% of actual collected rent Rent collection. We require post-dated cheques, e-transfer, direct deposit or sometimes cash. The money goes directly to you and we get paid last and only when tenants pay (if not inherited) Issuing and serving N4 and other related forms and warnings related to late rent payment and other issues. Monthly property visits we check the property s exterior front, back and around for any issues or problems. 24/7 on call for emergencies and tenant issues at Call and arrange for maintenance and fixes when required and approved by owner. Follow up with tenant and contractors to ensure that the issue is resolved on time. Introduce ourselves to neighbors and create open communication with them, making sure they know how to contact us in case of issues with the property or tenants. Provide you with electronic copies and originals of all documents (leases, maintenance requests, etc.) for your records Recommend solutions and seek your approval on issues. Every couple of months we will place a courtesy call to the tenants, just to keep the communication open and stay on top of any potential issues. We will take action 3 months before the lease expires to retain all good tenants.

7 Our website is available 24/7 to Tenants offering useful information, available rental units and downloadable and printable forms. For example, applicants can download the Rental Application Form directly from our website along with the Tenancy Book Twice per year we will do the following: Full exterior and interior inspection of the property. We will check every room, paying close attention to basements, bathrooms and kitchens for any water related damages or potential issues. Inspect the heating and air-conditioning systems and inform you on the condition of the filters. Test smoke alarm and carbon monoxide detectors and replace the batteries once every year. Take pictures and advise owner of anything that needs immediate at tention or near future planning.
