2 Care and Maintenance CUSHION CARE McKinnon and Harris standard cushion fabric is Sunbrella, a durable outdoor fabric manufactured in North Carolina from 100% solution dyed acrylic fiber. Sunbrella is resistant to fading and to loss of strength from exposure to the elements. Sunbrella outdoor furniture fabric allows water to pass through the fabric allowing the cushion to release moisture and dry more rapidly. The manufacturer of Sunbrella has a standard set of recommended care instructions which follows: SUGGESTED CARE DIRECTLY FROM SUNBRELLA 1. For optimum appearance and performance Sunbrella should be cleaned regularly before dirt is allowed to accumulate on and become embedded in the fabric. The cushion should be cleaned without removing the foam interior. Simply brush off any loose dirt, hose down and clean by sponging briskly with a mild natural soap in lukewarm water no more than 100 F. Joy liquid soap would be fine. Rinse thoroughly to remove soap. DO NOT USE DETERGENTS. Air dry completely before storing. DO NOT USE STEAM. Acrylic fabrics are made of 100% acrylic fiber and are very heat sensitive. For stubborn stains a fabric spot remover can sometimes be effective. 2. Another method of cleaning stubborn stains is as follows: Soak the fabric for approximately twenty minutes in a solution of no more than 1/2 cup (4 oz.) of chlorine bleach and 1/4 cup (2 oz.) natural Soap per gallon of water at approximately 100 F. Rinse thoroughly in cold water to remove all of the soap. Note: excessive soaking in bleach can deteriorate sewing threads. 3. Sunbrella is thermoplastic and heat sensitive. When washing or cleaning, DO NOT SUBJECT TO EXCESSIVE HEAT as the fabric will shrink. DO NOT STEAM PRESS OR DRY IN ELECTRIC OR GAS DRYERS, but allow to air dry. SOME ADDITIONAL CUSHION CLEANING TIPS FROM MCKINNON AND HARRIS General Maintenance for Clean Cushions Access to a hose with a highpressure attachment (not a power washer) is very helpful. Periodic washing with a jet stream will keep the cushions clean. You can try a mild soap if there are stains present. Liquid dishwashing soap (such as Joy ) is probably the best soap to use. A lot of the stains and dirt may actually be mildew (Sunbrella is not guaranteed against mildew). However, we have found that if you can t get it out with the high pressure water hose you likely can t get it out with mild soap. CUSHION CARE

3 To Clean More Stubborn Stains We have found that a solution of bleach and water is the most effective mixture for cleaning. Diluted chlorine bleach will not affect the coloration of the fiber or cloth and is therefore acceptable for stain removal. We have found a mixture of one part bleach to two parts water to be more effective with no loss of serviceability in the fabric (Sunbrella recommends a 4:1 solution). Saturate the cushions with a diluted solution of bleach in a spray bottle. Let the bleach do the work. You don t want to repeatedly scrub the fabric (because it will pill), although you can also apply the bleach with a soft scrub brush. You will see the stains begin to disappear in a matter of minutes! Thorough rinsing is essential. IT IS VERY IMPORTANT TO COMPLETELY RINSE THE BLEACH FROM THE CUSHION. CHLORINE BLEACH CAN EVENTUALLY AFFECT THE STRENGTH OF ANY FIBER OR CLOTH. WE STRONGLY RECOMMEND THAT THE COVER REMAIN ON THE FOAM. DO NOT REMOVE THE COVER FROM THE FOAM. IT WILL BE VERY DIFFICULT TO GET THE COVER BACK ON ONCE IT IS REMOVED. PROTECTIVE COVERS We offer protective covers for all of our seating pieces. Our protective covers are lock stitched with high strength thread, made of Sunbrella Awning Fabric and tailored to lend an elegant note when the furniture is not in use. Our covers are intended to withstand daily exposure to sun, rain, and mildew and will protect the furniture when not in use. Our covers easily snap at the base and allow air to circulate. We also make Turkish terry cloth slipcovers for our Beaufort, duval and McNeill Sunchaises. Please note: These suggestions are for Sunbrella fabric only. A Note About Stains Trees are often the biggest culprit for debris on cushions in particular oak trees which seem to almost constantly drop. Insect repellants and suntan lotions can also stain acrylic fabrics. Avoid damage by wiping clean and removing debris as soon as possible. Beaufort Club Chair Covers

4 CARE OF THE POWDER COATED FINISH Scratches and Chips in the Finish Small scratches can often be removed using a rubbing compound or automotive paste wax. For chips in the finish please use our touch-up kit which is available directly from McKinnon and Harris, Inc. Our touch-up paints are custom formulated to match our standard colors. Cleaning the Finish of the Furniture Frame When cleaning the furniture we suggest using a cleaner designed for fine finishes. We recommend using Meguiar s Gold Class Car Wash and Shampoo ( This premium car wash contains rich ingredients which will protect and enhance the finish. Unlike harsh dish washing detergents, this cleaner will not strip off wax protection. Use a soft rag or sponge (the same thing that you would use on your car). Cleaning Stubborn Stains on the Furniture Frame After washing we suggest using Meguiar s Cleaner Wax to remove stubborn stains and scuff marks. Meguiar s Cleaner Wax is very effective in removing stains which may not come off with ordinary cleaning. In addition it will polish and protect the powder coated finish. Waxing the Furniture Frame An occasional waxing with an automotive paste will maintain the longevity of our finishes. We recommend using Meguiar s Cleaner Wax (meguiars.com). In one step this product cleans, polishes, and protects the powder coated finish. Water Spotting Water spotting on the finish is likely a result of mineral and salt deposits in the water. The water spotting can also be a result of pollutants or salt in the rainwater. The problem can easily be remedied by using an auto paste wax. This will promote beading of the water (ie. runoff the surface) without allowing surface dirt to dry on the finish. This will also make the furniture easier to clean when it becomes dirty. We recommend using Meguiar s Cleaner Wax (meguiars.com). Water spotting may be more pronounced on darker frame colors and in particular coastal areas. Although the water spotting may re-occur after an extended period (just as an automobile gets dirty), the water spots can be removed easily by using an automotive quick detailer such as Meguiar s Quick Detailer (mist and wipe). 5 TIRE REPLACEMENTS Tire replacements are available at a nominal charge. GLIDES Our glides are designed to move smoothly and quietly over a surface. We are happy to replace these at no additional cost. When requesting replacement glides, please be sure to specify both the furniture model number and color of the glides (natural or black) FRENCH LIMESTONE Limestone is a porous stone and can stain. Spills and soils should be promptly cleaned with a mild soap and water and rinsed with water. Factory Sealer Our limestone has been sealed to make the surface more resistant to stains. The sealant allows time to wipe up in the event of a spill, but it cannot stop a stain which has set over time. This is due to the porous nature of limestone which cannot be completely overcome by the sealant. This penetrating sealer, known as an impregnator, protects the interior of the stone by penetrating through the surface and bonding to the inside of the stone. The sealer acts as a repellant to prevent contaminants from absorbing into the stone. Sealers are available from McKinnon and Harris or (1-877-STONETECH). The expected wear of factory sealer is 3 to 5 years with proper maintenance. For optimal results, reapplication is recommended every 1-3 years for exterior surfaces or 3-5 years for interior applications. Routine Cleaning Clean your limestone on a regular basis with warm water and a clean non-abrasive cloth or sponge. In addition, using a neutral cleaner specially formulated for limestone will help remove soils that normal cleaning leaves behind. Use StoneTech Professional Revitalizer or StoneTech All Purpose Stone and Tile Cleaner. Oily Stains If you identify the stain as having an oil base (from foods like salad and cooking oils, butter, or some cosmetics) you may be able to remove the stain using a poultice. We recommend StoneTech Professional Oil Stain Remover. This easy-to-use poultice is designed to slowly remove oily stains from natural stone surfaces. Follow the directions on the label. Liquid Spills Blot away the excess with a clean, dry, white cloth turning the cloth frequently. Spray the area with Stonetech Revitalizer and wipe off excess with a clean cloth. Stubborn Stains Use StoneTech Professional Klenz All, a highly concentrated heavy duty alkaline cleaner and degreaser for limestone. Please note this cleaner will remove the sealer. Bleach can be used to remove stains as long as the bleach is diluted with water. Stone should be saturated with water before applying the diluted bleach solution. Rinse the stone thoroughly to remove all bleach. Note: Bleaching the stone will remove the sealer. Please be sure to read full instructions before applying each product. SLATE Our Virginia Oxford Gray Slate is a non-absorbent natural stone and is highly resistant to staining. Dirt, waxes, oils, and sealers do not penetrate the slate. Water and natural soap will remove topical dirt. Acid cleaning, oils, and paste waxes are not recommended. The natural cleft of the slate does not require any treatment. GLASS Clean glass tops with soap and water or commercial glass cleaner. We utilize tempered glass for all of our table tops. Tempered glass is an ideal choice for outdoor tabletops because it has been toughened by a gradual heating and cooling process which allows it to resist weathering. This process also makes tempered glass much safer than plate glass should breakage occur.
