2 At Your Pace Online At Your Pace Online (AYPO) is an online education provider, providing pre-license and continuing education courses in a variety of fields and areas of technical expertise. In the State of Michigan, we currently offer pre-license courses for individuals seeking their license as a Real Estate Salesperson. Future plans include individual modules for continuing education credits as well. At Your Pace Online is a Limited Liability Company (LLC) organized in the State of Oregon. 3 Organization of Online Course(s) At Your Pace Online courses are structured to allow students to complete selected courses in exactly that manner, at their pace and speed and within their own time requirements. Online courses are available twenty-four (24) hours a day, seven days per week, 365 days per year. There are no holidays, vacations or breaks, although office staff and instructors may not be available to provide assistance with questions or issues outside of normal business hours. Office staff and instructors are generally available Monday through Friday, from 8 am until 4:30 pm PST, with the exception of most commonly recognized holidays such as New Years, Memorial Day, Fourth of July, Labor Day, Thanksgiving and Christmas. The office may be closed at other times without prior notice to students as circumstances arise. Enrollment in any course is continuous and ongoing, and each student will proceed through the course at his/her own pace until completion of the course. There are no entrance or enrollment requirements. Because the course is conducted online and at your own pace, there are also no attendance requirements, suspensions, or other forms of disciplinary action. Students are only required to complete the course in its entirety, including any and all quizzes and tests, in order to receive credit and certification of completion.
4 The course is organized on a strictly Pass/Fail basis. Course Completion and Certification The course is divided into individual modules, and each module is thereafter divided into smaller sections. Each of these smaller sections includes a quiz at the end of the section. Students are given immediate feedback after completing each quiz, letting them know their score for that particular section. At the end of the course all of a student s responses are totaled; an overall score of 70% or better, across all quizzes, is required to pass the course. Students who fail to receive a 70% or better can go back, at any time, and repeat any, or all, of the modules that they wish to repeat until they have improved their score to a passing grade. The course includes a final exam at the conclusion. It is required that the student pass the exam with a score of 70% in order to pass the class. As with Section Quizzes, students who do not pass the Final Exam with a score of 70% or better may continue to retake the exam as many times as necessary in order to pass the course. Once a student has successfully completed the entire course and achieved a score of 70% or better on the final exam or combined section quizzes (as appropriate), the Student will be able to print a Certificate of Completion. They will also be prompted to complete a form with the necessary personal information that will then be used to report their completion of the course to the appropriate State and licensing agencies. Student Conduct and Disciplinary Procedures Because the course is offered online, only, there are no particular rules regarding student conduct or behaviors. Each student will work in (relative) isolation in a location of his/her choice at the times best suited to them. There are no specific disciplinary procedures or processes in place. AYPO retains one, and only one, disciplinary tool removal of a student from a course. Students will be removed from courses only in the case of legal or significant ethical violations that might make such action necessary. Any such situation will be handled on a case-by-case basis and be judged upon its own merits.
5 Student Rights & Responsibilities Student Rights: Students have the right: To receive value for their money, the course described should meet the needs it claims to serve; To be adequately prepared to take any necessary tests or examinations required for a specific license; To a refund of moneys paid within three (3) days of purchase; To a refund of moneys paid in other circumstances as warranted by the situation; To be treated with respect and dignity without regard for age, race, gender, religion or belief, national identity, sexual orientation, or any other group which may, or may not, be protected by law; and To have the results of their course completions reported to the appropriate state or local authorities in a timely manner. Student Responsibilities: Students have the responsibility to: Complete the online coursework without aid or assistance; To watch all videos and complete all coursework included in each class; To otherwise conduct themselves in a responsible and ethical manner; To complete all necessary forms and paperwork for licensure and/or testing requirements; and If using the within-class system, to treat other students with respect and dignity. Complaints: Students who have complaints that AYPO has failed to successfully resolve, may also file a complaint with the State of Michigan at Equipment Furnished by The School Other than texts that are included with each course and shown in the course descriptions below, AYPO does not provide any equipment or materials to students. Some materials may also be provided in the form of online links or download options to students throughout the lessons included in each course. Students are solely responsible for the choice to access any of these additional materials and for any costs that may be associated with printing or otherwise reproducing any of these materials.
6 Internships / Placement Assistance / Other Assistance Post-Completion of a Course AYPO does not offer any form of internship, placement assistance following completion of the course, or assistance with any other aspect of a student s day-to-day business, including issues with tests, exams, employers, or state agencies. Refund Policy All tuition and fees paid by the applicant shall be refunded if the applicant is rejected by the school before enrollment. An applicant fee of not more than $25 may be retained by the school if the applicant is denied. All tuition and fees paid by the applicant shall be refunded if requested within three business days after the terms and conditions have been accepted (on the enrollment page). All refunds will be returned within thirty business days. After the initial three business days have elapsed, AYPO will happily refund 100% of the purchase price for any course which the student has not yet begun. Refunds of all or some portion of the purchase price may be available in situations where the student has already started taking the course, but not yet completed it. Please call the office at (877) for more information if you find yourself in this position. In general, for individuals who have already completed an entire course, refunds will not be available. However, this too may be subject to the details of the situation. If you find yourself in this position, please call the office to inquire. 7 Course Offerings Course Title: Real Estate Salesperson Pre-license Training Fee: $ Course Overview 40 Clock Hours Largely comprised of information regarding real estate laws, business practices and techniques specific to the state of Michigan, this course will prepare you for your Real Estate Salesperson exam. The course will consist of the following modules, broken down into individual sections: A.) Real Estate Practice (1.5 Clock Hours) This lesson is a thorough examination of the practice of real estate. This lesson covers topics such as general ethics, agent supervision, antitrust laws, advertising, commissions and fees, trust accounts and Michigan specific considerations. B.) Fair Housing Laws (Michigan & Federal) (4 Clock Hours) This lesson covers laws related to fair housing, both Michigan and Federal. This lesson covers topics such as the history of Fair Housing laws, the impact on the real estate professional, overview of the civil rights laws relating to fair housing, looking to the future. C.) Principle/Agent Relationship (2 Clock Hours) This lesson explains the relationship between the Principle and the Agent. This lesson covers topics such as the Law of Agency, agency in the Real Estate Industry, and Michigan Specific Considerations. D.) Real Estate Math (3 Clock Hours) This lesson goes into detail on the mathematical concepts and equations used in Real Estate transactions. Topics include general math, assessment, taxes and fees, sales and Commissions, loans and mortgages. E.) Legal Descriptions (.5 Clock Hour) This lesson explains legal descriptions of parcels of land, specifically, how large areas of land are divided and how the boundaries of property are established. Topics include units of measure, legal descriptions in Michigan, Michigan s Land Description System, terminology. F.) Contracts (2 Clock Hours) This lesson reviews real estate specific contracts. This lesson covers topics such as fundamentals of contract law, Michigan specific considerations in contracts and contract law. G.) Property Ownership (2 Clock Hours) This lesson covers property ownership. This lesson covers topics such as property classifications, land Characteristics, ownership, encumbrances.
8 H.) Property Valuation (2 Clock Hours) This lesson discusses valuation and methods for determining property value. This lesson covers topics such as methods of estimating property value, Comparative Market Analysis (CMA), when an appraisal by a Certified Appraiser is required. I.) The Estate Concept (1 Clock Hour) This lesson reviews concepts related to the Estate. Topics covered include the estate concept, tenancies of title, Michigan specific considerations. J.) Titles & Deeds (3 Clock Hours) This lesson discusses titles and deeds. Topics include titles, deeds and Michigan specific considerations. K.) Real Estate Financing (3 Clock Hours) This lesson explains several of the options for financing real estate. Topics include general concepts, loans, financing and credit laws, and Michigan specific considerations. L.) Mortgage Clauses & Conditions; Truth in Lending (1 Clock Hour) This lesson covers mortgage clauses and conditions. Topics include mortgages and deeds of trust, mortgage insurance, mortgage laws, and Michigan specific considerations M.) Condo Concepts & Laws (1 Clock Hour) This lesson explains the concepts related to condominiums. Topics include the definition, history and origins of the condominium concept, creation of a condominium, the condominium association, cooperative housing and other related concepts. N.) Landlord/Tenant Statutes (2 Clock Hours) This lesson reviews the statutes related to the Landlord/Tenant relationship. Topics covered include creating and terminating tenancies and understanding the lease, the security deposit, subleasing, eviction proceedings, mediation, small claims court, repair and maintenance, additional considerations. O.) Environmental Issues (3 Clock Hours) This lesson explains how environmental issues impact the real estate professional. Topics include environmental protection policies and an overview of laws in Michigan, sellers and buyers and environmental hazards. P.) Michigan Specific Issues (3 Clock Hours) This lesson reviews issues specific to real estate in Michigan. Topics include acts of the state, Michigan specific legal guidelines, michigan state housing development authority (MSHDA), property taxes and special assessments. Q.) The Law (4 Clock Hours) This lesson covers various codes, statutes and laws regarding real estate in the state of Michigan. Topics covered include the Occupational Code, Administrative Rules, the Subdivision Control Act, Land Sales Act, the Seller Disclosure Act and Right to Farm Act.
