In order to create a High Converting direct mail piece you need to first understand a little bit about the Lead Source you are going after. Once you can understand the lead source then you need to construct a message that will appeal to that type of lead source. Motivated Seller Lead Demographics To Target The average age of home sellers in 2014 was 54 years old The typical seller had lived in or owned the home for 10 years. 74% of sellers were married 76% of sellers had no children in the household 81% of home sellers sold a single family, detached home. What might appeal to a 54 year old Married couple who owns a high equity property? Why Someone might want to sell. Statistics Below!
2 We Target the Bottom 5% of real estate sales Putting it all together. For a seller to be motivated we know there needs to be some sort for Financial distress or physical distress with the property. Now we know that most motivated sellers are in their 50 s and we also know that we want to focus on sellers that truly have some sort of motivation to sell a property at a discount.
