This information has been prepared to provide you with as much information as possible about Spring Knolls Homeowners Association and the community services available to you from the association and your managing agent. 3 Dear Spring Knolls Homeowner: Executive Property Management (EPM) has been retained as the Managing Agent for your community. EPM currently manages numerous condominium and townhouse communities in New Jersey and is directly responsible for all aspects of property management responsibilities for your community. We are extremely excited about our involvement with your community and our primary goal is to assist your Board of Trustees and the operating committees, in maintaining a community in which you will enjoy living. Your community is being directly supervised by our Manager, Wendy Rosen, who will be readily available to assist you in resolving any matters related to the Association s responsibilities. We value your input as concerned homeowners, and encourage you to communicate with us on any matters or questions you may have. In order for us to be effective in managing the community, we have enclosed a "Census Form" which must be completed and mailed back to us at the above address, as soon as possible. This information is important for us to have on file and is for your protection in case of an emergency. It is preferable that all requests for repairs or maintenance be submitted to us in writing. We do recognize, however, that this may not be the most expeditious means of dealing with an immediate need and a telephone call to our office will always be handled. We do encourage you to follow up on any verbal communication with a written request. Emergency Service EPM has a 24 hour, 7 days per week, emergency answering service which is in constant contact with our community managers. Should you need emergency "after hours" assistance, please call (908) and the emergency service will contact Wendy Rosen, or an alternate manager in her absence. We are committed to providing you with a high standard of customer service and would like to take this opportunity to welcome you to the community. If a Holiday falls on this day then there will be no pick up until the next scheduled service day. For bulk pick-up, please call Midco at (732) Recycling is picked up by the Township on a rotating schedule, please call the Recycling Department at (732) PET POLICY: Pets are to be on a leash at all times, curbed and cleaned-up. PARKING ETIQUETTE: Instruct your guests and members of your household to not park in fire lanes, at the entries or curves of the cul-de-sacs. OUTDOOR: Per the governing documents of the community, nothing is to be added outside without written approval from the Association, i.e. fences, sheds, roofs, etc. Please contact the management office for any necessary forms or further details. 3
5 THE EPM TEAM OF PROFESSIONALS AT YOUR SERVICE ARE: PROPERTY MANAGER: Wendy Rosen is responsible for the overall management of the community and has been with EPM over ten years. CUSTOMER SERVICE: Our Customer Service Department is in the office during regular business hours (8:30 AM - 4:30 PM) to receive and respond to any service calls from your community. ACCOUNTING: Any questions pertaining to the balance on your account should be referred to our accounts receivable department. Susan Fryd, our office manager will be happy to discuss any account that is being handled by the association s attorney. Anita Madden, the company controller since 1987, has overall responsibility for all financial aspects of your association. INSURANCE: Brown and Brown is the insurance agent for the association's insurance coverage with CAU. It is the responsibility of each homeowner to insure their home and personal effects and upgrades. If you have any specific 4
