4 NO PETS ALLOWED. Under NO circumstances are pets allowed on property without the written consent of the landlord. If your friends or parents come to visit, they MUST leave their pet at home. 1 st Offense: $1,000 fine and immediate removal of pet 2 nd Offense: Eviction SMOKING IS NOT ALLOWED INSIDE ANY OF THE APARTMENTS OR WITHIN THE COMMON AREAS OF ANY APARTMENT BUILDING OR HOME. Smoking is limited to the outdoor designated smoking area or on a porch or balcony. Do not dispose of cigarette butts or ashes in the lawns, bushes, sidewalks or parking lots. Damage to the unit caused by burns, odors or clean up of improperly disposed of cigarette butts will be charged to the tenant(s). 1 st Offense: $500 Fine 2 nd Offense: $1000 Fine and eviction to commence NO PARTIES ALLOWED. We all enjoy having friends visit our houses, but some people take this to an extreme that can have disastrous results. Please be courteous of your neighbors and the township or city noise regulations. We are very strict about this because every year we have people who do not take it seriously. Repeated noise complaints from neighbors will result in fines or eviction. YOU ARE RESPONSIBLE FOR THE ACTIONS OF YOUR GUESTS. Please make sure your guests know the rules. In most cases, it is the actions of a guest that create the most problems. If your guest breaks the rules you will be held responsible for their actions. BE QUIET. IT IS YOUR NEIGHBOR S RIGHT TO ENJOY THEIR APARTMENT IN REASONABLE QUIET. Be mindful of your surroundings and keep the noise level to a minimum. 1 st Noise Complaint: Warning 2 nd Noise Complaint: $100 fine 3 rd Noise Complaint: $200 fine plus Eviction TRASH GOES IN THE DUMPSTER. NOT IN THE HALLWAY OR ON YOUR PORCH. Trash and personal belongings cannot be placed in the hallway, on your patio or outside the front/back doors. It is unsanitary, inconsiderate to your neighbors and a possible fire code hazard. 1 st Offense: $25 per bag or item 2 nd Offense: $50 per bag or item RECYCLING SERVICES It is incredibly important to make sure the correct items are being placed in the specified recycling bins. Failure to sort or putting trash into recycling will result in the city taking away the property s recycling privileges.
5 SHOWINGS POLICY. RESIDENTS AGREE TO LET THE LANDLORD ENTER THE UNIT IF NOTICE IS GIVEN BY 5PM THE DAY BEFORE A REQUEST TO REPAIR, INSPECT OR SHOW THE UNIT. Occasionally, we may need to have access to your apartment. If this does happen, we will be respectful of your privacy rights. You will be notified by 5pm the day before or earlier if possible. If there is an emergency, immediate entry may be necessary and is permissible by law. BEDROOM DOOR LOCKS AND INSTALLATION OF PAD LOCKS PROHIBITED. Landlord expressly prohibits the installation of any door locks or pad locks. If found, the lock will be removed by the landlord and the residents will be charged for the cost of removing and replacing the locks and any physical damage caused to the door or door frame from installation of the locks. NO GRILLS, INSIDE FURNITURE, TRASH, BANNERS, FLAGS, KEGS ON BALCONIES OR PORCHES. Kalamazoo Township and City will randomly inspect, take pictures and fine for violation of these codes. Interior furniture such as upholstered sofas and loveseats cannot be outside. It is something that Trident has no control over. ` A $70-$400 fine is not unusual for the city of Kalamazoo to impose. CLEANING POLICY Your new home has been cleaned by a professional cleaning service. This service is designed to leave your apartment in a generally clean condition. We normally do not provide spotless or white glove cleaning. Each person has his or her own standards of cleanliness. As such, our intent is to bring your unit to a level at which you can finish cleaning to your personal standards. SCREWING, NAILING DRILLING HOLES IN THE CEILINGS There are electric heating cables woven into the ceiling of your apartment. IF YOU PUNCTURE THE CEILING IN ANY WAY, YOU MAY DAMAGE THESE CABLES AND CAUSE A FIRE HAZARD. Tenants are responsible for any damage caused to the wiring or heating systems. The exterior of your apartment cannot have any holes or puncture either. Please do NOT install anything into the brick or stucco surrounding your patio or balcony. Tenants are responsible for any damage to these surfaces as well. MOISTURE AND CONDENSATION ON WINDOWS AND SILLS In the past we have experienced condensation on and around the bedroom windows. This is an occurrence that will only happen in the winter times when the temperature in the apartment is warm but the windows are cold. It happens during or after such things as hot steamy showers or when water is being boiled in the kitchen. To help prevent this, just run your bathroom fan during showers and when you cook anything that causes steam. Keep it running least 15 minutes afterwards. This should alleviate the problem. Make sure both the bathroom door and bedroom doors are open when you run the fan. Closing the bedroom and bathroom doors during and after showers will also help alleviate this condensation before it can start. If you do still experience this condensation, please take a moment to wipe it up with a towel.
6 Garbage Disposal and Kitchen Sink Care We all know how garbage disposals work, but did you know there are certain types of food waste that garbage disposals just can t chop up and will eventually clog your sink? By using the following tips, you can help keep your garbage disposal in great working condition. Keep grease and greasy foods out of the disposal. Greasy foods will distribute a film over the blades, diminishing their effectiveness. Pouring grease into a garbage disposal can result in clogged drains when the grease solidifies. Avoid putting fibrous foods or tough-skinned vegetables into the disposal. The strings of celery, artichokes, asparagus, lettuce, corn husks, carrots, onion skins and potato peels can wrap around the blades, preventing proper operation of the motor. Don't put extremely hard foods into the garbage disposal. Items such as bones and fruit pits can dull and even break the unit's blades. Hard foods will jam the disposal, preventing blades from turning and causing the motor to burn out. Contrary to popular belief, egg shells have no place in the garbage disposal. The shell's stringy membrane layer can wrap around the shredder ring, and the shell itself will be ground to a sand-like consistency capable of clogging pipes. Avoid putting expandable foods such as pasta and rice into the garbage disposal. Even small particles of these foods will swell with water and eventually clog the trap. Dropping ice cubes down the garbage disposal every once in a while will remove odors and clean the blades. Toilet Blockage If maintenance is called out to unclog your toilet and find any of the items listed below in your toilet plumbing you will be charged for the repair. Wet wipes Sanitary napkins (tampons, maxi pads) Diapers Tissues, napkins, paper towels, cotton swabs, q-tips Hair Condoms Cigarette butts Toys, jewelry or other similar objects Bleach toilet tabs in the tank will eat away at the rubber flapper and cause the toilet to run constantly. Please do not use that type of tank tabs. How to Avoid a Clogged Bathtub Drain Preventing drain clogs involves very little work. For many people, that effort is nothing more than pouring a gallon of hot/boiling water down your drain every once in a while. This helps loosen any hair or gunk clogging the main pathway and push down. After you do this, be sure to run regular warm water for about five minutes just to continue pushing everything as far down and out as you can get it. If that doesn't work, chances are you produce a lot of hair and that hair is long. This is where a hair catcher comes in. If maintenance gives you a little device that sits in your drain to catch hair and gunk you need to use it. Gross, yes, but you just empty it as needed and your drain will never clog. Unfortunately there isn't any way to send everything that goes down the drain into another dimension and magically solve the problem, but if you employ these two tips you'll at least avoid the problem. Dishwasher Use and Upkeep Only detergents that are specially formulated for dishwashers should be used in these appliances. Using regular liquid dish soap in your dishwasher will severely hamper the wash cycle. Using a rinse aid in the dishwasher will help the cleaning cycle. Hard water sometimes causes build-up and soap residue. If you use a rinse aid, it will prevent the build-up of minerals and leave you dishes spotless. REMEMBER, YOUR INITIALS ON THE ACKNOWLEDGMENT FORM AND LEASE INDICATE THAT YOU HAVE READ AND UNDERSTAND THE POLICIES. YOU ARE ALSO RESPONSIBLE FOR TELLING ANY ROOMMATES NOT PRESENT OF THESE POLICIES.
