1 1 General NPARKS-0-DCS03 CHECKLIST FOR DC SUBMISSION - CONVENTIONAL HOUSING (a) The following plans are provided: Key and location plans of scale 1 : 10,000 or 1 : 5,000 showing access to the site from the street or road Site plan of scale 1 : 500, 1 : 200 or 1 : 100 Address, lot and/or plot number of the development site and neighbouring lots (b) (c) (d) Survey plan (survey done less than 2 years at the point of application and endorsed by a qualified surveyor) The registered architect will submit a completed NParks submission form, sign all layers of drawings digitally and enclose the letter of authorization from the developer The scale of all plans is correctly indicated The following are shown on site plan:- Development boundary verged in red Proposed development layout Existing and proposed road reserve line verged in red Width of proposed road reserve Length of roadside planting verges Category of existing and proposed roads Existing and proposed levels of the site including the open space Proposed open space location verged in red Area of open space Walking distance of the furthest house unit to the open space DC CH-LIST OS 01/09/2014 at 7:58 AM Page 1 of 7
2 2 Conservation Of Trees / Single Stem Palms in Development Site (only applicable if the development is within the gazetted Tree Conservation Area or on vacant land) 2.1 The site and survey plans show : Existing trees / single stem palms within the development boundary and up to 5m from the boundary a) species b) girth measured 0.5m from the ground c) height (if available) d) all trees / single stem palms should be uniquely numbered and consistent throughout the project 2.2 All existing trees / single stem palms indicated on the survey plan are reflected in the Tree Survey Information Form. 2.3 The colour code for existing trees / palms is as follow: Status of existing trees / palms Outlined in color a. to be retained b. to be removed c. removed without green yellow red d. removed with *yellow *yellow indicate the approved date in the tree schedule Non-existence after inspection indicate a cross on tree symbol 2.4 Clear photographs of trees / single stem palms proposed for conservation are attached. 3 2.6 Tree Protection Zone (TPZ) for retained tree/single-stem palm The minimum protection zone from centre of tree/single-stem palm is provided in accordance to the table below Girth a. 1.0m b. > 1.0m but 1.5m c. > 1.5m but 2.0m d. > 2.0m *Minimum protection zone 2.0m 3.0m 4.0m 5.0m Depending on the root spread, especially for tree with girth more than 2.0m, larger tree protection zone will be determined at site on case by case basis Hoarding is to be provided along the limits of the protection zone around the tree. There must be no excavation, raise/lower of soil level, compaction and any form of construction including temporary works within the hoarded area) No dumping of excavated materials and/or storage of construction materials is allowed within the Tree Protection Zone DC CH-LIST OS 01/09/2014 at 7:58 AM Page 3 of 7
4 3 Retention Of Roadside Trees / Palms / Shrubs 3.1 The site and survey plans show : Roadside trees / palms / shrubs abutting the development boundary and up to 10m on both sides of the boundary a) species b) girth (tree / single stem palm) measured 1.0m from the ground c) height (if available) and number of cluster palm / shrub d) all trees / palms should be uniquely numbered and consistent throughout the project 3.2 All existing trees / palms / shrubs indicated on the survey plan are reflected in the Tree Survey Information Form 3.3 The colour code for existing trees / palms / shrubs is as follow: Status of existing trees / palms / shrubs Outlined in color a. to be retained b. to be removed c. removed without green yellow red d. removed with *yellow *yellow indicate the approved date in the tree schedule Non-existence after inspection indicate a cross on tree symbol 3.4 The following proposed element is positioned at the minimum required distance from the centre of a tree: Splay corner of an entrance culvert (include access to bin centre, substation, MDF room and fire engine access): DC CH-LIST OS 01/09/2014 at 7:58 AM Page 4 of 7

Large tree Distance 1.0m 1.5m 2.5m Cement crossing (e.g. pushcart ramp for bin centre) across roadside green verge and centre of an existing tree / palm is at least 2.0m Depending on the root spread, especially for tree with girth more than 2.0m, larger tree protection zone may be required on case by case basis 4 Proposed Open Space 4.1 Area of open space The area of open space is computed based on the formula stipulated by URA 4.2 Location The walking distance from the furthest unit to the proposed open space measured along the road centre, is not more than 250m The proposed open space does not abut a major road and/or park connector that is abutting a major road The open space does not abut an existing/proposed retaining wall The opens space is located such that at least 2 sides face the front of a house(s), and none face the rear of a house(s) If the proposed development is adjacent to a proposed or existing Park Connector, a. The open space is to abut the Park Connector provided the Park Connector is not abutting a major road and it complies with clause DC CH-LIST OS 01/09/2014 at 7:58 AM Page 5 of 7
6 4.3 Accessibility At least one of the boundaries of the open space abuts an existing minor road or a new local access road Proposed entrance or access path to the open space is at least 4.0m wide The open space is of a regular shape with a width of at least 30m 4.4 Terrain of the open space The open space should generally be flat (gradient 1: 40). If site situation does not permit the proposed slope should not be steeper than 1:2.5 and appropriate measures for slope stability should be carried out The gradient of all proposed slopes are shown The level of open space should be the same as that of adjacent road(s) and neighbouring lot Proper drainage system is provided to prevent water ponding. (Endorsed on plan). Details of the system will be commented at BP stage The open space is free from encumbrances above and below the ground level (Endorsed on plan) 4.5 Others The open space is not fragmented by any structures e.g. a canal, road, or infrastructure Proposed retaining walls are not located within open space 5 Proposed SWA Section 18 Roads 5.1 The length of planting island is at least 6.0m long. The proposed driveways to private lot abut each other 5.2 Planting island which is 6.0m long is indicated DC CH-LIST OS 01/09/2014 at 7:58 AM Page 6 of 7
7 5.3 The width of the roadside planting verges are provided in accordance with LTA standard road code 5.4 Clearance between proposed cement crossing (e.g. push cart ramp for bin centre) across roadside planting verge and the centre of an existing tree / palm is at least 2.0m. 5.5 No underground services are allowed to be laid within the roadside planting verges. Services that are required to transverse through a planting island into a proposed building plot are laid at least 2.0m away from the centre of a tree / palm. Depending on the root spread, especially for tree with girth more than 2.0m, larger tree protection zone may be required on case by case basis Footnote: 1.
