Responses This project will be much better for the neighborhood and support of surrounding amenities than the office building if or which it is currently zoned. The developer has made all reasonable concessions and the neighborhood should support and welcome this project as the alternatives are much less appealing. I feel that we should support this petition due to the residential nature of the project. The property in its current land use would allow primarily office but also the ability to add retail which would clog the streets with parking similiar to Colony Road down from Selwyn. I believe the apartment building is a better alternative to the office building. I think it is important to try and get as many concessions as possible from the developer including; sidewalks, crosswalks, increasing the distance between the buildings and the swim club and possibly lowering the number of apartment units. Out of town for the hearing 94 units per acre is simply too dense and big! Office is better use for community.traffic 5 days vs 7days. We see no advantage in residential I am out of town during public hearing. I would also like for there to be no entrance or exit onto Barclay Downs Drive from the project, forcing residents to turn onto Morrison, which I would like to see the median restructured to support a left turn out of this project. concerned about the amount of water runoff from storm water into existing creek bed I prefer the zoning to remain the same...o3. to keep the perimeter of the neighborhod the same..weekday office use. I'm confused as to why money has already been spent on the intersection of Morrison/BD if changes were being expected. Seems to have been a huge waste of taxpayer money. Thank you for being so involved and making our voice heard. I work in Commercial Real Estate Lending and I've worked with Woodfield Investments on past projects in Charlotte and other major metropolitans. There should be no concern on the part of Barclay Downs residents as to the quality of the proposed project. This team builds a quality product and, to my knowledge, they have executed on all promises, requirements and requests. This site will be built out sooner or later; I'd rather have a respected developer bring this site on line as opposed to I am pleased with the prospect of an attractive residential building. This is an unacceptable use of this site and would flood our neighborhood with additional traffic. Recommend advocaitng against project. Our biggest concern is the traffic impact on Barclay Downs Drive, so any strategies to reduce the flow from the propsoed site would be beneficial. The existing flow design is going to be a traffic nightmare for drivers trying to enter Barclay Downs from the proposed tenant entry/exit points. Is it possible to close BDD at Scofield, so traffic cannot enter the neighborhood from the South Park area? This is our most pressing question/suggestion. The increased traffic will be terrible. It's already practically impossible to cross at Barclay Downs and Sayre. Plus there will be a ton more traffic on Barclay Downs and Scofield.Project is way too big, too many units, too tall. I would come to public hearing on June 18 if I was going to be in the US at that time, but won't be.
5 5 of 5 6/7/2012 9:14 AM We must express our collective voice to get the developer's attention and cannot be divided. The voice our community expressed at the Sharon Methodist Church meeting was clear. Let's do the same when we appear before City officials. My biggest concern is the impact of adding more children to an already full Sewlyn school. developer needs to appropriately screen project from pool out of town June 18-sorry My decision to purchase in this neighborhood would have been negatively impacted had I known of this project. The appeal of the neighborhood swim and tennis club is a draw for this neighborhood and this project will irrevocably alter (and lessen) its appeal. The main objection I have is the huge amount of traffic being dumped onto the two lane, residential streets of Barclay Downs Drive, Scofield Road, Ferncliff Road and Wintercrest Lane by this development and other development at SouthPark. The building being proposed is WAY TOO BIG. The last thing this area needs are rentals. Once the building is built the developer is nowhere to be found. This is no way is a sensible project for the community or area. Better than office building Any entrance located on the Barclay downs frontage of this property will be an abject disaster. Because Morrison is a divided street all traffic would follow the path of least resistance right through Barclay Downs neighborhood to reach any destination. Go Kenny! I'd be happy to tell my CCouncil member that stuff like this caused me to sell my house without regret. To me, allowing access onto Barclay Downs will do the most damage to the neighborhood. I realize that, without that access any project is unlikely unless the project gets access to Coca Cola Plaza. I would support this project if it were in keeping with SouthPark's code. We will lose to the developers. Dulin sold out to Micky Dees, he will do it again Only reason I cannot stud is due to a prior commitment onthe 16rh I think it will pass. We should make sure we dont burn any bridges with the developer so they want to work with us. Thank you for your work on this issue. Is it possible, the driveway out onqyo BD could be left turn? Alan Banks I can't attend the public hearing as I will be out of the country. Are you aware of the Celenese (sp?) building being converted to apartments? Questions 5 and 6 are somewhat confusing. I ranked them in order of importance (5 to 1), but I consider them all very important (5s). Barclay downs dr should be closed off from south park except for emergency s. No rezoning keep it Commercial. there is too much traffic and development expanding into the neighborhood I would prefer that an office building be built rather than more condos.at least with office building traffic would increse during certain peak hours on weekdays. Would attend meeting but we will be out of town on the 18th. Good luck! We prefer residential to Office If this project gets us improved traffic and areas for pedestrians, then I'm all for it. I am opposed to the development entering and exiting from Barclay Downs Dr. Wll be out of town the 18th can't make the public hearing I would like to see this project (if rezoned) as apartment homes, not rentals. Rentals will bring in more crime and decrease home values. If apartments do not rent at the specific price, prices will get lowered and more crime moves into the neighborhood. I think it best if it stays as an office space, rather then bring in more traffic on weekends and more crime. The single biggest issue is traffic. The way the building currently is designed forces much of the apartment traffic onto barclay downs (especially since the front of the building has a median and residents would have to make a right on morrison even though they would want to go left). Barclay Downs already is heavily traveled and everything should be done to minimize the increase in traffic on it. Our children walk to school on this. Ideally there would be no complex entrance on barclay dwn No answer: 105 Answers: 47 Percentage: 30.92% Export Copyright All rights reserved. View license agreement.
