5 Why should I appoint a Property Manager? This is what you need to know... It s important to ask yourself Do I have a thorough understanding of the RESIDENTIAL TENANCIES ACT and other associated statutes? This is a highly specialised aspect of Real Estate and it is fraught with the danger of litigation in almost every task you undertake. A competent Property Manager not only possesses a strong understanding of their role, they continually increase their knowledge of insurance requirements, changes to legislation and industry and market trends to ensure all clients achieve the highest level of service at all times. Agents are often engaged to pick up the pieces of poorly self managed properties after it has cost the owner countless hours in trying to resolve conflicts with their tenant, not to mention the monetary cost.

6 If you are at all considering managing your own investment property then it s wise to consider the following points: Do you possess a thorough understanding and knowledge of The Residential Tenancies Act 1986 in order to maintain a fair and professional relationship with your tenant? The tenant may sue you if you do not adhere strictly to the Residential Tenancies Act 1986! Do you understand a Landlords obligation under other acts affecting a tenancy? Discrimination, consumer protection, building and other statutes all impact a tenancy. How much do you know about the tenant selection process? Asking the right questions and getting the right answers before you place a tenant in a property can save untold heartache and frustration and may prevent potential financial burden. Do you realise that as a private landlord you do not have access to tenancy default databases? Therefore, tenants listed on these databases are forced to rent privately? Do you know how to lodge your tenants Bond money in accordance with the Residential Tenancies Act requirements and within the required timeframe? If not you may be liable for a heavy penalty. Do you know the right procedure when dealing with rental payment arrears? Have the correct notices been issued with the required days calculated for the notice period? If not, your advices may be compromised and you will have to start the procedure all over. Do you have a concise knowledge of The Residential Tenancies Act 1986 to effectively represent yourself in Court? The procedure must be precise. If you are ill prepared with non compliant documentation, invalid notice periods or lack of evidence, justice may not fall on your side. Minor mistakes may cost you dearly! Could you successfully terminate your tenancy and recover possession of your property without the need to go to Court? Do you know the correct procedure, the right notices to issue and the correct time frames? Is your negotiation skill and knowledge of the relevant Acts sufficient to mediate a successful resolution and outcome? Could you complete a valid Property Condition Report with enough detail to stand up in Court if necessary? If it is not a precise record then it may have little or no value if needed for evidence. Do you know the correct procedure when the tenant has absconded and abandoned goods remain at the property? The Residential Tenancies Act 1986 has a range of procedures that must be followed when goods are left at the property. Additionally, if you enter the property when possession has not been handed back you risk anycompensation you may have been entitled to; not to mention any penalties that may be imposed due to the breach of the Residential Tenancies Act Would you be able to recover any outstanding debts? At what point do you go to court, how do you get the Bailiff involved, do you have Landlords Protection Insurance, who will assist in your debt recovery? Authorising a managing agent Once you ve decided to place your property under management, we will need to complete the Management Agreement. The Management Agreement is the authority required for us to care for your investment. It clearly defines the obligations of all parties, the terms and conditions of management and the structure of management for the term outlined in the agreement. 9 The Team Dougal Boyd Registered Valuer, VFM, VPM, AREINZ Manager Dougal, with over 20 years industry experience, leads our dynamic Harcourts Phoenix Property Management Team. Dougal has an impressive reputation as a highly organised, knowledgeable, motivated and experienced property manager. His conscientious, professionalism and a strong ability to connect and clearly communicate, provide the assurance of quality service delivery to our substantial portfolio of landlords and tenants. Kate Diedrichs Business Manager Kate started her career at Phoenix as a receptionist, and quickly stepped up into the role of a Property Manager. Proving such a success in this role, achieving consistently good results and showing an astute business acumen, Kate soon found herself promoted once more into the role of Business Manager. Kate brings methodical attention to detail, superb organisational skills and a philosophy of excellent service to her role. Motivated, systematic and positive, Kate is determined to provide all owners and tenants with a comprehensive and professional service and her absolute commitment towards her clients ensures that she will always go that extra mile. Katherine Watson Receptionist & Accounts Administrator Katherine joined the Property Management Team in September 2011 as a part time receptionist and quickly made herself such a valuable part of the team that she was invited to become a full time member of staff. With a strong administrative background and attention to detail, Katherine helps the office to run smoothly and efficiently. She is also the friendly first point of contact to assist with all enquiries and visitors to the office. Christine Ritani Property Manager Christine is enthusiastic, resourceful and highly organized, combining efficiency with passion and integrity which she brings to her role as Property Manager. Having completed her Salesperson Certificate recently, Christine is well informed and knowledgeable on many aspects of the property trade and is always up to date with the current property and rental market. Coming from an administration background, property management is a role that fits her like a glove combining matchless communication and organizational skills with a complete and comprehensive understanding of the workings of the property management business.

10 The Team cont... Ben Robertson BCOM VPM Property Manager Ben joined Phoenix Property Management in 2011 after completing his degree at Lincoln University in Valuation and Property Management. He has both knowledge and experience relating to property management, giving him the pragmatic approach to everything that the role requires. Ben also manages a number of commercial properties ranging from Retail to Industrial. As a qualified Valuer he is able to ensure all rents are at current market levels and is a confident negotiator between landlords and tenants. Ben is working towards becoming a registered Valuer, and is able to carry out a variety of valuations for most purposes. Michael O Connor BCOM VPM Property Manager Having completed some work experience for our Property Management Team whilst undertaking his Valuation & Property Management Degree at Lincoln University, Michael proved himself such a success that he was quickly offered a full time position upon graduation. With a strong sporting background, Michael has the competitive nature and the perseverance required to succeed in the property management business. His outgoing personality, energy and commitment ensure that his clients receive an outstanding level of service every time. Sharyn Silcock Property Manager Sharyn has over 20 years experience in the Real Estate industry, six of those with Harcourts Phoenix where she was constantly placed in the top 10 Sales Consultants. Her outgoing personality compliments her exceptional customer service skills ensuring client satisfaction in the property market. Amy An Asian Client Liaison Officer Amy An has recently joined Harcourts Phoenix Property Management as a Property Manager specialising in communicating with our Chinese and Japanese clients. Before immigrating to New Zealand, Amy spent six years in Japan completing a Bachelor of Commerce as a mature overseas student from China. Amy made wide use of her multi-language skills during her nine year customer service role in Christchurch prior to joining Phoenix and is now willing to assist our Asian clients to complete their Property Management experience with patience and thoughfulness.
