6 The Buying Process 1. Find a Knowledgeable Realtor that you Trust The process begins with finding an experienced professional REALTOR that you can trust. A realtor who will look after your best interest as well as, provide you with guidance and knowledgeable advice and putting your needs first. 3. Establish Buyer Agency Your Realtor will go through the agency relationships that will best suit you. 5. Work with your Realtor to Select & View Properties Your Realtor should have in-depth knowledge of the current market and the homes available in those markets. Your Realtor will be able to help you narrow down a list of prospective homes that meet your needs. 7. Satisfying Conditions Conditions may include: home inspection, financing, status certificate and other conditions specific to the property you are buying. We will help you with each step. Once each condition is satisfied a waiver/amendment will be signed which removes the condition from the agreement. When all conditions are removed, the contract is a firm and binding deal. 9. Moving Day!! 2. Obtain Financial Pre-approval Getting a mortgage pre-approval is the smart way to shop for a home. You will learn in advance the maximum mortgage you can maintain. 4. Finding your Home ~ Prioritize Your New Home Requirements Identify the features that you are looking for in your new home. Once you have an idea or a picture, make sure your agent has the same idea. Information sharing is important. 6. Making an Offer Be prepared to make an offer immediately if you find your perfect home. Your Realtor will walk you through the contract and negotiate on your behalf, You will work together to determine a suitable price based on similar comparables in the same neighbourhood. They will endeavor to get you your dream home at fair market value. 8. Closing ~ Meet with Lawyer & Sign Legal Documents All documents are forwarded to your lawyer. The final steps in closing your home will be handled by him/her. S/he will prepare all necessary documents for closing and arrange a time with you to finalize all of the paperwork. 6
7 The Offer Process Congrats You Found a Home You Like! Prepare An Offer (conditional or firm) We Negotiate For You (there could be multiple offers) Offer Is Accepted! Congrats! OR A Counter- Offer Is Made OR Offer Is Rejected Begin Closing Arrangements Make New Offer OR Start New Search 7
8 Understanding Closing Costs Adjustments: An adjustment takes place when the seller has already paid for something in advance and wants to be credited for the unused portion on the date the home becomes yours. Adjustments usually include property taxes, utility bills, heating oil etc. Appraisal: An appraiser will examine the interior and exterior to determine market price You are responsible for the cost of this appraisal which is approximately $150. Closing Costs: The expenses over and above the cost of your home purchase. The general rule of thumb is to budget 2-2.5% of your purchase price for closing cost expenses. Mortgage Insurance & HST: If your mortgage is insured (mandatory if you put less than 20% down), the insurance premium will usually be added to the mortgage so it is not a cash requirement on closing. However, the premium is subject to 13% HST, and the tax must be paid on closing. Deposit/ Down Payment: You have already put down a deposit, which goes towards your down payment. The balance of this down payment is now due on closing. HST: Introduced July 1, 2010, Harmonized Sales Tax (HST) is collected on the sale price of most goods and services including real estate services. Resale residential housing will be exempt from HST. Sales of new residential housing and commercial property will be subject to HST, but will qualify for GST,HST & transitional rebates subject to certain thresholds & maximum amounts. Home Inspection: Performed by a qualified inspector to assess the property for defects and/or maintenance issues. Approximate fee is $350-$500. Home Insurance: Mortgage lenders require proof of insurance as a condition of the mortgage approval before closing. Interest Adjustment: Monthly mortgage payments are due on the first of the month. Unless the closing date is the first of the month, you must prepay the amount of interest accruing up to the first day of the following month.. Land Survey Fee: Mortgage lenders may require a survey of the property. This confirms the property s boundaries and ensures there are no issues such as fences in the wrong place or a portion of your neighbour s home on your land. Approximate fees are $900-1,200. Ask your lawyer about Title Insurance as an option. Decorating: Carpets, drapes, furniture and painting may be necessary. 8
9 Understanding Closing Costs Ontario Land Transfer Tax: This tax is payable by anyone who purchases property in Ontario. It is calculated on the property's purchases price and varies from 0.5% to 2%. First time buyers of new or resale homes are rebated the first $2,000. Legal Fee/Disbursement: Your lawyer will quote a fee for closing the purchase and mortgage(s) plus an approximation for disbursements, which includes registration fees, courier costs, photocopies, etc. Ask for an estimate. Generally between $1,100-$1,500. Mortgage Application Fee: Lenders incur costs to process your application, and some will pass these costs on to you. Average fee is $160. Mortgage Broker s Fee: These fees are generally only applicable in difficult financial situations. This fee is charged by a mortgage broker to arrange a mortgage on your behalf. This is usually payable at the time of closing. Moving Expenses: You may choose to hire a professional mover or at least the rental of a moving van. Prepaid Expenses: If the Vendor has prepaid utilities, water and sewage taxes, oil in tank or property taxes, they must be compensated. This will be reflected in the Statement of Adjustments. Property Tax Hold-back: If the lender is collecting and paying property taxes you may be required to pay to the lender an amount to ensure sufficient funds are available to pay the next installment of property taxes when due. An alternative to a property tax holdback is for the lender to increase the tax portion of the regular payment proportionately to ensure sufficient funds are on hand in time to pay the taxes when due. Repairs: You may need to make some immediate repairs of renovations, allow for these foreseeable expenses. Title Insurance: A Title Insurance policy will protect you from title defects such as inaccuracies of the information provided by the municipality as well as certain types of fraud including those that can occur after you purchase your home. Mortgage lenders require an up-to-date survey of the property as a condition of the mortgage approval. Most lenders will waive the request for a survey if you buy Title Insurance. The cost of Title Insurance is included in the Legal Fee. Tools: You may need lawn tools, garbage cans and snow removal equipment. Toronto Land Transfer Tax: This tax is payable by anyone who purchases property in Toronto. It is calculated on the property's purchases price and varies from 0.5% to 2.5. First time buyers of new or resale homes are exempt on the first $400,000. Utility Hook-up: Telephone, gas and electricity will need to be arranged. In some cases a deposit is required. 9

An additional Toronto Land Transfer tax applies to Toronto properties To calculate the total Land Transfer Tax payable for Residential properties: Provincial Land Transfer Tax (applies to all Ontario properties, including Toronto) 0.5% on the first $55,000 Plus 1.0% of the amount from $55,001 to $250,000 Plus 1.5% of the amount in excess of $250,001 to $400,000 Plus 2.0% of the amount in excess of $400,000 Toronto Land Transfer Tax (applies to Toronto properties only) 0.5% on the first $55,000 Plus 1.0% of the amount from $55,001 to $400,000 Plus 2.0% of the amount in excess of $400,000 *Note: The chart to the right is for reference only.
